It has charm, feels safe due to the fenced-in yard, and the southern hospitality your expect in these parts. Patrick was communicative before we arrived, ensuring he was aware when we would check in and offering to accommodate an early check in if available. Karma was wonderful, as well! We missed our first breakfast due to having a swamp tour. We were at to meet our bus for that at the time breakfast starts. I let Patrick know in advance and he said to remind them the day before, which happened to be our check in day. He said they could do eh sandwiches or something if we were OK with that. We agreed those sounded perfect - warm and portable on a chilly February morning. Karma had them ready for us in a little carry out bag, along with a couple surprises: warm banana bread slices, a fresh fruit cup (which was a perfect snack on the bus back from the swamp), some Sunny D, and some waters. It was all quite thoughtful and very tasty! The next morning we enjoyed praline French toast casserole, which was delicious but I couldn't finish it! (Another individual was having scrambled eggs and dry toast so they can accommodate if you opt out of the breakfast of the day) Coffee, with and without chicory, was available. Tea was also available, which was nice in the cold evenings. Patrick offered tips on where to see parades for those in town for Mardi Gras, and tips on other sights as well. We'd certainly return!

It had a hot tub inside with a ton of different bubble settings. I really liked the effervescent salt that came as a packet to use with the tub. For breakfast, it was available anytime between certain hours. The breakfast came with the most amazing chicory coffee. It was honestly the best chicory coffee I have ever had. Food wise we had the Monte Cristo rolls. I really liked the jelly with the ham and cheese.

Karen was so sweet and accomodating and everything was clean and gorgeous. Fast forward about 20 years, and I have moved from WA state, to Memphis, and my friend from back home is coming in for my birthday, and we are "touring" some southern states. I knew I wanted to stay at Dauphine House, but was worried it wouldn't be owned by the same person. I was so pleased to find out it was still Karen! She is so nice, and provides a breakfast basket with bananas and muffins, water in the fridge, and there is a Keurig in the room. She even provides real plates, silverware, cups and glasses. We decided not to have her provide the breakfast basket, we decided to be "sinful" and eat breakfast at Cafe Du Monde each morning. She also provides you with a detailed, color coded map of the quarter, and a little booklet of things to see, places to eat, things to be careful about, etc. The location is so close to everything. You turn a corner, and cross the street... BOOM you are on Bourbon Street. The house is so quiet, you don't hear any street noise, and it is so clean. I know I mentioned that previously, but that is really important for me. It is a beautifully decorated old New Orleans home, and I would recommend for anyone to stay. You will not be sorry! The community living room and kitchen were outstanding, new, bright and clean. Our individual room was smaller than expected but well decorated, with fresh paint and pleasing to the eye. A large front porch overlooking the street had easy chairs in front and there was a courtyard and jacuzzi in the back. Both were great places to enjoy the weather and watch the neighborhood when the mosquitoes weren't out. The neighborhood felt safe to walk in and had great ambiance, with well-kept 100-year-old houses and a few restaurants and coffee shops nearby. As I noted above, the mansion was wonderfully restored and was a pleasure to visit. However the current management company and/or the handyman responsible for day-to-day upkeep is taking shortcuts. Currently the shortcuts are minor but will be additive over months and years and will lower the overall quality of the experience. There is no way to contact a manager or any responsible person above the level of a reservations telephone operator. I requested on the phone and by email that a manager call me or that I be sent an email with a point of contact for a manager but have not received either. Here is a partial list of minor things that illustrate the start of a decline: - A stair railing is wobbly and the ornamental knob at the top fell off. - One of the table lamps didn't work because the bare hot wire in the plug hadn't been screwed down. The wire was loose and potentially could touch the ground wire or plug. - Two windows had drapery rods to hold two drapes each but only one drape that was too narrow was hung in the center of the window. It was too long and had two to three feet of extra fabric laying on the floor, which was not only unsightly but also a tripping hazard. (See photo) - One of the two beds in the room was very comfortable but the other was very old with a several inch deep valley in the center. (Really, several inches, no exaggeration!) - The bathroom door was difficult and occasionally unable to be closed. - A faucet on a sink was not tightened to the counter and swiveled loosely. - Check-in was difficult because the email giving us instructions and the codes for the locks was not sent. We had to telephone the reservation agent and wait on the sidewalk for the information. Another guest reported the same problem. - The website and a reservation agent on the telephone both said that when checking out we could leave our luggage under the stairs for a later pick up. However that area was filled with toilet paper boxes and other storage. The housekeeping staff told us to leave our luggage in the kitchen but when we got back it had been moved and scattered around the first floor but fortunately not opened. In summary, it was a great place and I still highly recommend it. However, it's going to go downhill quickly. Management appears to be contracted to "Hospitality of New Orleans" which needs to step up, improve the reservation process, do regular quality inspections with point lists on the property for follow-up, and establish a mechanism for customer feed-back.

Don't stay at a chain hotel, stay here instead - where else can you stay that is charming, cozy,…read moreconvenient, clean and absolutely New Orleans classic? The property is well within walking distance of Frenchmen St. (fantastic bars with brilliant live music every night) as well as the Quarter. It took no more than a few minutes to walk to Frenchmen Street, and no more than 10-15 of lazy ambling to get to the French Quarter. I never felt at all unsafe when walking back and forth in the wee hours of the morning - though it can get atmospherically creepy, what with the old houses and tree-shaded walkways. Also just a block or so from Schiro's - the neighborhood hangout/restaurant (do not miss the bread puddin' with bourbon sauce)/laundromat/inn/wine and booze shop. If you're going to book a room, make sure you get one with access to the second floor balcony that faces the street. We'd booked room #10 - to get to the balcony, you go through a floor-to-ceiling window that you pull up. No typical french doors here, you get a nice arm workout pulling that heavy window up. Caveat: Room #10's bathroom is not ensuite - it's a few steps down the hallway, but no biggie. NOT a shared bath, it's just that room #10's bath is just down the hallway. The price is totally right: we paid less than $100 a night, and continental breakfast is free (hello, delicious coffee. Hello awesome cinnamon bread.) The hosts are adorable: Phillip is brilliant - helpful and charming, but not intrusive. He's a treasure trove of knowledge about where the good, non-touristy eats are at. Who is this good for? NOT for the party-hard, Bourbon Street nutbars. The RSC is in a quiet (and stunning. Gorgeous, gorgeous houses) residential neighborhood where you can sit out on the porch and chat with the residents and talk about...what else? Food and music.
