Email responses take far too long, and their communication portal within their app has never functioned properly. * Cost vs. Value: Our HOA pays M2 $22,800 annually for managing 108 homes with no amenities, which feels exorbitant given the level of service provided. * Questionable Practices: I was shocked to learn that M2 charged a homeowner $500 just to produce a letter confirming their account status for a sale. * Inaccurate Accounting: Many residents, including myself, have reported significant errors in monthly statements. For instance, I received a statement indicating I was $1,300 in arrears, while my dues are only $150/month, despite my consistent on-time payments. * Agent Conduct: The agent assigned to our account has a reputation for being unapproachable and often makes homeowners feel like adversaries rather than valued clients. * Concerns About Potential Ethics Issues: It is worth noting that the attorney representing our HOA is married to the attorney working for M2. This raises concerns about possible impropriety and lack of transparency. In summary, I cannot recommend M2 Property Management based on my experience. I would like to update my review M2 charged me$ 80.00 additional to complete what they called a rush order for a status letter to complete a sale I and my title company had spoken to them a week in advance I spoke with Liillian and Rhianan and finally Len requesting the unfair charge back to no satisfaction. I think it's very telling that the company has to post a notice upon entering their office to the effect of: "Using profanity, raising one's voice or speaking loudly while in the office when addressing the hired help at the front desk is unacceptable." I live in a development that M2 is in charge of, and they are awful, they pass the buck and are more interested in arguing than doing their job. I see why they have a 1 star rating, because it can't go any lower. I spoke to a man named "Len" he immediately took on a condescending tone and when I said "When I am paying for a service I just want answers" His response was "let's get one thing clear right now, the HOA pays us". I reported a broken lock on the entrance door months ago and it is still not fixed! I recently reported the roof leaking for the second time damaging the ceiling in my kitchen and sent a photo showing the damage. How long it will take to acknowledge and repair is anybody's guess! And let's not even talk about snow plowing??!!! read more

I am actually in process of suing this management company due to misrepresenting board of directors and charging for the fraudulent late fee. I own a condo in one of the communities that managed by them in the city of North Olmsted. I always pay my HOA dues on time. I have a record from my bank that the HOA fee was paid way in advance and it was delivered before considered being late. They not only charged me for late fee, they also charge me 100% over the late fee amount for the period of four months even though every month they received the HOA payment. This is against the statute of Ohio State. No creditor can charge over 8% of interst. I furthermore agree with a few reviewers here that they don't even consult with the board of directors and it's all lies. read more

I only wish I had the money to sue this management company. I have lived here over 30 years and always paid my maint fee on time. I contacted them in July of 2021 to report my siding being cracked by the landscapers doing grass trimming around my home. To date, I've had no reply. I don't know how they stay in business doing customer service this way. We've had to live without our patio walls for years that were supposed to be part of our home because they chose a bad company to do our siding project. Horrific is right! read more

This management company has poor business practices. I along with twenty other families have not had U. S. mail delivery since mid January 2022 because M2 Management has not replaced the concrete base that is needed to install the post for our new post office boxes. According to the North Royalton Post Office they have been waiting for the concrete installation since January of 2022 and it is now August 29, 2022 and still no concrete base. Even with an inquiring phone call from our US Congressman's office, M2 continues to ignore the issue. read more

do not trust what they say on behalf of a board-they do not consult them and make statements that are LIES. They sent my account to a lawfirm for collection 15 days after it was received, the charges were disputed and after a board hearing they were dismissed. They still billed me for all the legal fees that they hired. Jourdan the HOA managers makes statements without consulting the board and/or the owner that were just NOT TRUE. AVOID dealing with this company if at all possible. read more

This company is a total joke!!! Stay away!!! The worst one to deal with. Had problems with them ever since I've purchased my condo. The issue is not being resolved and no communication.
