As a neophyte to the refinance process I was recommended to American Capital Home Loans by a friend and I dove right in to get a great deal for my home refinance completed in an expeditious manner. I was encouraged to opt for a VA loan for which I didn't know that I even qualified for since I was a reservist (as it turns out I do qualify...no thanks to them though). It was a good interest rate for the time and my financial advisor with Merrill even indicated he couldn't match the terms, so I didn't shop it around any more. Initially things were progressing after we provided the herculean amount of financial documentation required to complete a loan these days, but then we ran into the snag of questions regarding my ability to qualify for the VA loan. Nonplussed, I took it upon myself to undertake this investigation since Steve Chizmadia and the underwriting team were unable to establish what documents were actually required nor how to acquire them. Finally after expending the better part of 20 hours of my own time researching sitting on hold, faxing, emailing and speaking with the VA, Naval Personnel Records, and the ACHL underwriters, I was able to attain the Certificate of Eligibility (COE). By the way, during this entire process, I was constantly asking if this loan was going to "go bad" because of how much time it was taking. I was reassured that if we completed all necessary documentation by December 23 then we would be whole and the loan would proceed as indicated. On December 23rd I was informed that the loan was never locked and that the terms of the loan as I had understood them had changed. I was deftly handed off to John Gillis who acts in a managerial capacity for ACHL. He told me that I was "being emotional" and that he "didn't pay people to do loans"...I would never speak to my customers that way, and certainly not ones who had lost thousands of dollars based on the flummoxes of my staff. He said he would get back to me by the end of the Holiday week with options. John called me on Saturday to discuss the terms of the new deal, but refused to accept anything resembling accountability for the issue with the lack of locking, nor did he disclose what the difference between the terms of the original loan were and the one he was proposing (I know there was a difference, but he wouldn't do the math for me). He called the lack of locking and change in loan terms a communications mix up. Long story very long, I elected to go with another lender (whom I will in fairness write a review about separately and not mention here). They offered much better closing terms, the same rate, and they didn't have the baggage and ill-will that were the result of the repeated lack of customer service and undelivered promises that John Gillis and Steve Chizmadia delivered to me and my family. I do not recommend this loan provider and strongly recommend shopping around and comparing terms as a home loan is a huge commitment.

I had less than 30 days before closing on a single family residence, but I wasn't sure that the rate on my pending loan was the best it could be. I was referred to Loan Depot by a Wells Fargo loan officer, who said he couldn't close in less than 35 days due to COVID madness. I also called Chase, American Financial and Benchmark. John beat them all on rates and he was able to confirm that he could close in the time that I needed. In the end, I wasn't able to turn around my documents in time to hold up my end of the bargain. I have excellent credit, needed to borrow $185K for the new purchase. I communicated early in the process that I wanted to borrow an additional $30K to pay off credit card debt using the lower interest rate. Eric Bibel and Jamie Richardson were reassuring throughout the loan administration and when I periodically queried Eric about the absence of my credit card debt in the documentation, I was told "Don't worry, it will be resolved in the final paperwork." It was. When I received my final Cash to Close document, it was revealed that my credit card debt was NOT included in the loan. I was expected to pay it all up front in two days! When I asked Eric where he expected me to find the money, he responded that I could pull it out of my retirement funds. At that point, raiding my retirement account was the only option unless I pulled the plug on my new home. Completely livid and overstressed by the situation, I wired the funds to honor my obligations. This maneuver cost me almost $45K, including the taxes, penalties, & fees, plus I will likely be forced to delay my retirement. From my perspective, THIS DUPLICITY WAS UNACCEPTABLE & INEXCUSABLE! Within a week, I started refinancing. Working with my loan officer at USE Credit Union, we discovered more anomalies. I qualified for a better interest rate (4.5% instead of 4.875%) AND the property tax for escrow was calculated incorrectly so Caliber would have come back shortly to increase my monthly payment. WOW!!! JUST WOW!!! Having just completed my 3rd escrow in 45 days (not recommended!) and exploring the possibility of litigation, I want to forewarn any potential clients to MAKE SURE YOU ARE NOT DECEIVED.
