We changed promptly management May of 2020 after some 49 years of service. Maple Ridge was our choice for many reasons one being they specialize in older town homes and we are very happy with the service so far, our property manager Justin Manafo had turned around a failing corporation in less then one years time with us, doing and completing the jobs our old property manager could not and did not do. Justin takes a lot of disrespect from residents but has always been very professional, always get the job done and goes over and above to get issues resolve.....it is very important to know..... your management company is as good as you make it to be and that starts with the board of directors that put all actions in motion. Working together is what makes us stronger and understand the needs of the community. People lash out because of frustration and COVID has not made it easy for any of us that's for sure.....No regrets at all for making the switch to Maple Ridge from my point of view.....I'm the president of our corporation and working with a our property manager Justin has been a great experience, I can honestly say I trust his options and looking forward to many years of working together to bring life back into our community and have its value continue to grow. Whatever you do, STAY AWAY FROM MRCM. I was on the Board for 4+ years and they were truly awful to work with. I would give them 0 stars, if that was an option! Our manager, Faizan, was clearly overworked which led to him failing to follow up on everything. When we escalated with his manager, Adam, he often had no idea what was going on, and dragged out resolving most issues until Faizan returned, resulting in weeks of lost time. For example: - They sent notices with the wrong dates and times to owners and residents, or no notice at all, leading to surprised and annoyed residents - The Board had to hound them constantly for updates, and to actually do the things we asked. They had no portal for tracking requests, and ignored residents and owners emails for months. The Board created an Excel sheet and begged them to update it every 2 weeks, and he rarely did. If he did, it was full of vague timeframes that he would fail to meet - We realized after firing MRCM that they were calculating the fees incorrectly all along, by not rounding numbers up properly (!!) putting our finances at major risk - They never had our fire shutters assessed in 7 years, which is part of our building's required maintenance, and a major fire risk - They botched vendor inspections on site, by not communicating properly, leading to wasted time and money and annoying residents constantly. The Board frequently had to coordinate with vendors to ensure they were properly informed - For the first few years of service, MRCM didn't seem to record board meetings. A lot of comms were done verbally, so there is no record of what was done and why. Building drawings and Declaration documents are missing, and MRCM doesn't respond to requests -They were unable to manage vendors and contractors in a 1+ year long construction project, resulting in a stand off between contractor and engineers, which ultimately required us to mediate and hire a lawyer. MRCM cannot navigate difficult situations, or projects that require a delicate touch or juggling multiple priorities. AVOID. We just fired MRCM and it was a breath of fresh air having a professional company step in, finally. For 4 years, the Board basically did our manager's job, for free. Do yourself a favour and stay away from this company. They are a giant headache to work with! read more

I am quite surprised that Maple Ridge Community Management (MRCM) has 1.5 stars out of 5 on here. MRCM and Andrejs Property Management take over each others contracts as two of the worst Property Managers available. They get away with whatever they want as long as weak/bad board members play along to the detriment of the condo association. Every interaction with MRCM is painful and difficult. Maple Ridge Community Management is very disrespectful to residents when they deal with us. Our property is awful now, it's unsightly, and it was all caused by MRCM staff and their incompetence. For months you can't get a straight answer, just excuses as the staff try to cover their mistakes, Their repeated mistakes cost our condo way more than it should, on top of the mess they've turned it into that's ruining our property values. The staff who they stick you with who are "condo managers" might be certified, but they don't have basic job skills, can't do their jobs adequately, and have totally made a mess of our condo property. Completely incompetent people managing these properties. I sold my condo several months ago, they were given notice by my lawyer but they continued to charge me. They owe me over $400 and I had to pay a bank fee to do a stop payment in the end because they weren't responsive. I contacted MRCM several times via email and phone and the person who was "in charge" or my condo area took 1.5months to respond. I finally got a hold of someone via email who blamed "not knowing my email" for the lengthy response. Keep in mind that I had been emailing and phoning at this point for 12 weeks and my lawyer had also contacted them. Today I received a letter in the mail that, while it acknowledged that the property was sold last fall, it says I owe $351.30 for failure to pay my fees and that there will be a lien on my property if payment is not made. This is after two different MRCM people on email agree that they owe me money for overpayment but said I need to wait 4-6 weeks for this..... Please save yourself the hassle and never purchase a property managed by them. read more

If you like to be ignored than by all means please do but if you care about your home and your community do not. Emails with their customer service is painfully inadequate compared to many as well as requesting an urgent request may take you as long as 2 weeks to get a response. I've never wanted to give a ZERO rating more than with this company. The response time is horrendous. They really don't care what issue you have no matter how urgent. They will keep you hanging. If you want anything done, you need to go to very high in the Management chain in order to get an acknowledgement and that's after weeks of trying to get a response. This is the first condo I've ever owned and will be my last because having to deal with people like them, isn't worth any of the hassles. Save your money on fees and buy a freehold home. I concur with the other reviews here. This company will ruin your condo, do not hire them. If you are stuck with them, get rid of them. They will take your money and pay off their associates. Staff don't respond to requests, hide, don't return calls or messages and neglect important issues. They will inflate costs and are generally a dishonest organization. Stay far away from them. After a couple of years and what used to be a beautiful place, now our building has no money and the property is in constant disrepair, with repairs taking excessively long times. All they are good at is destroying your property and finances, then charging the residents for MRCM's incompetence. Not a special assessment ever before MRCM. After MRCM, 1 special assessment a year, it's a usual thing now. MRCM advise the board to charge the residents for unnecessary repairs so they can bring their contractors in, they don't look after the residents issues, they see the residents as buckets of money for them and their various contractors to take. Read the google reviews with 5 stars that MRCM has manipulated. Look at all the glowing reviews from their various contractors, and all the negative reviews from residents. How this company has survived all these years is a complete mystery. How nothing has been done about their shoddy business practices is an even greater mystery. I live in a townhome that is (unfortunately) managed by maple ridge. At least one row in our subdivision has needed new roofs for at least the last 3 or so years, my row. Just over a month ago my neighbour had a section of her ceiling collapse due to water damage. Nothing has been done since the initial service call besides slapping a sheet of plywood over the damaged section of the roof. Fast forward to today, 4 am New Year's Eve, I'm awoken to water leaking through the master bedroom ceiling. This is gonna be a fun day. Wake the **** up, Maple ridge, and do your job for once! As I am typing this, I feel like either A: I am waiting for the TTC at a bus stop during Canadian Winter or B: a homeless. Never ever had this experience before, from living in Ottawa, to downtown, Markham or Scarborough. This company just doesn't seem to care, due to their lack of planning caused me with no heat for the 5th day!!!!! We are on day 5 of this no heat situation suffering from the cold and still no confirmed date as to when this will be fixed! Absolutely ridiculous. Very disappointed. Incident/Issue: They scheduled the Magic Pack maintenance by dates, our unit was schedule for this Monday November 26th 2018, I came home from work and realized that my heat was shut off and some wires unplugged. I was not notified of what happened and why my heat was shut off. Then, I left a voicemail to property management downstairs that night and Tuesday morning on my way to work. No response. They are closed on Tuesdays. So on Tuesday, I asked the concierge what happened, one informs me that the heat was shut off for a "reason"and also verbally learned that some toxic/carbon monoxide was released if the heat is kept on. I have no idea how long I have been breathing this or if whatever is leaking. On Wednesday morning, I called property management again, they did not call me back. So I called Maple Ridge Community Management (MRCM) directly and informed the staff of this problem. The staff said someone from our building will call me back. It wasn't until Wednesday 5:49pm, I received a call back from the Senior Property Manager explaining on the phone that there is a crack in the magic pak unit and so the gas was shut off to ensure the unit does not fill with dangerous carbon monoxide. (Which totally was not what I learned about the carbon monoxide being released already) from this email, now they sound this is a "preventive measure" which I don't think this is the case and I learned that approximately 40 units are affected. The Senior Property Manager calling me at 5:49pm, was too late to find alternative accommodation arrangements. All the solutions that they presented at the time was just like wear more clothes or get a small heater and turn it on. Explaining this is due to "unforeseen circumstances" It's CANADIAN WINTER. A small heater won't help!!!!! Then then response from the VP of MRCM on Nov 29, 2018 was below and of course no response from the direct manager until I emailed them at 6:05pm today! Hi Amy, Thank you for your email, I have forwarded your email on to your direct Manager for review and response. Thank you for bringing your concerns to my attention. This is after 5 days and the only effort they did was obtained heaters for sign out for all units involved so that the heat in some capacity is restored until the magic pak can be replaced. Again, no confirmed date as to when this will be fixed and I am already sick from this cold environment!!!!! This is absolutely unacceptable and poor planning and communication on their part. I think they don't even deserve a one star. Poor communication and take such a long time to respond to unit owner's email and never pick up the call. Our AC does not work during this hot summer, we have to send a technician to come and install a new AC but the bushes blocks the way and makes it difficult to remove the AC. We contacted Maple Ridge Community Management since June and was forwarded to Colin Ogg, but there was no response from him. We followed up with him and asked the estimated time that the management could have someone to come and remove the bushes but he only asked how far back does our technician require the bushes to be pruned, and still did not give us the estimated time. We gave him the dimension and ask him again when the arborist can come but still no answer. We called his office number but he did not pick up the call. We again call customer's service phone number and was transferred to Colin but again, no one pick up the phone. We sent another email to Colin again saying that we couldn't wait any longer and confirmed the date that our technician would come to install the AC. He should be aware of this but still did not reply anything or give us a warning of penalty until we removed the bushes by ourselves just yesterday, then the next day he sent us another email back that a fine would be applied for removing bushes. Your team took 2 months to respond our inquiry and couldn't even give us an update on the situation but took 1 day to send the penalty. This is unacceptable! We have seniors at home and the temperature is getting high these days, if something happens to my parents will you guys take the responsibility for this? Whoever is in charge of this company please give me a respond. Otherwise, we would ask the bank not to proceed any payment for this. read more

The property manager at 7 Bishop Ave, Justin Callanan, is very dogmatic, overly self-righteous, and refuses to correct past wrong-doing by another property manager. The condo corporation's bylaw Section G Rule #4 clearly says that "Only Owners may purchase access fobs". I was a long time tenant at 7 Bishop Ave. In early 2019, my access card to the building stopped working. My greedy landlord at 7 Bishop Ave refused to replace my access card and I had to ask the property manager for a new key fob to access the building. The PM at that time asked me to pay $40 for the key fob. I didn't know about the above Rule #4 at that time and paid for it. But based on the above Rule #4, the property manager Should Have Never taken my $40 cheque and cashed it in the first place. Instead, they should have refused my payment and asked the owner to pay the $40 instead. Now I'm moving out of this building and become aware of this rule and asked Mr. Justin Callanan for a refund for me to return the key fob to him to correct the situation. As the key fob will be totally useless for me once I move out. But he flat out refuses to do anything to correct the past wrong doing of a previous property manager. His excuse is "I was not present during that time and I do not know what happened in the exchange". But even after I sent him a scanned copy of the cheque that clearly shows the exchange, he still refuses to do anything. Mr. Justin Callanan is too dogmatic, peremptory and overly sanctimonious, but refuses to take action to solve any real issues. read more

1 star is generous. Like everyone else who has left a review, I share their sentiments. I actually have NO CLUE what these people are paid for. I live in the Foundry lofts. Our building manager NEVER responds to any emails. When I first moved in he literally gave me the WRONG power company and it took me 2 tries (after having signed up with each) to get the correct company for the building from him. He also didn't respond to my multiple inquiries and messages asking what address/to who we should send our condo fees to until we received an overdue notice in the mail. Needless to say, he quickly tried to cover his ass on that one and we didn't have to pay any overages. In November we had a leak in our bathtub which resulted in damage to one of the tiles in the common hallways below. They sent me an invoice for replacing the tile for $250.00...with tax $339.00. It's simple math, that is the incorrect amount. Despite having been told three times it would be updated (it's June now), it has still not been. Plus I received two additional invoices totalling over $800 dollars just this month (6 months later) for this same incident for their plumber to put $2.00 silicone in my bathtub. I have so many questions... ones that will never be heard because it doesn't really matter - there is NO ONE to contact. I'm unaware of what exactly they "manage". The building manager never responds, all residents complain about it, and the contact info they have on our login page are people who "don't even work at MRCM anymore" - their words, not mine ;) To say that this company is just plain atrocious is an understatement. They must be cheap, because everyone in my building hate them, yet somehow we're still stuck with them. read more

MRCM is the worst management company in the history of management companies. Not sure who signed a contracts with these clowns for our building management at 1881 Jane Street. Apparently Justin M is the building manager for our building. This guy does not respond to emails nor phone calls. Maple Ridge is so incompetent that they couldn't settle a bill with previous owner of my unit, neglected to advise us of such outstanding bill at closing but have the nuts of steel to pawn the bill off on me the new owner. They are taking legal action against me for their incompetence. I am at a loss. Oh and before I post this review I had to give Maple Ridge Community Management a rating. This company deserves no stars. Since MRCM came to manage our condominium, the building is falling apart. Constant problems with pipes, intercom, entrance doors are stuck in "locked" position for months and nobody cares. If you have questions or concerns prepare to write endless emails and leave tons of messages. Response? Some notes like "we will pass your email to your manager who will take care or everything". - Dead end. The only MRCM is good at is to raise your maintenance fee yearly and put extra charge on EVERYTHING. If you have the choice - do not even let this "management company" come close to your property. read more

Maple Ridge Community Management (MCRM) engages in completely unethical practices to make money and should be avoided. We moved into our condo then contacted MCRM to start making monthly payments. They emailed us saying we can fill out a pre-authorized form. As instructed we completed the form and sent them a void cheque. Two months later they send a certified letter saying we have not paid and there is an additional intent to lien charge of $282.50. I have sent them many emails, called by phone, and even went in person to dispute the unreasonable charge but there is simply no answer or response. I have filed a complaint with BBB and will continue to escalate this issue as MCRM is quietly adding charges with no person to speak with. This seems purely intentional to me and a bad way for MCRM to make money. I would never do business with MCRM if I had a choice so be cautious! read more

Horrible services by MRCM Poor quality of work by their contractors, it took 22 months to fix a water leaks after poor installation of windows. MRCM do not answer emails or return phone calls, when they do, they answer partially and they brush off complaints, they say there are no problems when problems are present. Their contractor are using cheap material. On my unit, they replaced the plywood and shingles of my roof. The plywood is so cheap it has a few hole in it, yes, i touch the shingles from my addict. The roof compagny contractor refused to come in the addict with me and said there are no problems. It is always a fight to get some repairs done and that work is done with cheap material and cheap contractors, some that you can't even find their compqgny on internet!!! Horrible, horrible compagny!
