Sue Perrault and Mark Pledger of West + Main Homes were invaluable to us as we searched for our new…read morehouse. As remote shoppers, living in CA, it was critical that we found a realtor who really understood our requirements, and desires and could act as our eyes on the ground. We flew to Denver for an initial tour/house hunting trip, before we were even ready to purchase so that they could get to know us and get a feel for what we liked. I was impressed that they were willing to take hours out of their day knowing that we weren't going to be ready to place an offer at that time. As our search evolved, from initially looking outside of Denver, to focusing on the city itself, they were quick to suggest neighborhoods that would fit our requirements for quality schools and larger lots. They did a number of video walk-throughs for us as we found things we liked online, and were able to give us insight into whether they felt we would like it in person. Additionally, they took countless measurements for us so that we could get a sense of the room sizes, which are notoriously difficult to discern without touring in person. They were always exceptionally responsive, accommodating all of our tours same day, guaranteeing we wouldn't miss out on a great property. We ultimately offered on one house and entered contract, but when I flew out, it just wasn't quite right. I felt really discouraged, but Sue offered to spend the day with me touring around - really starting from scratch and looking at everything that met our rough criteria. Well, during that trip, I found the perfect house. Sue wrote the offer that night, and then they helped us through a tricky negotiation to get our offer accepted. They were present for all the inspections, helping us sort out what items were necessary to address for health and safety, and what we could let slide, and taking care of those negotiations with the seller as well. We closed today and I couldn't have been more pleased with the entire process. I would absolutely recommend Sue Perrault and Mark Pledger to anyone looking for a house in the Denver/Boulder area.

Hiring one of West and Main Homes real estate agents, a broker associate, Lucia Mears, was one of…read morethe worst nightmares I have ever had. She needs to be completely mentored by a more senior, professional colleague in her office. We had an Exclusive Right to Buy Listing Contract. At first things went well with Lucia sending me listings to review and after I had identified some that seemed to fit my lifestyle, she scheduled showings and we spent about 3 long afternoons viewing them. I made a pick on one of them as my future home however after inspection it was revealed that the home had hidden deferred maintenance on the furnace, air conditioner, locks on doors, etc. It was more than I wanted to manage through even if the sellers paid for and fixed it all. It revealed just how poor maintenance was done by the current, and probably previous owners on the property. The day I asked Lucia to terminate the deal prior to the inspection termination deadline, she sent me the form incorrectly filled out THREE times. I had to tell her how to complete it. Other characteristics of Lucia are: * She acts like a child, constantly needing validation of her worth and value. I felt for every little thing she did I had to say 'please' and 'thank you. * She is manipulative. Often, she would tell me what she thought I should do, acting as if the way I have done things in the past were wrong. As a 67 year old woman who worked in corporate America for 40 plus years with many success stories, I know how to look out for myself. * When she wrote the buy contract, she never talked to me about whether there should be a contingency on the sale of my existing home (which was under contract at the time) nor did I think to ask. When I brought that to her attention after the document was fully executed, she said "Well, do you think your home won't sell?" I told her there is always a risk a home won't sell even if it is under contract. She said she only wrote in a contingency if the prior home was not under contract. * She said things like "...I've taken you to all these places..." and "Broomfield is so far". As a realtor she should know she has to travel to meet her clients' needs. * In conversation with her the day after the inspection report was provided, she went into a stream of consciousness rant about how I'll hurt the sellers if I cancel, that goes against her ethics, etc. Who is she working for, me the buyer or the sellers? * She tried to terminate our buyers' agreement the day of contract termination. The sellers had not yet signed the Earnest Money Release. This after telling me "...I promise you won't lose your earnest money..." when we talked about her neglect in not adding a sale contingency to the purchase agreement. Please do not hire this person, Lucia Mears, to help you with your real estate transaction. She appears to only care about herself and her commission, thinks she is an expert on EVERYTHING and that you are an idiot of you don't agree with her.

Perfect! Made an appointment to view it as soon as possible. 10 am:Toby showed up in workout clothes and admitted to have just left the gym - a little unprofessional, but whatever - I was there to check out the house. We ended up loving it and asked him what our next step was? Can we fill out an application? Yeah! What's the process of picking? He said "first come, first serve - if approved". Awesome! I knew that we were the first ones to see this house! He said that the apps take 24 hours to be processed so we should know the outcome by tomorrow. YAY! So we asked for applications, but he didn't have them on him. great..... So he said he would email them to me right then as I walked out the door. Noon: Still hadn't recieved anything from Toby - wtf? My phone is dying trying to check my mail every 5 seconds. So I call him to ask when can I expect to recieve this email? No answer. So then I texted him and asked when could I expect his email? He replied: I got caught up and woul dsend it in about an hour. 2 pm: Two hours later - still no email from Toby. Called him again. No answer. Texted him again. nothing. 3 pm: Called Toby again to see when I would be recieving the email. No answer. Then he finally called me back to inform me that he emailed me the application. 5 pm: Dropped off the checks and applications to his office. I texted him to confirm that we dropped off the money and confirm he got our applications via email. SUNDAY: 2:30pm: Texted Toby to see when should we expect to hear back from him about the applications - no response 6:30 pm: Called Toby - it had been officially 26 hours since we emailed the applications. We were stressing - moving from out of state we only had a limited time to get a house secured. Toby didn't answer. 9:00pm: Texted Toby to check on the status - nothing MONDAY: 2 pm: Texted Toby about the applications - now it had been almost 48 hours. He finally texted me back saying that he should know tomorrow Ohhhhh so it doesn't take 24 hours for the process?? UGH frustrating. So now I'm driving home with no living arrangements secured, because we didn't want to apply to any houses without hearing back from this one. TUESDAY: 11:30 am: Called Toby - no answer Noon: Texted Toby to see about the status - he said he would get back to me quickly 3:00 pm: The owner picked another renter for the house. When I asked why - he wasn't sure becuase we passed everything - apparently the owners just preferred a different tenant. Which is fine. I'm okay with that. What I'm not okay with is that he told us it was first come first serve. LIE. He told us he would get back with us in 24 hours. LIE. He was extremely unprofessional and extremely frustrating to work with. DON'T WASTE YOUR TIME WITH HIM.
