I do not recommend dealing with Concord Management, the company that owns Newport Sound…read more On February 3, 2026, my family viewed a three bedroom apartment and immediately put in an online application and paid the fee and a holding fee. We were transparent with the property manager and with Concord that we had moved to Florida in mid-October and were staying with family, that my husband just began a new job, that I was a stay-at-home-parent to an autistic child, we rented our last place for over 12 years, and that we had enough savings to cover over a year worth of rent if something were to happen. We wanted to live there because of the school district and were ready to move in the next day. We are staying with family, but it's not a great situation, and needed to be out asap. The person overseeing our application was either incompetent or lazy or both. They ask the same questions repeatedly, even after I typed up a letter with detailed answers explaining our situation. They made us wait 1.5 months to submit current paystubs, even after a verification of employment form signed by my husband's manager was submitted (this was after his offer of employment letter was submitted). Last week , the property manager called my husband asking is we still wanted the apartment and how our application process was going. We told her yes, we were still waiting on *her company* to approve us and we had to submit one more paystub. She told him that the apartment was still being held. In the meanwhile, we continued to receive emails saying that Concord needed another paystub that did not yet exist, complete with an incorrect schedule of his pay dates. (We provided them with the correct one before and after this email.) Throughout this all, I called Concord and tried to talk to an actual human to explain the situation, since emailing didn't seem to work. I was told by the customer service rep to email the Disputes team and they had a pretty fast turn around. I emailed on February 9, then followed up February 12. I also called back on the 12th, and the customer service rep told me that I was not able to speak to anyone, however she would personally talk to the case manager and call me back. I still have not received a follow-up email or a phone call from anyone. On Friday, March 13, I called again to check on our status, as the final paystub was submitted that Thursday. I was told that an email was sent to the property manager and district manager to see if there were any properties available. Which left me confused, because we paid that holding fee. Plus, the property manager had just checked in on us. Well, yesterday we found out that no apartments are available for us, the next one would be the middle of May. It was explained at that time that the "holding fee" was so we were on the waiting list for an apartment. Even though the language consistently used was that the apartment was being held for us. Again, this definition change was 1.5 months after the initial application was submitted and the holding fee paid. So, this leaves my family houseless, frustrated, and having to start the process all over again and rush to find a place to live.

OMG! Moontide is AWESOME! Here is the cool thing... they are full APARTMENTS, right ON the beach…read morewith 1-3 bedrooms, full kitchens, washer/dryers, etc. Best of all.. they only have a 4 day minimum stay and are cheaper than many hotels - yet have a lot of the same amenities... pool, tennis, shuffleboard, community room (great for wedding receptions and beach weddings), and did I mention they are right ON THE BEACH! Veronica and Theresa in the office totally ROCK IT! They are sort of like concierge's and help with any details you need taken care of. Lots of folks do family reunions, weddings, even small sales conferences. Veronica is also a "local history" buff, so if you are bring the family for an "Explore Florida" type of vacation - she can turn you on to cool things to see and do in the area. By the way... if you use the "promo code" - CONNECTIONS when you call in for rates - they'll give you whatever their special deal is... worth asking! You can find them on FACEBOOK and PINTEREST too!

I have stayed here for YEARS. The condos are right on the beach (ALL of them), fully furnished,…read moreeven washer and dryer IN THE UNIT. I often stay by myself and the security is comforting and impressive. The price, by the time you factor all the amenities is less than a stay at a hotel (even a really good one). Moontide is on the "no drive" end of New Smyrna Beach all you have to do is pick up your stuff and go outside. Shopping and restaurants closeby and Flagler Ave is only about 2 miles you can walk or bike down the beach easily. I have never had a problem or complaint and the staff treats me like family. The only think better than renting at Moontide would be LIVING at Moontide. I won't stay anywhere else in New Smyrna.

The central court is filled with beautiful trees. Pets are accepted, except if they fall into the insurance "dangerous dogs" list. The staff is professional, knowledgeable and polite. Every time I needed a maintenance visit, The maintenance is done within an hour..longer if it's complicated..but they personally respond right away. The Bedroom closet is to die for, it's Huge! We have frequent resident events... Laundry facilities available also. I am so happy I chose this apartment complex..but best of all Rent very reasonable for the location and size of the units. Oh yes right on bus stop, McDonalds and Circle K are a short walk away. Come check us out, Office is open from 8:00 am until 4:30 pm..applications are also provided just out side the club house!

I lived next door to Bonnie's "friend" and I have never been so happy to see someone go. He was a loud, obnoxious drunk who thought because he was on Section 8 he could do what he wanted. Boy did the staff set him straight on that. He did not move out he was told to leave. He went around whining to anyone that would listen that they were kicking him out. What did he expect? You don't go around drunk and be loud, obnoxious and vulgar to your neighbors. The staff here have a zero tolerance policy when it comes to drugs, violence, and not following the rules. That is why we have such a lovely community here. All of the neighbors know each other and look out for each other. I know if I need anything I can call on a neighbor or one of the staff and they will be there. As for Bonnie's friend there was nothing wrong with his apartment that he did not cause. He showed it to me before he left. He had ripped up the closet floor,he had stained the kitchen floor with something(?), there were so many fist holes in the doors they looked like swiss cheese, and one whole wall was ruined from where he had his dart board hung. I don't think he ever got a dart in the board in the 7 years he was here. From the amount of holes in the drywall it looked like they ended up there. If your looking for a nice, quiet place to live with good people and no crime then come here and enjoy. We even had coffee with a cop for one of our events (we have events in the clubhouse for residents like potluck, pizza nights, Bingo, etc.). Even the officers pointed out on their crime map that there is no crime here. I love it here. My apartment is beautiful, my neighbors are great, and the staff treats you like family.
