Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.

I can say, from a renter's point of view, that McBride Properties does a great job. On the rare occasion I had to call for something, Amanda was quick to respond. She always responded to emails promptly as well. The day after I gave notice for December, the closing on our house was delayed, and I had to call and withdraw the cancellation for another month. Legally, she could have said, "tough, you're out at the end of this month!" But she immediately responded, said "no prob", and extended our lease another month. Now that I'm a home owner, I'm going to really miss being able to call whenever I have a problem!

The owner charged me for things that were ridiculous, such as $270 for weeding a patch of gravel in an RV area, replacement of screens that were in perfect condition when I left, "flea infestation removal" even though I never had a pet, etc.... The owner is very rude and dishonest. She violated "abuse of access" tenant law by showing up without proper notice of entry. She yelled at me as I was moving out and followed me around, which made me feel so uncomfortable. Unfortunately, she tends to be a bully and uses her position to gain profit off of the tenants. I would not recommend renting from this company, even if you love the house. It is not worth it, and you will never see your deposit again.

Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

    BUYER BEWARE!! I rented a property thru Red Bridge Property Management from Sept '22 thru Oct '23…read moreand will never do business with them again! While I enjoyed the property's privacy and natural beauty (located on a 3 acre lot on Laidlaw Rd near Saltzman) the house itself was not well maintained. Almost immediately upon moving in there were issues such as the dryer vent being completely clogged, skylights leaking and worst of all the sump pump that supports both downstairs bathrooms backed up resulting in raw sewage spilling onto the floor in multiple rooms. And there's mice, lots of them. I killed three while I was there and found their droppings throughout the home. With proper maintenance these issues would have been avoided. The home has no air conditioning which I knew, but I underestimated how the large windows and skylights would turn it into a greenhouse in the summer. A home worth nearly $1M should have AC but these guys are too cheap to install it and still expect top dollar for their rental. Worst of all though is that Red Bridge seems to believe that as a renter it's my responsibility to make the home 'move-in' ready upon my departure and charged me over $1000 in cleaning fees when I left the home completely empty and in the same condition as I found it minus normal wear and tear. I've never heard of a renter being expected to deep clean a rental property to perfection on move out but that's their position so be ready for that!!

As soon as I reached out to them, Brock responded and was in constant contact throughout the process, helping transfer the books into the estate and going above and beyond as I navigated (from California!) all of a sudden needing to manage and sell the home. He patiently answered questions, even when I had already asked them once or twice. He was a font of knowledge. Some management companies might have dragged their feet, but Brock was always available, and took the initiative to set up a phone call to walk me through the home, the tenants, the listing agreement, Portland tenants' rights, maintenance history, you name it. He was compassionate during a very sad time, and was immensely helpful even recommending a CPA to handle my sister's estate. He did everything but share cookie recipes and who knows, that's probably next. The monthly accounting that Red Bridge provides is clear and best-in-class in my experience. Frankly, if I lived in Portland and had Red Bridge managing the home I might have held on to it because dealing with Red Bridge is so painless. It's the defintion of a turnkey rental operation. I know my sister was happy with how they handled maintenance and tenant recuitment for her rental home, and the tenants were so happy there they ended up purchasing the home. Thank you Brock for your professionalism, compassion, responsiveness and thoroughness as I navigated a very challenging and sad time in my life. I would recommend Red Bridge without hesitation.
