If you're apartment shopping, I'd avoid Water Leaf Neely Ferry Apartments at all costs. My husband…read moreand I have lived here for almost a year and have had numerous issues arise over the past year. Starting from the beginning (August 2024) , the application process is horrendous. We were moving from Maryland to South Carolina and the office was super unresponsive after we applied. Imagine moving 500 miles away and an office not responding the week of your move/ days leading up to it. There was one employee who was super helpful in the office but shortly left after we moved in. The unresponsiveness should have been a HUGE red flag but we had to move (don't make the same mistake I made). I'm talking the office not picking up the phone at all. 2-3 months into our lease, we had accidentally overpaid the rent $1000. There was confusion on the initial deposit- again probably could have been avoided if they just picked up the phone prior to us moving in. We were told that it would credit into the next month. When it was time to pay the rent again, we got OVERCHARGED again for $1000. The manager was super unhelpful/rude during this and never issued a refund (we were emailing back and forth). Emails are condescending - I have multiple communication degrees. I explained to the manager that the portal told us to pay $400 but charged my husband's card the full $1400. Mind you- this was DURING THE HURRICANE when we had POWER OUTAGES/GROCERY STORES WERE SHUT DOWN. Manager did not care and wasn't willing to help. At this point, we knew that the office didn't really truly care about their tenants. For the past 3 months, we have had issues with the dryer not drying our clothes properly. The dryer has caused a SUPER inconvenience on myself and my husband. We both work full time and need a working unit. The dryer stops after 5 mins, runs without drying, etc. we are constantly having to re wash clothes due to mildew because the dry stops randomly. We have spoken with other tenants who also have the same issues with their dryers. It completely ruined my bed comforter ($100 bed comforter). We have put in several tickets now and we are told constantly to re test it and have not received a resolution. We have to go to our friend's house to clean clothes in fear of our stuff being ruined. The maintenance team is nice but a replacement is way beyond over due. I've never had issues like this with a washer/ dryer unit like this ever. We also had a leak in our bedroom. Maintenance came and cut a hole in our ceiling and left a bucket to catch the water. It's been like this for 2 weeks now. Yesterday our CEILING FAN detached from the ceiling ( yay another issue). From the dryer, leaks, cheaply made apartments, overall I would say learn from me to not move here. Emails from management are condescending and unhelpful. The only good things will say the maintenance team is very nice but I think they are probably overworked and dealing with a management team that doesn't care about their tenants or building. It's nice to walk to the grocery store and be close to the city but we feel that the price of our apartment rent does not justify all the issues we have in the apartment.

First when we moved in there were several cabinets and drawer slides broken. Grout missing from the showers and bathtubs. It was never fixed . Neighbors are rude And super loud( most are young teenagers who dabble in trouble making if you know what I mean ) . Cops are there 4 to 5 times a month due to numerous things such as fights and gang related activity . I live on the bottom floor and have called management to politely notify the upstairs neighbors they are waking up my children at 2am ( quiet hours start at 10pm) All management has said is well that's part of living on a bottom floor. There is palmetto bugs everywhere , millipedes, and other various pest littering the property . Yet they charge you a pest control fee . I have called management twice now to come spray for them but they have yet to show up . The airfilters inside the appartments are never changed . It is a gated community but they leave the gates open randomly and it allows people who don't live there take up the limited parking. When you sign the lease you're givin a parking pass to put in your vehicle's window. They say that if you don't have one on your vehicle will be towed. They do not enforce this. People are parked on the streets and up the road because people who don't live there are taking people spots that do live there. This forces us to park in handicap parking. Over all for the extremely high prices we pay to live here this is unacceptable and management is a joke. The rules are not enforced and when brought to there attention no action is taken. I am extremely unhappy with Garden District appartments and wouldn't recomind them to anyone .

In the middle of moving furniture, stuff was everywhere. So embarrassing. It put myself and the person helping me move in a very awkward position. Very rude just a short knock and walked in. No one wants any stranger around when they are in the middle of moving the entire contents of their home. Parking is super tight if you don't arrive home earlier in the evening. Gates often stay open.

When I lived…read morehere, they always made hallow threats via mass emails to residents instead of addressing them with those who violated policies. My dog got sick bc folks do not know how to pick up after their dogs (poop everywhere all the time). $800 later my dog is better but even after moving to a new property my deposit (although small) was magically used to cover expenses in my final payment that I wasn't informed about and were not included in my move out letter to pay. When I asked the manager and Wendy if my payment amount was correct they both said yes, pay the amount and everything will be done. Apparently not the case. I have been calling and trying to speak to someone for over a week to get this resolved and no one ever picks up or returns your call. I definitely would consider other options bc of the leasing staff and the cost you may incur due to pet sickness with all the poop everywhere.

I have 13 days to decide to renew at 100$ more a month for 12 more months then the price goes up even more after the 13 days. I do not recommend this apartment to anyone. I was notified on 8/12/21 that I have until 8/25/21 to renew for the 100$ more or it will continue to increase in price. 13 days. RUN. This is not the worst apartment complex but far from the best, walls are thin, noisy neighbors , the usual. Biggest con for me is that I have a dog and they do not regulate picking up after dogs outside , when I get off work at night I have to use a flashlight to keep from stepping in dog poop, it is EVERYWHERE. Even the dog park they have is useless, it is fake grass and very small, so among all the piles of fresh poop is dried stuck old poop since the grass is fake. And it's so small it isn't worth using due to this issue. The resident business room is also useless, only one computer of 3 is working and the printer does not work, I have been twice and not been able to use it both times, so don't count on having a printer or computer. The gym is small but has a smith machine and free weights which is nice, not great if you need any heavy lifting machines. A few of the cardio machines do not work. Maintenance is friendly and very timely, both times I've needed them they have come same day. Apartments themselves are standard and up to date. Good location for the hospital I work for, so that's awesome. WiFi and cable is a separate charge you have to set up on your own, which makes these apartments even more overpriced in my opinion(extra 100$+) as many complexes include both WiFi and cable with rent. Overall I wish I had looked into other complexes especially for the price, these are over priced compared to others I've looked at recently for what you're getting. Also worth noting that I had a very difficult time getting in touch with management when moving in, they sent me the wrong persons lease and would never answer the phones when I called, it was very difficult to get things organized for my move which was very frustrating , I almost didn't move in.

She told the maintenance man to talk to me bc im the lease holder. Then he came over to me and said that there are no parties allowed at the pool. I told him I understood and he showed me the rules however, I told him we WEREN'T having a PARTY and that i understood the rules of the pool. We was going to set our food up that I brought from tropical grill and eat before we got to the pool to swim. Me plus 2 ppl were going to swim per rule. The food was going to be put up, after we were done eating. The 1st maintenance man(which wasn't on duty )said he understood and I can continue to put my food at the picnic table by the grill area, but the maintenance man on duty said that he called the property manager and he said we had to move from outside picnic table. I wasn't breaking any rules and I always respect my community. The maintenance men kept on saying "Party", but a party and a small group of ppl who is just eating is different, both maintenance men were unprofessional. We never put any parts of our bodies into the pool or went back to the pool area. The Maintenance men need to work on there perfessionalism when dealing with the tenants. I have talked to neighbors and they said the maintenance men do the same to them when it comes to the pool and picnic area. On Tuesday 7/22, I got my 1st violation, after 8yrs of living in the community. stating that I had to many guests at the pool. However, i have witness and neighbors that can prove differently bc I told my guest to stay away from the pool area after the maintenance men were rude and disrespectful to my guest. it was called to my attention that i stated that I was planning something on Friday,by me texting several people. I asked the manager who? bc i fear that my information is being shared amongst staff members. She told me she couldn't share who said that, so I assumed my number and information is being shared amongst staff members bc i don't know any 1 but on a perfessional level. I also told her on Friday, I was at work and that was impossible for me to txt anyone in that nature. The date 7/20 was called to my attention which was a Sunday, I was out of town. I was told that i was recorded by maintenance man and I had no knowledge of that bc i had a bathing suit on and that would i have been inappropriate of the maintenance men to record me in a bathing suit. FYI: The amenities and the apartment complex, aren't being taking care of properly and the last time I tried to talk to the property manager, she never corrected my concerns properly and she once told me that im renting the apartment not buying the apartment. However, I care about my community that im renting from. I care about the appearance of home and I want BETTER than what im paying for. -The pool is dirty -The seat benches by the pool is rusty, dirty and falling off the henches. -There are big holes in ground around the grill and park bench area by the pool -Around doors, walk ways ,under stairs cases around the apartment complexes are dirty -Theres trash and cigarettes on the ground

If you're not in a spot by 6:30, you'll be parking multiple buildings away. The landscaping looks so bland and there's massive holes in the ground. The weeds are often so over grown, they go over the sidewalk. You're forced to use possibly the worst wifi ever for $115 which hardly works. You can get your own service but you still have to pay their wifi fee. That makes no sense at all. Maintenance takes forever to complete tasks. It took a month for them to put our closet rack back on the wall (that fell off for a third freaking time). The flags around the complex are torn up, barely hanging on, or just completely laying on the ground. Maintenance nor management cares about anything here besides money from residents. I wouldn't recommend living here what so ever.

Here's their recent remarks: "We did not commission any company to tow your vehicle, nor is there any towing charge assessed to your ledger." The truth is they gave the towing company a "green light" to drive around in the middle of night to tow those who are violators. To say that they aren't responsible is a total lie. "Please contact the office to further discuss the issue - they will be happy to walk you through your ledger to demonstrate there is no fee related to any sort of towing charges". Me: ANOTHER FALSE STATEMENT! I paid my rent, less $150, and you are now demanding it to be paid back. *************************************************************** I WOULD NOT recommend living here at all! Moved into the complex on 12/8/21. I asked if the a quiet, well-built construction. I was told that today's construction of the buildings made it quieter. FALSE. Had to move up to the third floor. Paid about $300 to have a moving company help me. You will not have any peace and quiet here. The comments already written here are completely TRUE. There is no peace at all. They recently installed 'speed bumps' to slow people down. The speed bumps are located right in front of my bedroom window. Talk about being LOUD! I am constantly being awakened throughout the night. You can hear neighbors talking through the walls and talking/yelling loudly outside. . . .CONSTANTLY. Trust me, you will denied your right of quiet enjoyment here. This place has become a DOG PARK! Countless number of times, tenants bring their dogs out and the dogs constantly bark. How about between 6:00 - 6:30 in the morning! How about a dog left out on the balcony only to bark and bark and bark . . . GOOD GAWD. Parking is ATROCIOUS. Good luck finding a spot. I, oftentimes, have to park by a curb nearby (like many of us do) just to park! If you get home late in the evening, you will not have the luxury of a parking spot. It may be four buildings away to park! BUT THE LAST STRAW THAT BROKE IT ALL WAS THEY TOWED MY CAR AWAY LAST NIGHT BECAUSE THERE WAS NO PLACE TO PARK. Thank you, to the so-called 'caring' NEW property management company DLH properties. In one of the reviews, they openly admit that: "We here at DLH deeply care for our residents and make it our mission to do out part to ensure our residents are taken care of. When it comes to apartment living it is frustrating when parking spots are taken up as there is no assigned parking on the property." Caring? That is LAUGHABLE. If you take so much care of your residents, why did you tow my car away? Here is one way of caring . . . subtract the towing charge off my rent.
