We had to move quickly back in September 2024 and looked at several options, but we chose Apex…read morebecause of its location and, above all, Jonathan's outstanding customer service. He truly understood our situation and went above and beyond to help us secure a place we could move into right away. Jonathan kept us well-informed throughout the process, and when he wasn't available, Rachel graciously stepped in to provide updates. The maintenance team, Angel and Carlos, has also been exceptional. They respond promptly to service requests, and their efficiency and dedication are greatly appreciated. Their communication and attentiveness have meant a lot to us, especially after the challenges we faced before moving. Having such caring and reliable staff is a major highlight for us. The only issue we've encountered is a persistent leak in the dining room window since we moved in. Although the roofers have been out to address it, the problem still hasn't been fully resolved. We're hopeful that during their next visit, the issue will be properly fixed and thoroughly inspected. It has been frustrating to constantly rearrange things and deal with noisy equipment, but we're optimistic it will be taken care of soon. June 2025 Update: We moved to another building a few months ago because of a recurring water leak, and it feels like the worst decision. Rent went up because they moved us to the primary building even though the original water leak in the window was their issue, not ours. Now, on top of higher rent, we're dealing with ants coming from AC vents, kitchen outlets, bedrooms, and even windows. Roofers and AC vendors supposedly fixed the leak, but nothing has changed. Massey can't treat the attic due to an insurance clause, so we're told to just "be patient" yet this has been going on since July. Maintenance only wipes down black mold in the vents instead of fixing it, calls go unanswered, and nothing here is properly maintained. And from the reviews I've read, we're not alone--other tenants are dealing with mice, roaches, and ants too, with nothing being done. The only person who has actually helped is Carlos from the leasing office as he's been patient and understanding throughout all of this, and if I could, I'd give him five stars separately. Unfortunately, the same cannot be said for maintenance and the office managers, which have been nothing but a disappointment. Our apartment is kept clean at all times we hate bugs and refuse to live dirty, especially in Florida, but we're still stuck with this problem. On top of that, when they relocated us, they didn't cover a single expense; instead, they acted as if waiving the transfer fee was some kind of courtesy, when in reality this was their issue to begin with. February 2026 Third Update After months of trying to resolve the ant issue, Doug (Community Manager) has truly gone above and beyond to help address and remediate the problem as much as possible. While we still see some activity, thankfully they're no longer in the vents--knock on wood. It's an ongoing process with Pest Control, but things have improved compared to before. Some days there's activity, but after baiting, it subsides. It's definitely been frustrating at times, but after connecting with Doug and Carlos, it's clear they understand the situation and do what they can to support us. We genuinely appreciate their efforts and would recommend Apex as long as they're part of the team. March 2026 Final Update: We moved out and broke the lease after dealing with ants on the counters, outlets, and even the bed. We contacted the office multiple times with no response, and pest control never resolved the issue. Despite this, we were still charged full break‑lease fees. I sent several emails about the charges and never received a reply. At one point, I was even told we "never gave notice," which is incorrect. Many tenants in Building 1 have also left due to ongoing unresolved issues. For the amount we pay, the service is unacceptable. I'm relieved we left, and I do not recommend living here.

Sorry, I will not be able to compliment the move out process nor the ROACHES AND SILVERFISH. We patched up any screw/nail holes we made, but we received a bill for $648 for soap dish and drywall. Which absorbed our deposit and we had to send more money. We also had an ongoing problem with roaches and silver fish, despite several trips from pest control. We could not get out of there fast enough.

It's a very friendly place, the management is not dictatorial, and it's a great value for a small rental for the whole winter season in Florida (8 month snowbird lease). You get to keep your things here during the summer, so you don't have to set up again each year. Lots of varied activities with a great community spirit. We love the place, and it gets us out of Maine winters into beautiful, warm sunshine. David L. Oxford, Maine

When we came across La Casa it fit the wallet perfectly but we hadn't seen the cottages except on the website. We made a trip down in April of 2018 to visit friends and fit a visit into our agenda. It's a lovely community albeit older. The cottages are being updated and repaired as needed. (I understand they came from the first Disney Wilderness Village). They are cozy (code for small) and sparse but they are yours to furnish as you wish (they come with a sofa and dinette chairs and a queen bed). Previous tenants left a recliner for us and we were provided dishes and a complimentary new set of pots and pans. These cottages are yours to move your personal items into and leave there for your seasonal visits. No one else will be sleeping in your bed, your not paying through the nose to live in a warmer climate and it's literally 20 minutes to Disney Everything! If you're into that. You are allowed pets (extra security deposit required). But the most appreciated part is that there is absolutely NO SMOKING on this property anywhere! Yes! Smoking is prohibited! There is a background check and a reasonable security deposit and then you are assigned a cottage. I assume that's at managements discretion depending on the amenities you wish to have in your cottage because they are essentially all alike but thru the years little changes have been allowed. Some have windowed lanais, most lanais have just screens. Some have a 2nd bedroom incorporated into the rear of the lanai. Some have stacking washer/dryer where the sink in the bedroom is located. (Obvious spot for one.) Some don't have a lanai at all. You pay according to those conveniences. We're half way through our first season here and love it! You can be as busy or bored as you want! If they don't have the card game you play put a message on the board and soon you've got a regular group. The residents are great! You won't remember names for a while but know one seems to take offense. There are bus trips planned to local events and sites for a fee of course! OR You can sign up for 3-4 day excursions. A trip to the Keys, Casino gambling in Biloxi (I think) If management is prickly I haven't been subject to it. The maintenance guys are friendly and prompt considering there's over 300 hundred units here. And someone is on call 24/7 for emergency repair. Probably mostly in the nature of a plumbing or electrical problem. Well, that's my take on this place. And if that's not enough the best part is...I'm not shoveling snow!

Jodi, ended up staying in the office later than usual to help us out ... Unfortunately, on the way back home, it was too dark on the highways and we realized how my sister was going to have to drive alone at night, coming from work, so far away, and we decided not to move in... We really felt bad about not moving in, because Jodi had made us feel like that was our home...We also appreciated how friendly Maria was when we walked in and some of the neighbors that we were introduced to, also. We ended up finding another location, that also belongs to GreyStar, and are going to be renting there, because it's very close to my sister's job. Thank you

Let me start of by saying that I thought my kids and I have found our dream home. It was beautiful,…read morebut there was a big problem. The home was infested inside and outside with spiders. These were not ordinary house spiders. These were mixed breeds, wolf, black widows, and management did absolutely nothing. When I went to look at the homes we were not able to look inside they only showed us a display and said if approved I could pick any home I wanted. This was great! However, I had no knowledge the homes were built on an old orchard. I hired some movers and moved in. The next day there was a gigantic wolf spider in my back door screen. I sprayed Raid on it and killed it. As we started unloading boxes, we started seeing adolescence which were the size of a quarter. Hairy ones to. The amount of spiders that were outside and coming inside was unbelievable. My kids would not sleep in the room. We slept in shifts on a mattress in the living room. Keep in mind my children were young. I spoke with Leslie and Jackie and advised the problem that I was having. Leslie who is the manager signed me up for their exterminator to come out the following week. Who could wait that long? I can not tell you how many spiders were coming in daily or out of who knows what in the home. I could not wait a week and I brought out Orkin with my own money. The Orkin man did the best he could. I was advised that it will take quite awhile to get rid of this infestation outside and inside if at all. He told me to be careful if I go outside because he spotted a couple of black widows out there. I didn't tell you about the massive spider in my window trying to get into the home. The picture is attached. The orkin guy could not tell me what type of spider it was. It was MASSIVE! He said it looks like a mix breed as there were so many different species of spiders that they probably mated. In the report he also shows the webs outside and the notes clearly state live activity. You know that there is a problem if there is live activity outside of your home. This was a daily basis. My children were not sleeping and they looked wore out. The manager came down with maintenance and looked at the dead spider that I had just sprayed prior. Funny she was afraid of it and scared to pick it up. The maintenance men threw it outside and went outside to look. I heard him say yeah hear is a couple right here. When they came back inside. They advised me that I need to keep my windows locked. Why would you have to lock your windows when paying $2,840 a month. Leslie was no help at all. I asked if they could treat the yard and she stated they only treat the yard if you have ants. Nothing was resolved. There pest control guy finally showed up the next week and I watched him go through the yard. He wasn't there 3 minutes. He was scared himself. He never came in to spray he left quickly. I asked if I could get out of my lease. I was advised no, or I would have to pay. All of the pictures, Orkin reports, they still did not let me out of my lease. Well guess what. I am a single mother of 3 and my children's well-being comes first. We lasted 2 weeks in that home. Nobody cared or would hear me. I spoke to a woman at corporate and she stated that if a spider bit one of my kids they would not be liable. Upon moving in I had welcome gift in the home. I did not understand why it was not given to me when I had to go and get the keys from them. Upon moving back out I had neighbors moving in. I also spoke with some other neighbors as they walked down the street, and they advised that their children to were terrified and would not sleep in their rooms. Before my new neighbors arrived, I saw a woman with a broom and dustpan walking down the street and entered their home. About 20 minutes the new neighbors pulled up and she was already gone. I knew then that they go into the homes the day of to remove whatever insect/spider they may see. The neighbors had a newborn baby as well as 2 dogs. The dogs were in the backyard they moved them to the garage. I spoke with my neighbor and gave him a fresh can of Raid and advised that he will need this. The next morning when I seen my neighbor he looked so pitiful and nodded at me. I already knew what that nod was for and the look he had on his face he had the spiders to. I was in dispute with the management company since 2023. I have not heard anything else until today when they put a potential collection on my credit, but it is coded that we are in a dispute. I paid movers to move in, movers to move out. I had to pay to move into another place. I lost $3,434.66 that I gave upfront to move in. Calculate all of this. I did my due diligence and hired Orkin to eliminate the problem. i never was reimbursed for this. I do not owe them anything. Those homes should be condemned. I am sure they are much cheaper now so they can be rented out. I was deceived from day 1. They knew they had a spider problem and never disclosed this.

Lilac Pointe is SIGNIFICANTLY OVERPRICED for ZERO AMENITIES and the ABSOLUTE WORST customer/resident service I've EVER experienced! Today is DAY 5 of our dryer being broken. The only response we've received is a robo response saying they'll be with us "shortly". Our window screen has been broken since Hurricane Milton over a year ago. The terrible "landscapers" have broken our water line multiple times. We've had to secure our own stair treads after my daughter tripped on the terrible job they did and fell down the stairs. The list goes on. We pay $3.000 a month for HOA like threatening emails, no pool, no gym, a poor excuse for a playground, awful landscaping, and pest control we have to supplement to not be overrun by ants. The good news is, there are other rental options nearby where we will find more for less-pool, gym, clubhouse, actual playground, and hopefully actual resident support. I hope you all pass on this community and find something better for your money.

They thought they had settled on a place when they found this one and it turned out to be a real good fit for them. They had an excellent move-in special that made the price a bit lower than what they had been anticipating paying. It will give him a chance to save a little extra money over the next year as well. I accompanied them when they went to the actual move-in after they had signed the initial agreement. We had to get some extra paperwork together that was needed to verify income and such and we brought that in so they could make copies and then get the keys. And went with them into the actual apartment to do a once-over and help them find anything that might need repair immediately. We compiled a list of minor items with only a couple of them needing to be done ASAP. The people that handle the service have been very friendly and efficient. The kids are now in a nice two bedroom apartment with good natural lighting and plenty of room for all their things. I've been helping them since the move-in with various small things that they have needed help with along the way. We've spent a bit of time chatting with the three people primarily working in the office and have all gotten to know them really well in a very short period of time. The complex has a very nice pool area with a section setup for entertaining along with a couple of barbecue grills and also a cooler. In the main office area there is a small business center there is a bit of a meeting room along with a coffee maker a refrigerator and bottled water available. Off to the side they have a small fitness center that the kids have already started using. You can access the fitness center 24 hours a day which is a nice touch. One of the big pluses about this complex is that it's up near the Posner Park area with plenty of stores to shop in and several restaurants within a very short distance. A new feature is coming just at the end of Posner is a BJ's wholesale club.
