Since the change of ownership from Avalon to Greystar and the rebranding from AVA Theater District to Luka on the Common, QoL and services have degraded.
Elevators are out of service more often, and repairs take longer. This impacts peak foot traffic when 1 elevator is out of service, another is only accessible through the freight dock (this hasn't changed), and only 2 can ferry people up and down. This leads to 2+ minute wait times.
I now no longer receive email notifications when the front desk receives a package, which Avalon previously did. I have to go down there myself and sometimes have to show the Amazon delivery driver's photo of drop-off for front desk to find my package.
The new parking valet is also significantly worse. Previously, I could text a fixed number with simply the word "car". I would then get a text confirming my request, another text with a time estimate, and a final text when my car is ready. This new system has me navigate to a website and request my car there. It does not give a time estimate and I receive car ready texts ~10 minutes after the car is ready, usually when I have already driven off. Staff are also absent from posts or have disaffected attitudes, when the previous valet company maintained professional courtesy.
The location remains convenient and the building still has its modern luxury amenities. New tenants may not notice my complaints or expect the same quality of service. However, I feel disappointed by the clear downgrade after the acquisition by Greystar. It seems like Greystar uses the Private Equity business model - acquire assets, enshittify, profit. read more
