There were little odds and ends that aggravated us but our main issues came after we moved out. We received a bill for over 1K for carpet replacement. We are actively disputing it. We have asked for proof of damage and no one seems to be able to provide it. We did have an inspection prior to move out but no one once said anything to us about the carpets. Maybe it's not normal for them to bring it up but we wouldn't be waiting for proof if we were shown the damages. The carpets were not damaged other than normal wear and tear we regularly shampooed them due to having a dog and a toddler who loves to play on the floor. Other than that the only other thing we would have liked to know about prior to signing our lease was that they have a roach issue. I was taken back that the pest guy said they normally only spray the living room and the kitchen. We finally had to ask him to spray the remaining parts of the apartment, and thankfully he did but within the following week they were back so we had to buy stuff out of pocket to keep them out as much as possible. The other issue we had was the people above us were super loud all throughout the night and had lots of people in and out of their apartment staying for long periods of time. We said something about this to the office and they sent a notice out but of course that made things even worst like they were being louder on purpose at this point. Our 4 year old was scared to sleep in her bedroom because the stomping scared her. Our entire apartment smelled like pot although we don't smoke ourselves. Our daughter often complained about the smell. We addressed this with the office as well but basically said they couldn't help because they didn't know where it was coming from. I addressed the no smoking rule in their lease agreement that states no one should smoke in the apartment or throughout the entire complex but was told I was mistaken they only have one non smoking complex. Although I have the contract we signed that has it listed as no smoking lease addendum. Then again their lease also states there is a breed restriction at the apartment complex but it is not followed either. Not that it matter to me about the breeds but wanting to enforce rules but not others seems unprofessional to me. Its a great option if your in a bind but not sure the value of what we received is worth the rent we paid. We also had an issue when they removed the countertops looked like black mold from the moisture or water damage previously.They were just gonna put the new countertops over it till I made a big deal about it then they said they tested it which the person who was there in the apartment when the work was being done said they didn't. Their fix was spraying bleach on it to treat it and then without scrubbing or wiping it they just put the new countertop over it. My advice if you come here take pictures and request walk through during move out process. Also watch your bills we found a couple of errors although the office was nice enough to fix those even though it took a few emails and office visits before it was completed. read more

Be very careful of moving to marley manor, roaches all over the place ,trash thrown everywhere, cars with no tags ,load music, weed smell everywhere,.but yet the office says they handle all situations which is a lie.and charge you for items that's not necessary. This review is for ocean aisle luxury apartment homes in Salisbury Maryland. They keep deleting it on google so I figured I'd post here as well. After 3 months of living here my honest opinion is that these apartments are definitely not luxury nor worth the high monthly rent. Definitely regret moving here. The other tenants and their guests make it unbearable, everyone is so inconsiderate and obnoxious. It depends on who your neighbors are and what building you live in. The tenants below us are animals, extremely disruptive and loud at all hours. The tenants across from us have about 10 people living in their unit and their kids are constantly knocking on our door and screaming in the hallway. Unit Pros: Very spacious, high ceilings throughout. Unit Cons: The unit was filthy when we moved in. All the appliances are old and should've been replaced. Broken or dirty blinds in each room, the floor in the guest bathroom was rotten, sinking in and had to be replaced after we moved in. There was a hole in the wall of the master bedroom, dishwasher was DISGUSTINGLY dirty, rusted and had to be replaced after we moved in. The bathroom exhaust fans were dripping rusty water on the toilets, the washing machine had residue floating in it after several cleaning attempts and had to be replaced after we moved in. We couldn't do laundry for the first month. Community cons: tenants blasting music while driving in and out of the complex morning and night or sitting in their cars with music blasting. Kids riding bikes and power wheels in between cars in the parking lot, throwing footballs near cars, limited parking due to tenants having more than the allotted 2 cars per unit, large restricted dog breeds, dogs being walked off leash, walls are paper thin, tenants use the parking lot as an auto body shop, carwash and soccer field, staircases/hallways are always full of debris and spilled liquids, tenants slamming their doors, listening to music or standing in the hallway loudly. Tenants speeding and not following traffic patterns. Community pros: grass is always cut The Delmarva Shorebirds rent units here for the season and they are extremely disruptive. Always in the parking lot screaming to each other while they wait for transportation or in the hallway with music playing on their phones extremely loud. They slam their door about 100 times a day. Just completely obnoxious. It's like living in a frat house. You should also be ok with noise and be a dog lover to live here. Update- things might've been addressed but nothing has been changed. There was just a child knocking on my door yesterday, music blasting in the parking lot, and dogs off leash. Hallways are still filthy as well. read more

You know the old saying about "putting lipstick on a pig"? There is not enough lipstick in the world to make this oinker of an apartment complex passable as luxury or even livable, for that matter. First and foremost, there is a reason they only seem to have virtual tours because all you need to do is drive through the place and see how trashy it truly is, but even once you move in then the fun really begins. One of the most infuriating aspects of living here is that the property managers will find any reason (and I do mean ANY reason) to come into your apartment. This is not a rare occurrence. It is constant - multiple times per month. I've lived here for 3 months and they've been in my unit 8 times for stupid nonsense. They've demanded access three times in the last two weeks alone. Tomorrow they plan on painting the apartment doors in three or four of the buildings, which is the last thing they should be worrying about given all the other problems here, but the real kicker is that they plan on leaving all of our doors open/unlocked "to allow the paint to dry properly." This is not a safe area. They should NOT be leaving our doors unlocked for such an asinine reason. You can see one of the other reviews for how unsafe this place truly is. As everyone else mentioned, these apartments are way overpriced for what you're getting. You're living in a Sec 8 development and the attitudes of the clientele show. They throw their trash everywhere, including parking lots, sidewalks, bushes, in the hallways, on the stairs, it's just nasty. On top of all that, you have people hanging out in the hallway smoking weed. I understand that it's legal, but c'mon, do it in your own apartment. I don't want to walk out of my door and get hit in the face with a cloud of dank that is so thick you'd think you were at a Grateful Dead concert. Also, I guarantee you that if I stood out there and smoked a big fat Cuban cigar or a pack of Marlboros in the hall, something would be said. The other joys of living here is constant noise. My downstairs neighbors blasted music 3-6 days per week from 3-20 HOURS at a time. My relentless complaints to the office yielded a "noise violation" letter being sent to the offending individuals and a phone call telling them to turn the music down a little. Ultimately, the office gave me the snarky response, "Well, if it's that bad, I suggest you call the police." Which is something that I had done numerous times but when you rent to trashy people, they don't really care about a visit from the police and will go right back to blasting the music. Regardless, it is not my responsibility as a tenant, to make other tenants comply with the lease. My walls and floors should not be shaking all hours of the night from the music of people who don't have to bother to get up for work in the morning. I demanded a partial refund on my rent from the office due to the non-stop noise that I'd been dealing with. They refused, saying that they'd done "everything possible" to deal with my noise complaints. Yeah, sure. This is why I had to listen to their garbage for 6 days straight over Thanksgiving weekend. I ultimately did a chargeback on the rent I had paid and would encourage anyone else who had problems here to do the same. The only thing that speaks to slumlords, is when you hit them in the pocketbooks. Sadly, they make you give your first month's rent and deposit in certified funds, so I won't get that back. Now that I'm showing in arrears on my rent, the office, I guess assuming that people aren't aware of the laws governing eviction, told me that I have to vacate the premises in 3 days. They didn't file for summary ejection, nor did they file for eviction. They just stuck a note on my door that said they will be entering the apartment to do a move out inspection and that all my personal property must be removed by Thursday. They are not entering this unit and I am not moving out without judgement against me because as much as I hate living here, I'm going to cost them as much as I can, while I can. Again...hit them in the pocketbooks. Live and learn, but unless you are absolutely desperate, DO NOT MOVE HERE. Also, steer clear of Parkside, Parkwood, Ocean Aisle and Oak Hill because they are all owned by Salisbury Apartments, which is a subsidiary of Rinnier Developers. read more

Worst place I've ever dealt with in my entire life. Place is filthy. Hallways smell like urine. Garbage everywhere. It's May and we still have Xmas trees up in the lobbies. Crime is rampant. Here are some pics of what it REALLY looks like. They plant pretty trees and flowers to fool potential renters, but they let everything else go to crap. Don't be fooled. It's unsanitary and unsafe. They made us homeless for weeks by notifying me ONLY 1 DAY BEFORE MOVE IN (after they promised me a lease every single day until then) that they had made a mistake and they did not have an apartment available for me. Had to stay in motel for weeks and they refused to give me a rent credit or reimburse me. Then 3-4 months of living here, people on the lease to an apartment in the building had dozens of people living there and 100s coming and going each day. Basically a trap house. They terrorized everyone in the building. We all complained for months. My daughter and I became easy targets I suppose, being the only single women in the building and my daughter being disabled. A felon on parole staying there began threatening us. We told management, who said call the cops. Cops would do nothing, said to call managent. We told management over and over that we feared for our safety. (We're stuck here and we still do). The night before we messaged them again that we were being threatened and we were afraid. Again we asked them to relocate us. They said no, told us again to call the cops and again that "it wasn't their issue" to handle. I was told by manager "tell it to a judge" before she hung up on me. Lovely people. That night we did call the cops. Neighbors in the hallway backing us up. Cops did nothing. The next day in broad daylight 2/4 of their group assaulted us in the parking lot. Neighbor filmed instead of calling cops to help. I threatened to sue Marley once they started taping fake eviction notices to my door. (I know the difference). I sent them a cease and desist. Retaliation is illegal. Marley is now angry.That didn't work, so I tried to pay my rent and they REFUSED. (It was on time and I had no past due). I have proof they refused! They have the audacity to then file for a non payment eviction. They think they're so much smarter than everyone else Lmao. Do they think anyone is that stupid? Like anyone would get rid of proof of a refusal to accept rent? Trust me, I want out of here. But we're still recovering and seeing doctors and physical therapy etc. We need to find a house and have a home to go to before we leave here. They can't make us homeless again. Nice try. Tl;dr: terrible management, terrible communication, very mediocre apartments for NYC or California prices, terrible neighbors, and constant lies. They were quick to take our deposit but ignored literally 40+ calls and messages and/or told us they would call us back the next day (and then wouldn't) to get our lease. It got to the point where during our cross country move driving from the west coast, we made it to the Dakotas before they sent us a lease so we didn't even know if we had a home to move to. After several runs rounds, I reached a manager who gave us some bs excuse that our apartment would be available a week later than expected because it'll take longer for the tenant to move out and gave us a different address saying the original tenant decided not to move out. It turns out, that tenant was our coworker who said she never planned on moving out and they just tried to force her out to release the unit for $450 more per month. In general, they charge way more than they should/what's fair because Salisbury Apartments controls most apartments in the area and people are desperate for housing here. Also, these are not "luxury apartments". The units are just fine, not great, and weirdly lack light fixtures in most rooms. Trash literally all over the property. People honking and screaming in the parking lots and units all night long. Loud, violent domestic disputes everywhere on the property. Hallways are disgusting and smell terrible. Ignored our move in inspection problems that we reported to the point that four months later, we moved out with some of our move in inspection requests that still were in the system and had been ignored after several written, verbal, and in person reminders. For example, the carpets in our unit smelled like dog piss when we moved in and still do as we move out (which shouldn't happen if they steamed cleaned them between tenants like they claim to do) It also took over a month for them to fix basic things like make our stove or drier work properly. Basically, their default setting is either ignoring you or telling you they will do something and then don't. It's not the maintenance workers' faults, though, they work hard when in your unit and fix things properly, but management doesn't communicate to them when there are issues well. Also, they told me they are very understaffed because nobody wants to work there, which again shows how disorganized and bad their management is. You pay amenities fees but the gym was never open once whole we were there and the pool is only open weird hours. I would only recommend Marley Manor to my worst enemies. On the plus side, there are some cool toads that come out on the property at night. They also don't give you any welcome information at all like where do you put your full trash bags or are there any spigots to attach a hose anywhere? Even though there is a housing shortage, they tried to rent out our really over priced unit for a few hundred dollars more per month and failed to advertise (which they are legally required to do in order to mitigate our losses), stringing us along for more money. It eventually took 4 months to get our security deposit back. Just don't live there... read more

We have been complaining about our neighbors upstairs stomping around and making a bunch of noises in the middle of the night for almost a year now, and supposedly they only sent a few letters and ask them to stop nicely. They should've been evicted by now because that is a noise violation and they have been breaking that violation for almost a year. Can't sleep most of the time and I work 2 jobs. Dirty and disgusting with stains coming up on the carpet from the concrete when it rains because they do not clean them properly between tenants. There are roaches and they don't care when you tell them about them coming from other peoples apartments because as long as they pay the rent they don't care how dirty they are. I have went without a washing machine, as a single mom of 2 kids and working 2 jobs, for over a month and had to go to the laundry mat yet keep paying the same amount of rent and just deal with it. I have went without a toilet because I have 2 bathrooms and therefore fixing one isn't a priority although I would get home at 2am aftet working and have to wake up my kids to use the bathroom. I have went without a dishwasher for weeks and currently have not had an over for over 2 months with my kids home trying to make food while I am working and I have made many request to have it repaired. I pay sooooooo much money to live here and see now that they know there is a housing shortage they are price gouging poor people who are desperate to find a place to live because there is a real bad shortage in Salisbury and this area in general finding any rental properties. So I pay $1500 which is already insane for this ghetto place but I am moving and see they have put my apartment online for $1899!!!!!! It is completely sick and they do not care about anyone just money. They to air complete advantage of the crisis happening!!!!!! They call these apartments "luxury apartment homes" when they are so disgusting and they don't care who they rent to or if there is literally 12 people in one apartment with bunk beds in every room even the living room and have roaches crawling from under their doors. Oh and don't ever consider yourself safe while at luxury Marley Manor because people get jumped and robbed in the parking lot and hospitalized and there are so many fights in the hallways at night that my kids do not feel safe to even take trash out or take a walk. People sitting on steps smoking weed at all hours, which cool do your thing but this is far from luxury living and if the cops are called and something is reported to them well guess what apparently it isn't Marley Manors responsibility to inform the other residents at all even if your safety is at risk because they don't want to look bad. So they just let it happen and count on no one caring enough or if they do they will just say that it isn't their responsibility. The cops have told us that the office has actually told them to no6 contact them with any reports made here they do not have tile for that and it isn't their job. So yeah this place is amazing but in a way you do not want to experience!!!! My advice is to look anywhere else before renting from any Salisbury Apartments complex which again include Parkwood apartments, Parkside apartments, Oak Hill, Ocean Isle and Marley Manor. They are con artists. Don't let the apartments/grounds themselves fool you. Remember, at the end of the month/lease, it's the PEOPLE you're dealing with, and they are NOT worth the benefits. To summarize a whole year of regrets: The first thing we learned, as soon as we moved in, was that days earlier our apartment was ground zero to a building-wide bed bug infestation. Of COURSE that was never mentioned before we signed the lease, which I believe is extremely illegal in the state of Maryland but little did we know of the disregard Marley Manor has for its tenants - this was a MINOR issue compared to the year we experienced. If you have a nice car, look elsewhere - no matter where or how you park you'll be getting some BAD dents and scratches from all the children they let play in the parking lots (because that's safe, right? Right.) As soon as we moved in, the carpet in the main living area was appallingly stained. It looked like it had been cleaned, but with a lot of furniture still on it - so by the time the furniture was removed it left stains everywhere. Needless to say, we had to pay A LOT of money for the "standard carpet cleaning" everyone gets once we left the apartment. I wonder where or rather who that money goes for because the previous tenant's carpet cleaning bill certainly didn't go into our carpet. The apartment walls are VERY thin. You can hear plenty, especially from the upstairs. I can probably tell you what kind of wood the bedframe on my neighbour's bed was just because of the reverberating sound it made from two rooms away while he and his wife got it on multiple times a day. They mixed up one of our timely monthly payments so bad it was technically deemed "late", then proceeded to charge us a hefty fee while blaming us for it. They also pester delivery folk to leave your packages at the club house. They don't have a camera, a sign up system, ANY manner of security. I've seen packages ranging from thousands of dollars in electronics to important academic papers (from degrees to sensitive forms/information) just laying around - any of us could've just picked those up and voila, we just ruined someone's life without consequence. Everyone in our household has had packages stolen and as per Marley Manor's standards, the response was always - "Nothing we can do about it." Here's an interesting one: They moved in some college kids above us, who proceeded to consume and deal illicit drugs around the clock, as well as hiring and bringing in hookers who looked underage. They'd be up all night playing basketball in their living room (you read correctly - basketball) and blasting music all night long. Not to mention OUR apartment smoked like weed - imagine having your boss over for a visit, or maybe grandma! Lovely premium living experience, right? We've tried and tried contacting Marley Manor and the only answer we got was "There's nothing we can do" (which goes DIRECTLY against their promise to hold residents up to certain standards). And then they gave our non-smoking apartment a STERN WARNING about the cigarette butts we - non-smoking tenants - were apparently tossing off the balcony. When it was finally time to leave these scammers behind they gave us a really hard time with hidden fees that were supposed to be "included" in what we already paid, and here's the cherry on the cake: charged us nearly 300 dollars to clean our apartment - which we left in pristine shape, except for one of those light foldable chairs in a bedroom, and this was OVER SIX MONTHS after we'd left the place.. because they didn't properly note down the new addresses we disclosed upon paying our last month's rent (which was also a big mess since they pro-rated it wrong and never stuck to their word). That being said, our credit score took a huge dip thanks to this. Almost a year later, and these people are still doing what they can to ruin our lives. In short, don't believe their lies - this place is a scam. These con artists probably extorted almost 500 dollars from us while BLATANTLY failing to not only uphold their own contractual promises, but while also likely breaking some criminal laws here and there. They're a member of the SBY Apartments conglomerate and as a former Salisbury resident I CANNOT warn you enough about dealing with these people. They are Salisbury, the city, in a nutshell. Do yourself/your family/your friends a favour and find a cheaper, better, bigger house, rented by an owner-landlord. Build a relationship, negotiate, trust another human being. Don't deal with this ring of corruption. No matter how good the apartments or the grounds look like - do NOT bring these people into your life. You're better than this - I promise you. Tried to turn in my 60 day notice as they required and now they say I am responsible for paying rent for the entire blackout period Oct.-February. Horrible experience. Current management is extremely unprofessional Not luxury anymore except the prices. There is definitely federal aid housing there. . I once asked the asst. manager about it , she hung up on me. I teach and used to see students whose financial situation I knew living there I lived there for 3 years. It was so nice when I moved o. Although there was a great deal of turnover , the management was good until the current management. There was a shortage of maintenance people. They tried but I know they were overwhelmed with work The current management is very combative. I signed intent to vacate 2 months in advance . The put their own date on it, which I never initialed, and charged me the remainder of 2 weeks rent. They kept my security deposit. They lost my paperwork from my walkthrough when I moved in and blamed me for the pet damage. Keep a copy of everything. Make sure you get a copy of your new lease if and make sure you sign it . Insist on going in to sign it. Do not let them do an automatic renewal. There are some inconsistencies such as blackout dates. The rent is high, management unprofessional and not very honest. Be careful and document everything. I am a senior citizen and I was talked to by the assistant manger in a threatening and unprofessional tone when it was time to do final walk through. . first how do I say do not go and live at this place. upon moving out i tried to get a member of the office to do a walk out with me. i was put on hold for up to 30 mins, needless to say i didn't get a walk out. i was asked by a member of the office was there any significant damage i told them what i had visually seen ... a few weeks later i call for some info on this matter. i get put on hold every other 2 mins because a member obviously doesn't know what he is doing ... i had to call a manager to get satisfaction . i was charged for replacing carpet that no one told me that would needed to be replaced, no one called to inform me about this .. so i took pictures before i handed in my keys they told me a closet door was damaged leaving the wood in the door split. my photos don't show that at all.. so when was this done after i gave the keys back in?? .. * DO NOT LET THM TALK YOU INTO THIS CRAP WHEN YOU LEAVE * you will get charged for things you didn't even know about in the end ! AGAIN LIVE ELSE WHERE ! now im being charged over $600 for some carpet replacing and a door that wasn't damaged.. they have a terrible issue with notifying a tenant when it comes to this but will send emails from the 1st - 5th of the month asking for rent. the team members in this office need more training to do their jobs correctly because they SUCK! matiness is trash as well , they will fix things on their own time, ive had a order out for repair and ive seen them just in the parking lot relaxing a nd talking amongst each other.. better management will make this place better but until then itll keep sucking. bugs .. thin walls etc .. live here at your own risk ! landscape is great by far but you still cant polish a turd .
