We arrived at night and they were parked there, and as you can see the time still parked there

I been living here since feb 2022, i've never had issues with neighbors never had issues with nobody EXCEPT management! The complex is overly full with no permit parking given to you, you're allowed to park anywhere at any time, im currently 8months pregnant and i have twin boys and work till 12at night which i get here late every day and by that time the only parking available is in the back of the complex about a 7-10min walk with both of my toddlers isn't the best thing. I was parking in the front office and first they told me not to park in the future resident parking, i stopped and parked in the regular front office parking, now we were notified we couldn't park the at all 9-6 because of them being "so busy" and future residents not being able to park anywhere. If they dont have parking available anywhere maybe they shouldn't accept future residents! Today our car was towed at 9:30am, 30mins past the time they told us we had to move! They have no legal signs that say "towing enforced from 9-6" and the other day there was a car parked there the whole day and they didnt seem to put a sticker on them or tow them! The white girl working in the office laughed when i talked to the cop. The funny thing this morning there was no other cars there! We were not bothering anybody or prohibiting anybody from parking as a future resident, at this point they're just picking on us and maybe even racially profiling us for being hispanic! I filed a complaint with corporate and will be taking further actions for the poor treatment we've received, when i tried to talk to her on why they towed the car unfairly she told me to get out the office because she was gonna call the cops on me. Please dont move here if you're a person of color! They will pick on you!! We have less than 2months left to live here and to deal with this is so unnecessary, they could of personally called my phone and asked if we could move it right at 9am because we overslept today but no they towed it immediately after the time they gave us through an email. The email isn't a legal towing sign! For a complex that's so nice and in a good area, the girl has poor customer service abilities. This isn't even about having to pay to get the car out, there's more than enough money! This is about the constant picking on us and unfair treatment. They said "we sent an email to all residents fairly to warn them" yet we were the only ones getting stickers as u can see in that black car they didnt have a sticker.( not snitching on the car but on management for their unfair treatment knowing what we personally drive). Dont move here! Pls fix your trash overflow issue, gates being broken and homeless being in the gym restroom sleeping before instead of worrying about my car parked in the front. :) Update! The car was towed at 8:54 and our moving time is at 9:00am! Her name is Ariel ! Pls dont rent here

Here a year now, probably won't renew. 1st thing, and you'll hear this a lot, are the filthy people who refuse to clean up after their dogs. Seriously, you're a poor excuse for a human being if you leave crap lying outside. YOU took on the responsibility of pet ownership and it's YOUR job to clean up the disease spreading feces that YOU CHOOSE to leave on the ground. Trash compactor. There is ONE for the entire property. Is it in a centralized location, with easy access to all tenants? Nooooo. It's at the far end of the complex. Unless you're in bldg 8 or 9, you've got quite a walk to take out the trash. Fancy putting smelly garbage bags on the hood of your new Audi, then driving to the end of the complex to take out your trash? I see it every day. And yes, mostly due to lazy tenants, the trash is sitting OUTSIDE the compactor on weekends, stinking up the place and creating an eyesore. Business center? Looks nice during the walkthrough and in the brochures, right? Closed at 6PM WEEKDAYS. Lovely computers in there, too bad folks who work for a living can't use them. The New Management. We used to have "something" resembling community spirit. Monthly get togethers, mostly, but they were a good way to meet the neighbors. Gone now. Pity, that. Dogs? Have I mentioned the residents who leave them outside, on the patio, barking all evening? It's in the lease that everyone signs. Something about "no pets are to be left on the patio". Whatever. People can be inconsiderate jerks, but the management ought to be doing everything, up to terminating leases, of those who choose not to follow the rules they promised to obey. Lastly, several of the walk in security gates haven't been able to latch shut for more than 6 months. Want to tour the property some evening, or just case the joint for your Christmas "shopping"? Well, you're in luck! Just walk right up and push a couple doors along the fence. Won't take you long to get in and have a look around! Melanie is everything you've read about, hope the management is able to keep her. Definitely an asset!

Overrated So Called Luxury. Inconsiderate Dog owners, dog feces impossible to get fresh air in w/o direct odors of feces. Bad Dog owners. The tentants children play and roll around in the grass . Parents don't seem to mind the children playing in Feces. Dogs swimming in the pool. I do not want to share the pool with dogs. Cigarette butts indoors and outdoors. Only one trash collection area on site, which leads to frequent overflow of trash bags on sidewalk. (every single weekend) Its very diverse with variety of ages, nationality, education, .. its good . My down side . My neighbor is middle eastern. I would greet and acknowledge him to be polite and neighborly . I was ignored. it was very awkward since we cross path daily. The Pest control contractor is ineffective method is a waste of time. the place is infested with Spiders . Pest control outside, but the bugs take refuge in the buildings to escape. Thin walls, no privacy. Dogs left unattended in neighboring apartments for hours to bark. Can hear my neigbors showering, using the toilet etc Some neighbors do not have any sense of space or boundaries, They'll creep around the tenants windows late at night with flash lights. Scaring the shit out of people. Also hold loud conversations in front of the units. Inconsiderate bunch. Take their dogs to crap right in front of some patio door area. Who wants to see dogs take a craps in their window view. They're likely paying more in rent for. Also walk their dogs with ropes instead of a leashes lol Several people living in small apartments . Its really Ghetto here. Confrontational hounding Neighbor. Hounded me about smoking in the hallways( I do not smoke) Another time, She went on about her garbage space being blocked and suspected it was me. one question after another. I have garage too. No need to block someone else's space. WTF? With Neighbors like this. I never bothered with the social gatherings. As the original first tenants move out. They're quickly replaced and fiasco just get worse. Police is called out is routine every few months . Even a drug raid, when I first moved in 2014. Its like college dorms and getting worse. Loud parties and music until 6a on week days !! Questionable neighbors and their visitors. New Management and staff made some changes to club house hours. They alienated tentants that work for a living. Believe it clubhouse closes at 6p. Low quality faux wood material throughout apartments Rushed build jobs leaves cracks and openings, constant drafts and insects inside. Plumbing leaks Advertised as Energy Star rated, but I highly doubt it. Additional monthly charges for mandatory paper statements and pest control expenses. no option to go paperless. The replacing new Manager Gibson downfall is her Assistant Manager. seems very behind on updating the system and updating statement. impossible to receive basic paperwork in a timely manner. Assistant Community manager( C.Allen) is not helpful. She'll discuss private details about accounts in the open in front of other strangers. Loud obnoxious, unprofessional, condescending. Oh do not try and walk with her to the mail room to get your packages. while the other staff members is not on some power trip and will often invite you to walk with them to mail room. Mean while making small chit chat and courteous. This lady act as if she is guarding Fort Knox.. (Melanie Heter) Leasing Consultant is very helpful , honest and hard working. some-what a little forgetful at times. She is professional and means well. also greets with big warm smile all the time. I never over heard anything questionable or unpleasant while waiting for my turn to speak with her in the common waiting area. 1 star for just appealing, inviting exterior Shell at nice neighborhood location. So I had a 10 month lease at this apartment and moved out solely because I wanted to move closer to downtown. I hate everyone else seemed to have horrible experiences but mine was great! I was on the 3rd floor on purpose because I don't like hearing people walk like you find in most apartments. I don't think it's fair to complain about that. Yes there is 1 trash compactor which is kind of annoying but I knew that before I leased. Most people just put the trash on their hood or trunk and drive to the compactor. My overall experience was good. When I had issues with bugs the exterminator came promptly. Honestly, no complaints here! I'd have renewed since I loved the location so much! Just not so much when it comes to driving downtown since the toll road is always the quickest option!

"Skip this place" seems to be the general consensus from these reviews and so far an accurate description of my time living here. In my first month, the roof started leaking rain water into my apartment. For 2 weeks I had drywall falling down and water consistently pouring into my kitchen before they did anything about it. I couldn't use my kitchen at all for that time and several of my personal items had to be thrown away. When I tried talking to Patricia (the manager) she wasn't only rude and unprofessional, but also lied several times saying it was fixed. I went to her boss (Cliff) who at least knocked $200 off my $1000 rent the next month, but still lacked in customer service. I'm trapped for the rest of my lease, but save yourself. This place is too expensive for this lack of care for the tenants. Do not sign here.

There was not a positive interaction with the management team, despite change in staff, since the beginning of our lease. While it is easy to be forgiving of those who are lacking knowledge, it was an entirely different experience to be subjected to a management team who is lacking integrity. It took several dozen calls to reach any contact, without a returned call. Even when there was to be staff in office, the doors were unlocked in the leasing office, there was no one to be found. It is not worth the time or money to reside at this property, despite the draw of the surrounding location. When I believed this experience would finally be over, I showed up for a scheduled appointment to turn in the keys and close all items, and waited thirty minutes for a staff member to return from an unknown location to the staff office asking if I was present for a package.

I think the management here is stellar. They try their best to get things done in a timely manner and are friendly. They have to live in the apt also so they are aware of issues happening in the building. I liked that housekeeping regularly cleaned the carpets. The maintenance here was phenomenal. Polite, friendly, and got their work done! They have a nice pool and hammock area. I truly felt safe here. Cons were the freaking doors would break often, but you get used to it. Their emergency maintenance needs to be updated. I left my key outside during a weekend and the emergency maintenance did not answer the phone.

I have lived here 30 months, and I don't recommend, I get ignored by the leasing office and no one…read morereplies to my emails or my concerns. After spending 50-60k here you would expect some kind of "customer service" . Very disappointed in the complex, the back area smells like feces , there's dog urine by the front where guests enter, the carpet in the building needs to be cleaned. When my dryer would be moldy, they told me I needed to keep my dryer door open, when I asked for my vents to be replaced they told me it's "cosmetic" . For what you are paying you would expect better service. In the beginning when I got here it felt like home, now I have no words to describe my experience here.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
