About 5 months ago I began the selling process by interviewing several North County real estate brokers, many who claimed to be and advertised as experts in the Vista/Shadowridge community, but only to find out that many of those realtors were clueless with the neighborhood, lacked commitment to the client and out of touch with today's digital methods of advertising to potential buyers, some are still using antiquated methods of advertising listings. Approximately 2 weeks ago, with the assistance and guidance of Jeff Pashby of the Lund Team, I successfully sold and closed escrow on my home. What I anticipated to be a long and stressful home selling process become and smooth and learning experience for my family and me. What I attribute as key to quickly selling my home was Jeff's selling strategy and insight on comparative market analysis and listing price based on the value range marketing. Within hours of the listing going live on MLS, Jeff quickly received numerous requests for showings and within 24 hours over 20 prospective buyers had toured the home. In less than 48 hours Jeff presented me several solid offers for consideration, many of which were at the high limit of the asking price, after a few days Jeff flushed out the best buyer/offer proposals and I signed the contract and sold the home for thousands more than what I was prepared to accepted and closed 30 days later. What I liked about the Lund Team: - It's a family affair and they all become involved with the process from prepping, marketing, selling, advising, and administrative. - Pride, service, commitment from a business that carries the family name and unlike their competitors the Lund Team does not have to carry a brand name to delivery results. - Robust knowledge of the area and selling conditions. - Very responsive to the tons of questions we asked. There was low latency, both via email/phone/text, from question to response. - Everyone from the Lund Team was my strongest advocate and trusted advisor and most importantly they represented me and looked out for my best interest. I didn't realize how important his was until later in the process. Bottom line: If you are searching Yelp for Realtor reviews and recommendations, let me just say to at least call and meet with the Lund Team, trust me when I say that you will be very impressed after the initial meeting. I highly recommend Jeff Pashby and Garrett Lund Mark C. read more

The Best Real Estate Team in San Diego! If you're looking for the best real estate team in San Diego, I cannot recommend Tyson Lund and his entire team highly enough. In just a week on market we got multiple full price and over asking offers and ended up with an over ask, all cash, 10 day close. From start to finish, their attention to detail, communication, and positive attitude were truly exceptional. Tyson is incredibly resilient, when something needs to get done, he doesn't give up. He stays on it, finds solutions, and keeps communicating every step of the way. What made this experience especially amazing was the entire team. Katie and Trisha added so much value throughout the process. They were incredibly responsive, organized, attentive, and proactive, and they made sure no detail was missed. They truly went above and beyond and made the entire process feel seamless. And Michael, their transaction coordinator, was absolutely incredible. He went over the top helping us navigate all of the paperwork and details needed to get an all-cash, over-asking offer closed in just 10 days, and done flawlessly. His attention to detail and willingness to jump in and help made a huge difference. I'm someone who usually feels like I have to hand-hold everything in life... follow up, check details, make sure things are moving, and stay on top of everyone. With Tyson, Katie, Trisha, and Michael, I could actually let go. They showed up and were over-the-top on it. I never felt like I had to chase anyone down or wonder what was happening. Selling a home can be incredibly stressful, especially when you're trying to move quickly, but this team was positive, professional, and completely on top of everything. They communicated, anticipated needs, solved problems, and kept the entire transaction moving forward. Tyson, Katie, Trisha, and Michael are the kind of team you want in your corner. They are hardworking, resilient, detail-oriented, communicative, and genuinely committed to getting the job done right. I would recommend this team to anyone buying or selling in San Diego. They truly went above and beyond, and we couldn't have asked for a better experience. read more

We HIGHLY recommend Tracey Ross and the Lund Team. Tracey is wonderful to work with, she knows the area inside and out, she is trustworthy, and she has killer negotiating skills. We made a big move from Dallas, Texas to Encinitas, and Tracey helped us find the perfect house. She guided us, made us feel informed and comfortable, and never pressured us. She truly wanted us to find something that we would be happy in. You can rest assured that she has your best interest at heart. We first met Tracey a few years ago after being referred to the Lund Team by a close friend. Upon our first visit with Tracey, she gained a thorough understand of what we were looking for. It wasn't just the home, but the type of neighborhood, schools, and location. She knew what we needed even when we didn't exactly know. Her ability to find you the perfect home is great in itself. Her knowledge of North County in general is unparalleled. She knows the market inside out, so when you walk into a house that is overpriced, underpriced, or on-point she can provide a realistic understanding of the price you should expect to pay. Furthermore, her negotiation ability is top notch, especially in getting you what you want during the closing process. Initially, we were under contract with a different property also in Encinitas. The sellers disclosed some concerning information about the property, and without hesitation Tracey recommended that we back out of the deal. We ended up finding an even better home, but the fact that she was willing to put our interests ahead of making a faster sale goes to show how trustworthy she really is. And finally, interacting with Tracey is an absolute pleasure. We made multiple visits from Dallas to Encinitas and she always took care of us, even during the last minute trips when a potential house came to market. She would often facetime homes with us so we could have a good idea of what to expect from a property before making a trip. Our kids love her too! Tracey is simply the best. read more

"Why does buying/selling real estate create so much anxiety? My opinion is that it's due to all the uncertainty regarding one of the largest financial transactions of our lives. I'm a CPA and have owned several residences and rental properties over the years, so I know a thing or two about the process, yet when it's time for me to buy or sell, I have as much anxiety as everyone else does. That's why I was thrilled to be referred to Tyson Lund and the entire Lund Team, when I recently needed to sell a residence due to a death in the family. Talk about anxiety!! What a huge relief it was to have met a team of true professionals, experienced in all aspects of the real estate selling process. The Lund Team provided great advice about how to fix up the property (where to spend, and where not to), how to showcase it to its best advantage (maximize buyer interest), and how to price it at the time of listing (maximize value). A truly important skill in financial transactions arises during the negotiation process. This is where transactions can fall apart, but a seasoned real estate negotiator can make all the difference in achieving mutual agreement. I was extremely pleased to observe the way Tyson Lund handled this phase, and I can say that he's indeed a skilled negotiator. The house received a full price offer within two days of listing during a typically slower time in the market (right before the Thanksgiving holiday), and the transaction was closed by mid-December. Yes, there was still anxiety at times, but Tyson and the Lund Team know just how to calm and reassure their clients, every step of the way. Thank you so much, Tyson and the Lund Team! I'll see you again in March when we work together on the sale of a rental house! read more

I am writing this review after I sold my second home with Tyson and Garrett Lund and the Lund Team. My work has taken me all over the world with my wife and I buying and selling many properties over the years. But our experience with the Lunds was exemplary and I felt compelled to write a review. I was referred to Tyson and Garrett in 2014 from a neighbor who had a good experience selling their home. I interviewed the brothers about selling our home during the holidays. They helped us stage our home and devised an optimal schedule for selling and moving. They found a buyer with a full price offer within the first week. Even after reviewing the sale several years later, the price and terms continues to be a market high. In 2017, we just completed my second home sale using the Lund Team. And again Tyson and Garrett achieved a record high sale on a unique property with few available comparative sales. They devised an optimal schedule to move out, stage, paint and prep the home for sale. Their marketing strategy was thoughtfully planned and executed, yielding several buyers in the first few weeks. They negotiated with several different parties and moved the chosen buyers up 15% from their original offering price. From beginning to end, the entire process was handled professionally. We always knew what the next steps were and the Lund Team made the entire transaction effortless. Tyson and Garrett are a pleasure to work with and they get outstanding results. I highly recommend the Lund Team for all of your real estate needs. They consistently exceeded our expectations...thank you very much! read more

I cannot say enough good things about Jeff Pashby and the Lund Team. I recently decided to put my house in Vista on the market. This was not just a house. This was the very special place that belonged to my mother for twenty one years, and was lovingly handed to me at her death. She had adored this house, and I felt it very important to make sure the new owners loved it as much as she had. I had never sold a house before, and was totally in the dark as to how to best proceed. I spoke to several agents, but after meeting Jeff (and the owner, Carlton Lund, who was an absolute delight) I knew Jeff was the agent for me. He REALLY listened to me and he cared about me and the obligation I felt to my mother in getting her beloved home sold the right way. I told Jeff I was a total novice and that he would have to hold my hand throughout this entire procedure, and he did just that. He was so responsive from day one, and was always there to respond very quickly to my many emails, phone calls and texts. I honestly do not know how I would have gotten through the sale of this house without him. He is a true pro, and has the tenacity of a bull dog. And when you are selling a house, you need this attribute in your agent! Many agents just list the house, then sit back and do nothing further. Not Jeff. He does what needs to be done to get the house ready to be shown, then to attract the buyers in to look at the house, then follow up with the many details that are involved in the closing of the deal. If you are selling a house, pick Jeff and the Lund Team. They are the BEST!!!!! read more

We just sold our house in Carlsbad through the efforts of the Lund Team's Jeff Pashby and Garrett Lund. In preparation for putting our home on the market we interviewed three realtors using the same evaluation criteria. The Lund Team was the last of the three we interviewed and when Jeff and Garrett left our home my wife and I turned to each other and said "they are the ones". Everything they said they would do they did. Communication was excellent from day one through closing. Their market advice, from listing price to commission structure, was competitive and drove the process forward aggressively yet realistically in the current market. They clearly have a thorough understanding of their market that produced excellent results. The resources they provided for other services that go along with getting on the market such as carpet cleaning, termite inspection etc. were responsive, professional and competitively priced. We experienced about a six week delay in getting on the market due to an unforeseen water leak issue, and they adjusted with us and encouraged us through that frustrating experience. Once we listed, everything happened fast and seamlessly. Within 4 days of going on the market we were under contract and entering escrow. Jeff, Garrett, and their assistants Emmy and Karlie, were consummate professionals throughout this process, advising, keeping us informed and supplying every answer to our sometimes tedious and frequent questions. We recommend the Lund Team without reservation if you are planning to sell in the North San Diego County area. read more

I was a first-time home buyer who was referred to The Lund Team by a friend. And without a question of a doubt, it was the best referral that I've ever had! Jeff Pashby and the entire Lund Team embraced me not only as a friend, but made me feel a part of their family. Every part of the home buying experience was new to me and I didn't know what to expect. After my initial meeting with Jeff, he knew exactly what I was looking for and within a week, showed me what would end up being my first home. His negotiating skills are second to none and he responded to each and every question I had with an answer that made what I felt an overwhelming experience very understandable. Although he was juggling numerous clients and issues at the time, he always answered my calls and emails promptly and made me feel as if I was his only client. He guided me through every detailed step of the process and even met me at the property on extremely short notice to ease a concern that I had lost sleep over the night before. I have relied on Jeff for a number of recommendations ranging from a lender, to a moving company, to a locksmith, to an electrician, to a plumber and every one has been spot on. There should be no other choice than The Lund Team for all your real estate transactions. Jeff, Carlton, Sandy, Garrett, Tyson, Jennifer and Emmy are industry experts who always demonstrate the utmost professionalism and provide outstanding customer service. Many thanks Jeff and Team - YOU'RE THE BEST! read more

As recommended by three prominent friends to use Lund's Team in Carlsbad as our weal estate agent to sell our property in Carlsbad. TEAM WORK: In 3 working days after signing the contract, the team completed all the work to be ready for the potential buyers to view on-line which included both first-class wide-angle photos of the living room, family room, bedrooms, bathrooms and kitchen; and an aerial video of the house taking with the use of drone camera. In addition, Jeff Pashby our agent, helped us to stage the house by rearranging some of the furnitures so as to make the house more presentable. EXECUTION MANAGEMENT Jeff Pashby handles the selling process and negotiations with the buyer. In one day after the house was listed on the market, he collected two offers for our house both match with the asking price. He worked out a counter offer to the 2 potential buyers and came back with offers that were more than the asking price. As for negotiations of the buyer's request to the fixes from the inspection, he handled it with a thorough review and a proposed a response to each item. With his expertise and experience int real estate, the buyer accepted our counter offer without contingency. With Jeff's guidance, the sale of the house went through expeditiously and smoothly. If there are friends that want to either sell or buy property, I will have no hesitation to recommend them to contact the Lund's Team in Carlsbad, California. read more

Selling my parents' home of 35 years was an emotional and challenging experience, especially as we navigated their declining health and the need to transition them into a new living situation. Throughout this difficult time, Jeff Pashby and his team at the Lund Team were a true blessing. From the very beginning, Jeff, along with his exceptional team members Tammy and Karlie, approached the entire process with genuine compassion, patience, and professionalism. They treated my parents' home with the utmost care and respect, and they were incredibly supportive every step of the way. Jeff's team handled every detail with such grace, making what could have been a stressful experience feel smooth and manageable. Their presentation of the home was outstanding--it truly showcased the house in the best possible light. Thanks to their efforts, the house sold quickly and even above the asking price, which exceeded our expectations. My family and I are incredibly grateful to Jeff, Tammy, and Karlie for their hard work, kindness, and dedication. We highly recommend the Lund Team to anyone looking to buy or sell a home, especially if you're fortunate enough to work with Jeff Pashby and his team. Their care and professionalism are unmatched. read more

Jeff Pashby is one phenomenal realtor and LundTeam is a company that consistently exceeds expectations due to their commitment to excellence. The sale of my home in North County just closed at what may be a record price for the square footage. This represents the third real estate transaction Jeff has piloted through for my immediate family, which has resulted in the successful buying and/or selling of our homes without a missed beat! Not counting the afore-mentioned three successful deals, Jeff also assisted my son in the purchase of his first home in Orange County by linking him with just the right local realtor. Jeff is timely and informative in his responses to questions/emails/phone calls, and is a gifted negotiator and communicator. Jeff is able to consistently bring parties together in a win-win consensus that, in the end, results in satisfaction for both buyer and seller. He is detail oriented and yet also has a remarkable clarity regarding the big picture and the targeted goal. His sense of timing is impeccable and resulted in matching my home with the perfect buyer in a very short number of days on the market. As long as my family has houses to buy or sell, Jeff will be our agent. read more

The Lund Team is absolutely the best Real Estate Sales Team ever! Garrett Lund was our agent for a complex, multi-property exchange. To make things even more difficult, we ended up purchasing several foreclosures. We only had 45 days to name all our properties and the whole team worked above and beyond to see it happen. Carlton Lund even found a mistake we had made in our calculations, which would have had us way over our available funds on the day before Christmas, our 43rd day. Once the properties started to close escrow, Garrett lined up the contractors, painters, and flooring guys, scheduled the estimates and installs and coordinated all the things that needed to be done to make the houses rentable. Garrett is also a great photographer and sent beautiful pictures to the rental agent for the rental listings. But the service doesn't stop at the close of escrow... Garrett and the rest of the team check in from time to time to make sure everything is running smoothly and to offer any needed advice or help. I will definitely use the Lund Team for all my real estate needs and highly recommend them to anyone who wants to buy or sell a house. We could not have asked for a better experience! read more

We worked with Tyson Lund to sell my mother in laws house in Encinitas after her death. We had complicated Title/Trust issues and disagreements between family members. Tyson was able to deal effectively with the title company to resolve the issues and smooth family problems utilizing his knowledge of the real estate market and his excellent communicative skills. When we listed the property we had a few offers and settled on the highest with the least amount of contingencies. As with most transactions, issues and delays arose. The issues were settled to our satisfaction and The Lund Group advised us of a few options to protect ourselves of further closing delays. So when the closing date slid again, we were adequately compensated. Other brokers that we interviewed either lacked the basic knowledge of the market or lacked honesty. I told them upfront that I had a background in real estate and yet they still told me things that were not true. If you want an agent who will work with you, give you the information that you request, is forthright and honest, able to negotiate and is knowledgeable about the local real estate market, then you will not be disappointed with Tyson Lund. read more

I was looking to list my house with The Lund Team because I have been following them and their successes over the years since I have lived in Carlsbad. I saw an Open House in my neighborhood that they were having so I went in to talk to the agent. I met Alex Heinz there. He was talking to a prospect so I just waited. I really liked how he handled the prospect and how energetic he was. I couldn't wait any longer so as I was leaving he ran out and apologized...I said no problem...you were doing what you were supposed to do. He took my name and number and then called me later for a meeting with him and Jeff. My husband and I were so impressed with their thoroughness of the area and optimism and suggestions. Alex was great every step of the way. His communication skills were 110%!! His energy, politeness, and friendly attitude were unsurpassed! He always let me know what was happening. We had moved out of state but felt like Alex was taking care of everything. He put out the trash, kept the yard and house intact. I highly recommend Alex and The Lund Team! I've already referred them to 3 friends that will be listing their houses for sale soon! They really care!! read more

We recently listed and sold 2 properties in Oceanside through the Lund Team including a premium coastal property. To say we were very happy with the results achieved with the Lund Team would be a gross understatement. Jeff Pashby our agent guided us through the most professional and successful series of real estate experiences we have ever encountered. We found that when you are working with the Lund Team that's exactly what you get a "TEAM"; actually you get the "A" team. Every part of the process is managed and every person in the group treats you as a highly valued customer and friend. Their overall attention to detail, knowledge of the local market, ability to manage buyer exceptions and guide both sides to a successful close is without equal. We were transacting while out of state and the entire Lund Team went over and above to help us in every possible way from giving access to tradesmen for repairs to assisting in the sale of estate items. Truly an unparalleled level of customer support. Simply put the best real estate group in the San Diego and we could not recommend them more highly. Gary & Teresa Larkin read more

We had an amazing experience with the Lund Team. Prior to using them, we used another agency for almost 140 days during the spring and summer months. Why it was more than the normal 90 day contract period is another story. We hired the Lund Team in early Sept. and the house was listed right after Labor Day. We had 3 competing offers within a week. And the house was sold not at a lower price but at a higher price than a previous contingent offer received with the other realtor. Jeff Pashby was wonderful to work with. He's intelligent, experienced, and honest. Other members of the Lund Team were very helpful and instrumental in getting the house listed, photographed, shown, and closed. They truly work well as a team. It was only 41 days from the time the Lund Team showed the house for the 1st time until escrow closed and we turned over the keys. The escrow period was a little more than 30 days. This was amazing to us considering that the house was listed with a different realtor during the spring and summer months which we assumed was the peak selling time. Thank you Jeff and the Lund Team. We are so grateful. read more

We are so grateful for the Lund Team! We recently sold our very unique custom home. We are out of state sellers with aging parents that we are caregivers for, so could not travel to oversee the sale. It had been marketed poorly in the past and was unsold. We let the listing expire, then made some changes that the other agent had said were not important. Another agent had suggested that we should list for hundreds of thousand less, when the comps did not show that. It would have been a horrible waste of our precious equity. We relisted the home with the Lund Team. The photos they took were excellent and were put together in a way that the home's great features glowed! Jeff Pashby gave us excellent advice, which we followed to get our lovely home as beautiful as it could be, and shortly the happy result was multiple offers, and slight bidding up to get the price higher. Jeff's team kept us informed throughout the process, and kept the sale on track to completion and closed on time. We are very pleased, and would recommend to others to work with the Lund Team FIRST, as you can trust them to represent you well. read more

I recently purchased a beautiful house, which was only possible because of the Lund Team. Jeff Pashby and his remarkable expertise guided me through the smoothest home-buy process possible. When I met Jeff, he took notes on what was I was looking for in a house, what features were my priorities and where I would be willing to sacrafice. Jeff took these notes and only showed me a house that met my criteria. Within about 6 weeks, I closed escrow on that very house. Through the closing process, Jeff, along with Emmy, handled everything through my insurance agency, bank, and the escrow office. I didn't need to talk to anyone but the Lund Team, who always answered my questions and concerns. They prepared all the documents in their own office, so I didn't have to run around anywhere else. They made everything feel so comfortable and seamless, I can't even begin to describe it. Through this process, the Lund Team treated me like family and as my house becomes a home, I will always remember them. If you're looking for a house, I highly recommend the Lund Team, you can't go wrong with them! read more

The service my wife and I received from Alex Heinz were spectacular. Alex was always there when we needed him day and night. In addition, his associates that assisted in the purchasing and closing process were wonderful. My wife and I wanted to move quickly and Alex took action and got us the house we wanted. We expected a lot from Alex and got even more. When there were issues with the seller, Alex defended us with dignity and professionalism. If anyone truly wants a sellers agent, Alex and the Lund Team are the people to engage. I will absolutely have Alex handle our home if we want to sell it in the future. In addition to the normal agent's responsibility, Alex showed up at our home and helped us carry some boxes in, set up the garage door opener in the car and configured the keypad on the front door. This was above and beyond and we definitely appreciate it. If you are looking to sell or buy, I recommend Alex Heinz and the Lund Team. Their professionalism and hard work were highly evident and made our purchase experience excellent. read more
