As a realtor, I pour my heart into serving my clients with love, care, and dedication as we navigate their real estate needs. For me, partnering with the right team is not just important, it is essential. I need people who share the same values, who will help make my clients' dreams come true and their goals achieved smoothly and on time. Over the years, I have worked with many title and escrow companies. They got the job done, but none have ever compared to the exceptional level of service, care, and professionalism I have experienced with Christine and her amazing team. Our story began unexpectedly. I had a major listing where I hoped to represent both the sellers and buyers, as I often do. That did not happen, and instead, the buyers' agent requested that we use Christine as our escrow officer. At the time, I was already unhappy with the escrow company I had been using, so I agreed, and I am so grateful I did. That one decision changed everything. From the very start, Christine and her team stood out. Their responsiveness, their patience, their ability to explain things clearly, and above all, the genuine care they showed were unlike anything I had experienced before. They never made me or my clients feel rushed; instead, they made us feel truly cared for, supported, and valued. That experience told me all I needed to know: if they were treating me this well, my clients were in excellent hands too. Since then, Christine and her team have continued to deliver impeccable service, and together we have successfully closed multiple transactions. I am loyal by nature, and when I find the right people, I stick with them. Christine and her team have become more than just a professional resource, they have become a trusted, long-term partner. Communication throughout the entire escrow process was stressful. Considering that we were first time buyers, we had hoped for agents to explain things to us in a more thorough manner. It was hard to get all questions answered via email and when we requested phone calls, answers were short and curt. Jennifer never explained the entire process to us and dates kept being changed without our consent. I was more than glad when we finished the process to be done with the communication. At our signing, another agent told us that our first payment was due 11/1. We confirmed with Jennifer because we had believed it to be 10/1 and not an entire month later. She confirmed, yes, first payment isn't due until 11/1. Surely enough, we just received our first bill with a due date of 10/1. When I reached out to Jennifer to ask how this error occurred, she simply said "sorry, I misspoke". Perhaps she should have double checked when I first asked for clarification because the date didn't seen accurate. Overall, very unprofessional, pays little attention to detail, and poor communication will only add more strain to this already stressful process. If you are a buyer, we only learned now that you can choose your own title company. Go with someone else if your seller is trying to use them!

Nothing flusters her and I never have to ask twice for anything. She is sharp and knows her business like no one! Realtors, lenders, homeowners, never hesitate to use Christina!

Update: I got the following message from Ann P who I suspect is the branch manager…read more "I'm sorry your experience was not satisfactory. However, the information in your review is incorrect, with all due respect. First, the wire instructions were confirmed. Christina asked her Jr. Escrow Officer to confirm with you, which she did. When you inquired a 2nd and 3rd time, Christina acknowledged and responded that all was correct. In fact, Christina responded to all your emails and most of your calls. Because of the volume, she did let a few repetitive calls stay in voice-mail. She never refused to talk with you, she just couldn't always take your calls at the time you called. She did have a number of transactions at the time, some with tighter deadlines than your file. Next, Christina and her team must follow instructions from the client. Everything Christina did, including timing and scheduling of sending documents and the signing, were per instructions given to her from the client. James Han, the Notary, had other appointments and since you refused to sign the documents due to an unanswered question for the Lender, James had to reschedule with you. Christina only informed James that time was of the essence due to deadlines. She did not in any way pressure urgency to overlook explanation and reading of the documents. That's confirmed. Last, the positive reviews come from only a small handful of several very happy clients of Christina's. She is known for her exceptional work, response time, accuracy and service. She and the company have never, nor would ever, accept "Kick-backs" as you suggest. We understand that buying a house is stressful and with the addition of COVID 19, even more so. However, this review is unwarranted and unjust due to a complete misunderstanding of what Christina was required to do in her job. Again, we are sorry you had a bad experience, but to blame Christina and the Company is simply unfair." My response: I think a true review from a buyer or a seller would have enabled me to make an informed decision to not go ahead with Old Republic San Carlos. I hope this extra information helps others with their decision. With all due respect, I can confirm that Netane, the junior escrow officer, only called me to confirm that Old Republic received the signed paperwork and that we were going to the bank the next day to wire funds. At no point in time did Netane confirm the actual wire instructions or account we should wire to. Christina told us on the phone, on more than one occassion, that she was too busy to talk to us and didn't offer an alternate time to talk. In that sense, she did refuse to talk. Ann claims I made "repetitive calls" but I have called Christina roughly 4-5 times during our approximately 35 day escrow period. James Han specifically told us he had to let Christina know, very assertively, that the pressure that we were put under was unnecessary. You cannot invalidate our terrible experience of going through the closing process with your company with the inaccurate statements made above. I also don't want to go over each and every incorrect statement being made above, nor do I have the time for it. I stand by my review. I think a business that is so unwilling to accept feedback from a paying customer has already shown it's intentions. Please don't threaten to take down or change reviews of your paying clients. They deserve to post their opinion and truthful experience.

I no longer am, as when filing my 2024 taxes I learned that even though we explicitly discussed otherwise, one of the teams at this firm did not withhold funds from my sale for tax purposes. Now I have to find tens of thousands of dollars to pay my taxes, even though I had discussed withholding with them and confirmed on both phone and through email to withhold. My advice to anyone working with this crew is DO NOT TAKE EMAIL AND PHONE RECORDS AT FACE VALUE. Further, do not take the settlement at face value. On the settlement statement, I was charged a withholding service fee, (another indicator that withholding had occurred). Unfortunately, they say they charge it whether there was a withholding or not. I think the only way you can be sure these folks are on the up and up is have a call during the notary process to ensure they put together the right documents - otherwise there is absolutely no way to be sure what you are signing, as they apparently had two different sets of my statement - one with withholding and one without.
