Back to Genesis, she was my moms realtor, but we helped out a friend of ours going through BS Hathaway and when we could finally get out of our contract with BS for a large sum of money we hired Genesis... House sold in less than a month, Genesis has a person check on your empty home weekly, and we had a pipe burst last minute and she and Virtue Realty (who she works for now) PAID for it knowing we'd been through hell. Genesis is positive, classy, communicative, and works nonstop until your home is sold and we still keep in touch regarding our new home because she has so many connections for everything regarding homes. She wants you happy and gets disgusted by realtors who are only interested in the money. She TRULY wants you happy throughout the whole process to lessen the stress of moving. She is THE BEST realtor in Vegas, she has helped several friends with homes and we always rave about her and how lucky we were. I will NEVER go through anyone else, it's a no brainer. I was on the phone with her recently and she said something about bed and sleeping and I told her I was shocked she actually sleeps. She answered her phone any and every day and anytime, probably to a fault. Don't trust just anybody, especially in Vegas, she loves her job and she loves to see a happy customer. We were left to untangle mistakes, chase answers, and protect ourselves in a transaction where professional oversight should have been automatic. This wasn't just poor service--it was reckless. Real estate transactions involve contracts, deadlines, disclosures, and serious financial consequences. Simply Vegas handled these responsibilities with alarming carelessness. If you are a buyer relying on them to guide you safely through a purchase, you are putting yourself in jeopardy. The condo was…read morenot properly prepared for move-in--when I arrived, the owner was still moving out, and the unit had not been cleaned (clogged dryer vent, dirty air filters, dust, carpet stains, etc). The Property Manager didn't conduct a walkthrough until our scheduled "move-in orientation," by which point the space was still cluttered with the previous tenant's (owner's) personal items. I had to clear out dozens of things myself just to make the space livable--this included live and dead houseplants (with gnats), full vacuum canisters, hairdryers, towels, candles, small appliances, and more. I am now storing owner's belongings in the garage and they have failed to respond to releasing me from responsibility to damage/theft. I was told by neighbor they had break ins of the garages recently. They are slow on communication and working through different agents and systems. Despite my concerns, I was told that "furnished" can mean any number of personal items the owner chooses to leave, and that it was my responsibility to specify what I wanted removed--though none of this was communicated prior to move-in. I didn't receive a copy of the lease until the day before, even though I paid all required fees immediately after my application was approved. Ongoing maintenance issues were known prior to move-in and still haven't been addressed. Communication has been poor throughout, with the Property Manager serving more as a go-between than a professional intermediary. I believe the process would have been far smoother--and likely more cost-effective--had I worked directly with the owner instead. I hope this feedback encourages more proactive communication, clearer expectations, and greater accountability for future tenants.

Upon leaving in September, our $2500 security deposit was not only entirely withheld, but we were also blindsided with a demand for an additional $2552 for damages, predominantly attributed to normal wear and tear. This included charges for light bulbs, plastic blinds, an exorbitant $1600 paint job, electrical wiring, air filters, and toilet seats. While we acknowledged and agreed to cover $1385 of these costs, the rest were unjustifiable, and we demanded the rightful return of our remaining deposit. The manner in which this bill was presented--mid-move, devoid of any context, explanation, or photographic evidence--followed by relentless collection calls, was nothing short of shocking. This unethical approach compels us to warn potential renters about this landlord's practices. Moreover, the living conditions were far from acceptable. Our yard was constantly littered with plastic trash and assorted balls, a mess we were left to clean ourselves. Our safety was compromised when our car was robbed overnight while we were asleep (!!!), which is not surprising, considering the main gate to the complex was almost always malfunctioning; at times, half of it would be missing, found broken and lying on the ground, or it would be completely inoperable, trapping residents inside or outside the complex. Sometimes it would just be wide open for months while waiting to be fixed. To make matters worse, access to a gate remote was gated behind an additional $25 fee--a fee that felt unjustifiable given the gate's dismal state. Even the keypad for manual entry was perpetually out of order, its touchpad hanging off, exposing all the electrical wiring beneath. This not only posed a significant inconvenience but also a safety hazard, further illustrating the landlord's neglect in maintaining even the basic infrastructure of the property. The property was plagued with hazardous conditions, including peeling, toxic paint from every cabinet, illegal mercury-laden light bulbs we had to replace at our expense, and a malfunctioning AC unit that failed to cool below 75 degrees. The cheap, easily broken blinds we partially replaced at a significant cost, and the disgustingly unhygienic kitchen, with dirt accumulating in unreachable crevices and oil deposits covering the cabinets, only added to the intolerable living conditions. Potential renters beware: this landlord not only fails to uphold basic standards of property maintenance and tenant relations but also employs questionable practices regarding security deposits and damages. Our experience serves as a cautionary tale for anyone considering renting from them.
