A leak in the ceiling from the rain
Sharon K.

If there is anyway I could give a 0 star . Guys take caution when entrusting these idiots with managing your property . I moved to Burbank because it was convenient for my Job . When I found these apartments, they were still managed by keystone which is an awesome company , a month after I had just settled in , keystone gave management to this rats . Maschole is the worst company , issue after issue with maintenance . You call and they don't even answer even when you leave a voicemail no body will respond to the voicemail. I was literary forced to drive to their offices in Calabasas which didn't change anything. I'm not sure if the company fairly compensates it's employees . My apartment manager when under keystone was very reliable ,dependable and Ontime to respond to tenants' converts . After she transitioned and worked for these humans , she as well started getting frustrated with tenants not being responded to . Maschole doesn't have a maintenance team on site and you will have your ceiling leak as it rains , before you know it your bed will be soaked . Watch out and refrain from renting any one of the apartments managed by Maschole (Calabasas)

This is how they maintain their property on Franklin Avenue.

I wouldn't live here. This is how badly maintained their property is. But at least the beeping smoke alarm that's been going off for like a year and a half in the mostly vacant building finally apparently died. They have an F rating with the Better Business Bureau.

I love the view from my balcony.

I absolutely love this company. I am so glad that Mashcole took over as the new management company. I love that I can pay my rent directly through an online portal. King Wells has been a great manager. He is easy to get in touch with and he has been able to get my apartment updated to the new standards. I can't wait for my new stove to arrive. Thank you King and Manuel for updating my apartment. I have been in my unit for 16 years and I call it my home. Thank you!!!

Mashcole Property Mangement Flood

3 KIDS & MOM TRAPPED INSIDE UNIT BY LANDLORD & MASHCOLE PROPERTY MANAGERS!! (9/19/21) I'm a mother of three young kids (ages 6yrs, 5yrs, and 5 months) living in a rent-controlled apartment complex in Los Angeles. On July 25th there was a flood of sewage water into my apartment from the unit above. Since then, over a month has passed, the unit isn't fixed, and my family has been effectively imprisoned in a temporary unit with no keys and no end in sight. Mashcole property managers abuse loosely worded civil codes and regulations, rent-controlled and section eight systems, and PREY on their lower class tenants. Our flood started a little after midnight, I urgently called and texted the property manager who said a plumber was on his way. My family stayed bundled up on the living room couch watching the flood destroy our belongings, waiting for help. 9 hours later, a plumber came but couldn't stop the leak because he couldn't get access to the apartment above - although he could have legally because it was an emergency. The plumber later told me he never received an emergency call from management. Mashcole managers refused to help us find a place to stay while the unit was actively flooding, even though that is their legal obligation as a rent-controlled complex. They stated that the bath and bedroom were unusable, but the living room was fine so we could stay in there. Robin, a Mashcole manager, and former child actress who starred in movies like Annie, told me the company doesn't "do hotels" and that she wouldn't even place us in one of the empty units in the complex. She told me to take the kids to a homeless shelter or have myself, my two young kids, and my then-four month old baby stay in the living room of the unit until they fixed the leaks. A maintenance man saw how bad my apartment was and finally opened up an empty apartment upstairs for us (against management's orders). The owner and management company have refused to give me the keys to the apartment we've been in since July 29th, or to allow me to bring up any furniture. I emailed them multiple times explaining that I feel like my family's being held prisoner and that they're directly interfering with our daily tasks because I can't leave this unit without keys to both secure our valuables when we leave and guarantee that I can get back in. I received no response. I asked almost a dozen times for the keys before finally I was told the owner didn't want me to have them. Since the owner and Mashcole company won't let me bring anything upstairs, I have to go up and down multiple times, day and night, to get food for the kids and baby formula from the fridge. These stairs are sagging, have soft spots, and are of different heights which makes every trip while carrying the baby a potential tragedy. While still waiting for repairs to begin, a second flood occurred, and again, management stopped responding to my emails and calls. I reported new leaks in the kitchen, bathroom, and living room, but got no response from management. While the drywall was down I noticed various types of mold and I had the mold professionally tested. Extremely elevated levels of mold were found, but since the management company only legally has to make the mold "not visible", they have chosen to paint over it and spray KILLZ industrial strength spray to mask the odors. Leaving the mold issue for the next tenants to deal with as well. So DO NOT DO BUSINESS WITH MASHCOLE. P.S.: They have no problem breaking the law ----------------------------------------------------------------------------------------- 9/13 - UPDATE : A third major leak has occurred, flooding both the bedroom and the bathroom again. Again, management failed to respond. 9/14 - UPDATE : Instead of fixing the unit that caused the latest leak. They boarded up his unit, with a soaked rug and flooded bathroom. -----------------------------------------------------------------------------------------

We were moving in with our friend who had to travel home for a funeral over the weekend. Our friend had to sign the lease, so the landlord could sign the lease, and then we could send the deposit & 1/2 month's rent for July. Instead of waiting for us in good faith WELL BEFORE OUR JULY 15th MOVE IN DATE, David and Benji (Benjamin on here) decided to stripe our agreement from us and give the lease to another party without warning or discussion. Looking for a house is stressful enough -- if you want disrespectful monsters representing you, then go ahead. Otherwise, RENTERS/LANDLORD & BUYERS/SELLERS beware. 1. No compassion for my friend who's father passed away and had to attend a funeral before signing the lease with my boyfriend and I. 2. Couldn't wait 3 days for money to transfer to my account so I could get a cashiers check that they were insisting on EVEN THOUGH the lease stated electronic transfer was acceptable and I was happy to do that. Breach of contract let alone non-ethical due to requesting money before the landlord signed the agreement. 3. Revoked our signed lease agreement without warning or discussion. I'm reporting them to the BBB, DRE and positing reviews in hopes they will be stopped from hurting people because we're not the only ones as there have been several reviews deleted.

Fraud Warning - Extremely Unprofessional and No Transparency…read more My experience with this property management company was extremely disappointing and concerning. Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. If you are considering renting through this company, document everything thoroughly and think carefully before trusting them with your deposit.

Overall, a mediocre company. Maintenance is slightly overpriced. The leasing manager Einat is…read moreterrible. Misinterprets what you say, horrible service, and is very incompetent.
