(Would like to mention this is in no way a negative review about maintenance.) We signed a lease here 12 months ago and have had off and on issues with the HVAC system. During the summers, we're forced to run a portable unit which sky rockets our electric bill to $200-$300 a month during the summer months and (partially into spring) just to cool our apartment to 76-77 degrees and are offered no solutions other than to get black out curtains in hope it'll be a solution. Today, it's 92 degrees outside and inside it's a beautiful 80 degrees in my apartment. (We live on the top floor) Unfortunately, it's Sunday and I can't receive help from maintenance since my AC unit has began to leak again. (But from previous checks there is nothing wrong with our HVAC system according to the technicians.) I love the community, the neighborhood, and the amenities (when they aren't broken) but this has become ridiculous. Especially when they plan on increasing our rent when we're already dishing out extra cash every month for something as simple as air conditioning. I'm never one to leave bad reviews. But let's just say.... The heat is getting to me. (If you ever drive around this complex look at the windows of the top floors you'll see 9/10 every top floor apartment has a unit in their window which should be an indicator that the AC units they have for these apartments on the top floor are not providing the energy they need to cool these apartments) (The pics are from many separate occasions) Rant over :D 08/13/2023 To update further: our neighbors who just moved in had their unit go out and were provided with a unit ten times the size of the ones we have and are only on the second floor. Also, the temperatures in my apartment during the morning at 7-8 are 78 degrees and into the nights it'll stay at 82 even after the sun has gone down. Absolutely terrible living situation with an aggressive, nasty Property Manager. Apartment INFESTED with fleas. Cost additional 1,000 at Vet to put my dogs on Rx because of flea infestation. Mold in air conditioning, rusted bathroom sink, sewer smell in kitchen sink, rusted stove. EVERYTHING OLD in my apartment! AVOID at all costs! This place is "lipstick on a pig" RUN! Outside lighting is absolutely awful at night! Not safe! People drive in parking lots like they are on I-95 Was told by pest control that other buildings were infested with roaches and I was "lucky" to only be dealing with fleas. No matter how clean you leave your unit upon moving out Mgmt will do EVERYTHING to keep your deposit. Mgmt answers negative reviews with BS pretending that they care don't "buy it"! Overall awful situation and experience for 11 months! My move out was during Hurricane Ian, JAX closed down and I couldn't move, so I rescheduled AND was charged daily rate for extra days at the month to month rate! Leaking roofs they refuse to fix, painted it during Covid (in the rain) and refuse to repaint what has peeled, they allow all aggressive dog breeds (I've been lunged at by a Rottweiler and a blue nose pit) refuse to replace bad AC units until they basically catch fire, maintainence is almost non existent, and don't forget you have to pay for the air compressor for your tires and the indoor basketball court is only open when the witches are in the office. All the issues addressed here by unhappy residents are true. The maintenance staff (DANIEL) is very good, but can only work with what they are provided. I just ignore the roaches, though I don't have many. I suspect my hoarder neighbor has them all. She routinely dumpster dives and gives or sells her findings. smokes those awful cheap cigarettes. 405's. yuk. I take my safety very seriously here and always carry equalizers. invest in a small personal alarm with at least 150 decibels and a very bright light. they cost around 60$. a good investment. Also consider a small very sharp pocket knife. most perps are chicken shit and will lose it at the site of a small cut. the loud neighbors can always be drowned out by being louder. Consider that there are people that are strong and can take a lot of pain. You want to always keep a distance. keep your pepper spray ready. Never drop your guard when out in public spaces. Always wear shoes that you can run in. Dress down also, cause you don't need extra attention from pesky neighbors. Put away your Channel sunglasses and your LV bags ladies. Never, ever wear Versace. Terrible apartment and management is even worse. We have to drive 15 minutes to pick up our packages from USPS, because the apartment refuses to put in parcel lockers. Whenever we ask about the situation, they say it's up to USPS, when it's actually up to them. The building amenities such as the pool and gym are filled with non-residents, because they don't lock the entrances. I've been here 14 months and just renewed only because I hate to move. I felt I wanted to write a fair and accurate review so maybe they read this and make changes. I'm clean and pick up after myself but had a roach problem. Thinking it was from next door. Still fighting that problem They just got a new pest control maybe that will help. Pool is nice but needs to be cleaned more often. Funny thing is I've seen the maintenance cleaning on a Saturday in the pool with all the people and families. Why not clean before weekend? Pool furniture needs to be replaced for such a nice pool area. Dirty, stained with suntan lotion, and ripped straps. The office is somewhat helpful. Depends on person you reach. Some appear to blame tenant if they raise issues. For the money you're paying you'd expect a little bit more courtesy. It's ok but I hope they step it. Update: never heard from office about any concerns. Answering to a review and doing nothing isn't helpful. I've reached out to corporate office. I'm wondering if they will call. $1,142 a month you deserve better. Never missed a rental payment. Also, they want my fiancé, who visits and owns elsewhere, go on lease for $30 and background check. My boyfriend has lived here for almost a year, and it's time that we write a review of everything we've been through with Lighthouse. I try to give places the benefit of a doubt, but this apartment complex is section 8 housing disguised as luxury living. With a monthly payment of $1,100, you would expect a decent standard of living. Lighthouse disappoints on so many levels. Most recently, my hubcap was stolen from my Corolla after being parked in front of the leasing office for one day. I'm guessing the thief was someone who was stopping by to visit the pool for Memorial Day Weekend. Lighthouse needs better security (cameras, a guard gate, etc.) if they want to have all these extra amenities. The pool is beautiful, but it attracts all kinds of people who may not have the best intentions. Second, the apartment is infested with cockroaches. We have been dealing with enormous roaches who seek to fall from the air vents in the ceiling. (I would've attached videos of them, but I'm not sure how to attach them to this review.) Even after requesting a work order and having maintenance spray for them, the roaches remain to be a disgusting problem. Third, many of the neighbors in our building are disrespectful and crude. One day my boyfriend and I noticed that someone had placed a bag of feces on an elderly woman's car, because they were unhappy with her parking. These three reasons, coupled with the unhelpful staff, make Lighthouse one of the worst apartment complexes I have ever seen. read more

This apartment is absolutely horrible they keep increasing the rent every year however they don't care about putting money back into the the property I:e a better postal building. I received and email today 12/6/2021 stating they will not be accepting packages left at the front office from USPS or any other curriers (Amazon ups and fedex all deliver to your door step no problem) usps also said they will be returning all packages to sender ( I know great timing right ? I mean it's not like people have been ordering holiday gifts) none the less we don't even get our packages delivered to the fleming branch they get delivered to the post office off of college. So now us tenants have to pay extra for shipping to have it shipped through fed ex or ups if the sender uses usps. read more

These people have zero ethics or compassion. A typo in account info entered on the online portal, for rent, cost me $130. Even after receiving confirmation that my rent payment went through. (Days early). I received an email five days later stating my account was invalid, and that I was being charged $102 late fee, and a $30 NSF fee. Though I had proof of my confirmation email, and plenty money in my account to immediately correct the issue and pay them, they refused to refund any fees. The women were unhelpful, and incited "binding legal contracts" when I asked if they could please wave the fees. They said I was taking it "personally". I'm sorry, but who wouldn't take $130, because of a typo, personally? These people genuinely lack the skillset to deal with the general public. Do not move here. read more

Worst place I've ever lived. Very Cheap Apartments for Expensive Pay not worth the pay. The property manager is completely rude, shady, and snarky. We weren't supposed to even live in the apartment and they said they'd "bite the bullet" but then proceeded to screw us over when we went to move out. They have so many stupid rules and fees over the littlest things. The Pet Deposit is NOT a deposit it's a "fee" to allow the pet to live there for $300. They did not compensate me when I had my ESA animal papers. They overcharge for any keys key fobs or any minor things. The laundry room always has broken washers and dryers; when they are not broke you over pay for them. Absolutely would never recommend this complex to anyone not even my worst enemy. read more

My lease ended a few weeks ago and I have finally settled into my new apartment. Don't get me wrong, the property is beautiful and the inside of the apartments have a nice layout to them. But they will charge you for EVERY little thing. If you've got to pay for something maintenance related PLEASE make sure you keep receipts because they will charge you for them. I requested assistance for a flea infestation and they tried to blame me for OTHER things wrong in the apartment. I'm sorry your cheap quality shelves had broken?! Not my problem! They charge you $40/mo for washer and dryer and you can ONLY use At&t cable and wifi which is absolute TRASH! And I'm lucky I didn't have noisy neighbors as I was on the third floor. After my first complaint, I could tell the quality of customer service I received quickly diminished and the only times I heard any news from the leasing office was if it was bad/had to pay for something completely random. I hated going inside the leasing office to pick up my packages because I felt unwelcomed and a lot of the times it would say delivered online but the leasing office "couldn't find it" when looking for it. I hated having to go down two flights of stairs then drive to the other side of the complex to throw away trash and in the dumpster area there were NO lights which completely freaked me out. For the amount I was paying to live there, there should have atleast been valet trash considering how large the complex was. My favorite thing about living here was the gym. Don't know if it was 24/7 but I was able to unlock the door with the code at anytime. It's small but useful when you can't make it to your main gym. And btw, NAS jacksonville is NOT "minutes" away when you're coming to and from work. At the crack of dawn, sure when all the lights are green but you WILL be stuck in traffic if you leave after 6:20 am. I received my 60 day notice and the rent was going to jump to 1200+ for 2 bed/ 2 bath and that's without utilities, etc because they don't pay for ANYTHING. I obviously did not renew. Also, you will have to pay for professional carpet cleaning even if it's spotless even though that's what your deposit should be paying for & make sure to sweep your patio or they will charge you $17. Lighthouse Apartments Fleming Island are full of disgusting conditions & are handed over to tenants who are expected to pay premium rent. In my 25 years of renting homes, apartments, condo's, penthouses from NYC to NC, I have never seen such neglect. They will try to tell you that you can't see the space until it's yours and that the ones that are not upgraded come as is. Neglect is different from outdated. Maintenance should MAINTAIN these places. There is only one (1) cleaning person for the whole development. I have rented 2 apartments (3108 & 3109) here. Bathrooms have damaged mirrors and rust Faucets are rusted out, chipped and dirty Tubs have gross plastic strips trapping hair, piss and "other" Walls are built paper thin. When you open the cabinets, yikes! & then the ants and cockroaches. Eeww. You have to ask them multiple times to clean/fix items even when those items were marked during your walkthrough. There is mold in every window, vent, baseboard, tub. There are layers of food on all baseboards, toe kicks, undersides of counters, in all crevices etc. If you have a noisy neighbor & move after 6 months, they CHARGE you. Where do I begin, on the plus side the grounds are pretty, just look out for dog poop. If you take an apartment here be aware the maintenance department is horrible. I had called for the kitchen sink, the dishwasher, the kitchen lights, the bathtub....every call required 3-4 more calls because they never fixed it correctly the first time. As of move out nothing was fixed..... You pay fees for garbage.....its always overflowing and weeks go by without a pick up You pay fees for exterminator......only time I saw them in 2 years of living there was the 3 times I called when we initially moved in There laundry room is so filthy disgusting and dimly lit, I quickly ran to Home Depot to purchase our own washer and dryer The office, omg the office they cannot think for themselves outside of the rehearsed script they must have had drilled into there heads during so called training. If you ask a simple question you are met with an unprofessional shoulder shrug. Mail and packages, be wise and rent a box at the post office! Packages sent to me from friends, family, business sat on there shelves because they marked the box incorrectly and when you insisted they take packages down from the shelves just to double check they insisted it was correctly marked my cookies from home went bad, flowers (clearly marked in a 1800flowers box) for my birthday went bad after sitting on the shelf for a week I could go on and on We made the best of our stay there but had to call it quits at lease renewal we just could not pay such a higher rate for there poor service read more

We have had to call the cops multiple times on a neighbor who has been very unstable. We've heard screaming and fighting both in and outside of the apartment , smelt the smoking in the breezeways, They have been leaving lighters and red solo cups in front of their door like a fraternity and leaning against other residents bedroom windows. That is not all, they have been asking other residents for money and confronting people who have complained (or think have complained against them) We do not feel safe and it's been months of complaints and it doesn't seem it will resolve before our lease is up as the only thing the office can do is leave notes and having us call the sheriff. They expect a lot of financial fees and time in order for us to break our lease which we can't do. Two people from our building have left due to this and pest control issues ect. The staff is nice but it doesn't change the issues. We were also told that the screens were sprayed and cleaned quarterly and that wasn't true. read more

Managmenet takes no complaint seriously and although the pictures make the place look very desirable, don't be fooled. Dogs are allowed and there is dog poop all over the lush grounds. OK place to live but be aware when you decide to move out. They require a 60 day notice vs. a more reasonable 30 day notice to leave even if your lease agreement is up. Their defense is that you sign a lease agreement that requires the 60 day notice, which is true but when they send to a renewal notice they don't mention the 60 day requirement at all, they just say check your contract. This is an unfair and deceitful business practice. There is no excuse not to mention the what is required when you chose to leave. This is a very expensive lesson to learn and they won't work with you at all. read more

Felt like it was a burden for her to show us what the inside of these apartments look like. One had fleas and she just shrugged it off like it wasn't a big deal. All other members of staff seem very friendly. Only time Angie called was to tell us a place had been leased when telling us intially it's available. Happened 3 times. I would recommend this complex to everyone. I have enjoyed every minute living here the last two years. The staff has always been friendly with me, maintance comes same day. Parking is never an issue. I live on the corner of the third floor and never ever hear a peep out of neighbors or anyone outside. Its extremely friendly and a safe enviroment for kids. They do raise rent at the end of a lease but what apartment complex doesnt? I would love to buy my apartment if that was an option. The pool is insane, i have yet to find one that compares to the beautiful scenery and size of the pool. Gorgeous! Hope this helps anyone in search of a home. Highly recommend this place.
