We took possession of our apartment at Redwoods Mindy Lane in Wooster on February 21, 2026, paying…read moreabout $1,800/month, and the unit was plainly not move-in ready. At move-in, we found a non-working brand-new refrigerator, missing mailbox keys, a bathroom sink drain that did not work, no screen on the sliding glass door, visible wall damage, a brand-new oven that had not been properly off-gassed, rusted bathroom shelving with human hair on it, trash and mildew on the patio, scuffed closet walls, and a damaged countertop. For a property charging this level of rent, I expected a much higher standard of preparation and turnover. What made this worse was Redwood's handling after move-in. Over the next five weeks, multiple issues were still not fully resolved. Follow-up was poor, communication was weak, and some items were represented as fixed when they were not. We had to escalate beyond the property level to get meaningful attention. When the matter reached regional management, we were told the number of move-in issues in our unit was "exceptionally high" and "unacceptable," which matched our experience. They offered a $250 rent credit. We said that's unacceptable for the quantity and severity of issues. Redwood then offered an additional $500 rent credit saying that offering more credit rent credits puts them in a difficult position with the BBB, but tried to count a separate $500 move-in promotion as though it were special compensation for this situation. It was not. That promotion was a public offer available to new renters generally. We were also told we could terminate the lease without penalty if unhappy, which is not a real remedy when the issue is that the apartment should have been delivered in acceptable condition in the first place. What is most frustrating is that Redwood continues to fight the complaint through the BBB while minimizing the seriousness of what happened. Their public response presents the situation as though they acted promptly and reasonably throughout, but that does not reflect our experience. Based on what we dealt with from February 21 forward, Redwoods Mindy Lane failed on both move-in readiness and honest follow-through.
