If you're even considering moving in--PLEASE read this first. I lived here from 2022 to 2025 and I am begging you: do not move here. I moved in with my fiancé (now husband), and even brought our first daughter home from the hospital while living here. This place was a nightmare from the start. Let's be clear: it was nothing like the apartment they show you during the tour. The model unit looked nice--bright rooms, clean air, no bugs. But the unit we were given? Our daughter's room had no lights and no fan. When we asked about it, they told us there was nothing they could do. We even offered to pay out of pocket to have it installed, and they still refused. We've since learned from our new landlord that it's illegal to rent a room without proper lighting and ventilation. Now onto the worst part-- * ROACHES. No matter how much we cleaned, they were everywhere. I put in multiple service requests, even called crying while pregnant, begging for pest control before bringing my baby home. Someone eventually came, but it didn't help. The roaches were in every crack and corner. They even followed us to our new place. * MOLD. Around windows, near the AC, in cracks--everywhere. I have asthma and had trouble breathing regularly. I felt so guilty having to raise my newborn in that environment. * SAFETY. Drug deals at night, constant police presence, and things getting stolen from cars. This wasn't a safe place for families. * MANAGEMENT. Completely inconsistent. The only person who ever truly cared was Daviana--and she left. Since then, it's been a revolving door of managers who only respond if you physically go to the office. We didn't even break our lease--we had to move out for a new opportunity (thankfully). But even after we left, they pulled up our carpet just to find a stain underneath, one that wasn't visible or even smelly. It didn't even look like our dog had ever laid there. Now we're being charged for that, too. At this point, we're just paying it to be done and never think about this place again. This place is unsafe, unclean, and completely misrepresented. It's not a good place for anyone--especially not kids, pets, or anyone with health concerns. Please do your future self a favor and stay far away. I'm praying for anyone who's stuck living here. read more

After my 2 month experience this plex needs to be shut down. I started talking to the complex and welcomed by Jalen. I was given a threat if I should up to pay on Oct 8. The application fees are 139.90 each. I came and got my apartment. I signed with Tyrome Davis that threaten me to sign or he would never do business again with me. Moving forward, our apartment was filthy . The walls, kitchen, back porch..... list goes on. I didn't have a working dishwasher for two months. No bulbs in needed areas and no resolution when I called. I was constantly hung up on and given false promises. The premise is hardly managed. You are charged for garbage disposal, which isn't explained. You are charged for pest control, which said would happen, but doesn't.. I changed my own AC filter and was disgusted. The pool has floating trash all over. The workout room is the most laughable awful place. Tv doesn't work, lock on the door doesn't work and a pathetic attempt to supply and advertise this subreddit. The vending machines do not work, the laundry does not work. My wife and I are now getting sick from mold. See pictures. My screen is broken, my ice machine doesn't work, water pressure is barely flowing. Dirt on every wall and fixture. The mold problem is now getting my wife and I sick. I will say the Maintenance is amazing! They do their job but are immediately pushed by management. Lastly, on Dec 9, 2025 I was assaulted, intimidated and screamed in my face at the office by the manager Tyrome Davis. I would not wish the complex on my worst enemy. More photos to come! read more

What a great place to live! My fiancé and I just moved in a little bit ago and are loving every minute of it. It is such a great apartment, safe area and affordable for NSB area. Also the staff and maintenance workers are so sweet. Very helpful. We were worried about parking, due to all the old reviews. But have had no issues. Seems like the issue resolved! So here we go. First let me start off with I am a resident at Lyme Stone Ranch Apartments which is owned by Advenir Living. I've lived here for just about a year and let me say this place has gone to shit. I won't say all of the management here is terrible but it's definitely far from stellar, especially this in-personable new one we have, I think I'd rather deal with the Asst who always goes above and beyond as everyone knows what's occurring here is utterly wrong. We as YOUR residents/tenants all whom pay at least $1000+ to live here should NEVER have to worry about the place you live at towing your vehicles because YOU ALL REFUSE to assign parking or create new parking areas when there's at least two HUGE under developed areas on the property YOU Advenir Living own. To have to ask yourself daily "do I go to work today n chance getting towed or stay home so less stress" cause if u pick option 1, u have to stay awake all night causing sleep deprivation over the place you pay rent to tow your car; SHANE ON YOU. This bullshit of less than 4 months ago painting "no parking zone" lines and putting up signs ONLY because the City of New Smyrna Beach Fire Department's fire Marshall cited you because of the violations found. Why not make sure all the garages aren't used as storage and are used for parking as they should be because we all know that was one of the Marshalls violations also. Now please fucking explain to me the oh so MIGHTY and POWERFUL corporate asses at your company find it acceptable to sit and have your resident's vehicles towed because you want to rent out Apts to the NSB Lineman class, whom might I add all bring cars, they sneak their girlfriends in whom also bring cars which takes all the spots for us who pay rent monthly. Many of us work evening time or at night and come home at 11p-12a or later to have to circle the parking lot to never find parking except for these new fire zones you all created thinking it's going to keep the fire Marshall off your backs but guess again, when I say we all here have had it I mean every word of that. When you complain to the leasing office you get told "there's nothing we can do you shouldn't park there" (this ones even better) get told to "well go park at Walmart or the gas station". Those are businesses which is private property and we can't go parking 20-30 cars over night at a store, not to mention Walmart is a mile maybe little over a mile away which means we'd have to walk said mile+ back to the apartment; I'd like to know how good the shit you all smoke is because the fact anyone would think that's ok for a tenant or do or be advised to do is disgusting. Property Managers are supposed to be going to bat for us residents with issues and concerns at the complex, Instead they choose to not answer the phone EVER but they sure can call you daily basis when they want something or your rent is late which I might add is harassment. PUBLIC SERVICE ANNOUNCEMENT, THIS IS YOUR PROBLEM AND RESPONSIBILITY TO FIX, you own the complex and property, why don't you all get your heads out of one another's asses n just assign fucking parking? We all said we wanted that months ago. Painted yellow lines in a day for "no parking" how hard is it to get us stickers and paint a number in a spot, what's it a days work?! So please as we all here that live at Lymestone Ranch Apts are DYING to know this answer. For a company that did NOTHING during the pandemic to assist any of your renters who were affected except send emails and post letters telling us rent is due the first, how are we supposed to pay the rent if we're being towed in a regular basis because of an issue that could and should have been solved months ago but you all just want to act like this problem doesn't exist. So this towing costs us over $100 because you all are sneaky asses and can't ever admit to any wrong doing done on your part. I won't add the tow company because I don't want cars towed in revenge cause he's the scumbag that would, but I don't care if the new cop whom works for Volusia Sheriff's Office parks in a "no parking zone" daily and not once has been cited, towed or ticketed. The last time I checked cop or not he is not above the law and when that car is here he's a resident not an officer. So Advenir Living and Lyme Stone Ranch Apartments, how are we going to handle this? We demand answers, we demand you do something instead of painting a fucking yellow line and than poof all work regards to parking stopped and our cars get towed. After this last time I personally am not going to back down from you or this nasty tow company who will realize karmas we can be even bigger ones. I'm also 95% sure that not being able to park where you reside is a violation of the tenants rights but I'll have to check my book on that. This fight is far far from over and I can not wait to until you see the lengths we're willing to go to stop you from not only this violation of our safety but also to our lively hoods. read more

The parking situation is a mess. They are filling up the apartments without caring about how there isn't enough parking for everybody. Now tenants are being towed left and right for parking on curbs - there is nowhere else to park! Their solution is to have you rent out a carport spot or a garage for an extra $60-$100 a month. Living here is not worth it. Please save yourself the stress and do not move here. read more

I've lived in a fair share of apartment complexes throughout Florida and Lymestone Ranch is as good as it gets! You get a beautiful beach 10 minutes away, warm smiles around the complex, prompt maintenance team, great office staff, a well maintained pool, and lush greenery. From the random breakfast's that they hand out, to the HBD card/balloon they leave on the door, I was more than thrilled to renew my lease here for the second time! I love everything LSR has to offer and love meeting/getting to know my neighbors. read more

no parking options, parking lot fills up with non-registered vehicles or even an over abundance of registered ones so there's nowhere to park at night. when asked what the options for parking elsewhere, management disclosed that they're working on "solutions" and the one being thought of is assigned parking spots, but they don't want to "create arguments" or distress. there's already that with NOWHERE TO PARK. clearly through reviewing the previous reviews, they've been thinking of this for over 3 years and haven't done anything. read more

I am getting ready to sign my third lease here and I am really happy with the complex. My apartment is very nice, the grounds are well kept and their maintenance team responds almost immediately. I looked at other options as I always do before resigning and I think that the value is excellent. I couldnt find any apartments as nice as this one for the same price. I have been really happy living here and would recommend it to anyone who is choosing where to move next. The office staff is stellar. read more

We are going for the 3rd year in LSRA and we are happy. We are Seniors and we can walk late in the Parking Lot, with no fear. Maintenance is A-1 our first week the AC failed at 9:00 pm on Sunday before 11:00 pm was fix, Bill knows his job and each Apt. Place is clean and lhe late Parking problem, is created by the Tenants, that park everywhere and you have to pay attention backing up. The Office treat us always fair and you have to know, that the Office is close on Sunday. read more

I have heard several residents complain about a mold/mildew problem in these apartments. The management refuses to do anything about it and requests the residents to address the issues. The problem is bad enough that several personal items belonging to the residents have had to be thrown out.
