Ask the Community - Lowenthal APC

Hi, I have 2 four plex and would like to put them under LLC, do you do that and what would be the cost?

Hi Jas, we can certainly help you organize real estate ownership LLCs but since every situation is unique, we would need to discuss organization of the entity(ies) with you during a complimentary consultation to give you a fixed fee proposal.

Hi. Do you specialize in grant deed errors? The title company made a mistake in omitting "joint tenants " in the grant deed as stipulated in buyer's instructions. The title company knows it made a mistake but has been lax in fixing the error.

Good morning! While we do not hold ourselves out as specialists in any respect, this is certainly the type of matter we are able to assist you with. Please feel free to give us a call to schedule a complementary preliminary consultation.

Her reviews were very good as was our initial interactions with her, so we began working with her for estate planning. Sasha and her assistant were friendly, professional, and fast. They responded to our questions promptly and got all of the documents done in half the time we expected. We are more than satisfied with the work Sasha did and the way she did it. It was a totally painless and stress-free experience. We highly recommend Sasha. If you've been putting off doing any estate planning, I recommend contacting her and getting started. We are extremely happy we did.

Multiple calls were scheduled that Sasha never joined, with the excuse that she had been pulled into trial. Responses were slow or nonexistent, and they submitted inaccurate information to the court even after being provided the correct details. They were unprepared for hearings, which caused unnecessary delays and extended the process. We had agreed on a flat fee that was paid in full. Despite very little progress being made after the initial stages, they have been unwilling to refund any portion for the work not completed. As a result, I had to take over and complete most of the case myself while learning the probate process on the fly. This experience was extremely frustrating and unprofessional. I would not recommend this firm to anyone handling a probate matter. If possible I would give negative stars for the review.

We had poked around our area and none of the local estate firms really seemed to fit our needs. At the suggestion of a good friend we gave the Yee Law Group a call. From beginning to end the experience was excellent. In terms of getting this done we were the ones that lagged a bit and every time we provided or revised something, we heard back in less that one business day. The were friendly and professional at every turn. We headed up to Sacramento and signed the documents with no fuss. Friendly, competent legal services with reasonable pricing? Look no further

When my wife and I needed our trusts redone, I researched available law firms specializing in wills and trusts. Yee Law Group stood out during my research, and we are very happy we chose them for this project. At our first meeting with Michael Yee, it was obvious that he was an expert in this area of the law. He confidently answered all of our questions in ways that made his answers clear and understood. He gave us full confidence in every aspect of the professional relationship. Importantly, every communication with his staff was friendly and helpful, and it made us feel as though we were important clients of the firm. Our project is now complete, and it is easy for me to add my own 5-star review to all of the other 5-star reviews earned by Michael's law firm. The professional fee charged was fair, and I highly recommend Yee Law Group for all legal matters relating to wills and trusts.

Anyway - the review isn't about her.... Kopper was the mayor of Davis once. He has a business run out of what looks like a small house in downtown Davis. Two or three office staff - always nice and helpful. He's a quiet disarming guy, who is long on good solid advice, and short on the "let's have war!" I'm in Sacramento, as was the divorce, and he had no problem making all the court dates. He's a smart efficient guy. I've seen him in the Sac Bee a few times championing this cause or that - but I can't tell you about that. He's not cheap - but I think I get my money's worth from him. He's done our estate and some other things too. We like him. Here is what he says about his practice: "Family Law - I strive to resolve family law cases with the least emotional trauma to my clients and with the least expense. I have completed a number of family law mediations where I help clients settle their differences outside the litigation process." More here: lawyers.nolo.com/attorney.cfm?attorneyID=497

After the accident I was honestly lost. My long term injuries were mental, in addition to some physical, and there are attorneys that are callous towards mental injuries. In fact I was mocked by an attorney in Sacramento. On the other hand Mike was extremely compassionate and understanding. I retained Mike after our first in person meeting (this was in the pre-covid era). He walked me through the process, let me know what to expect, and told me of the pros and cons of each path. He ultimately let's the client choose the path best for them, and he will support either decision. Insurance companies do not respect mental injuries unfortunately. Their final, best, offer was well below what we were asking. This meant that we had to file a lawsuit, extending the process. Then the pandemic hit. Things were chaotic, but Mike was persistent, and discussed what was happening even though things were now at a snails pace. Along the way Mike hired an additional attorney into his firm named Rachel. She is wonderful and helps with the legal filings and is also there to help with questions. They are both there during depositions and mediations. After a long period of back and forth, extended by the pandemic, we finally reached a settlement without going into court. Mentally it would not have been good for me to go to court, especially with the pandemic drawing out cases months to maybe even a year or more. I had to relive the accident during the deposition and would have had to relive it again in court. Mike (caring about my well being mentally) recommended against it, even though he was willing to proceed to court if I wanted. In the end Mike and Rachel helped me secure a settlement about three times higher than what the insurance company wanted give, and while lower than what I wanted initially, mentally it was great to move on with less than having to drag this longer. Please note that Mike and Rachel were willing to move on to court if I wanted, but I decided it was best to settle. Finally, Mike's office is hard to find initially. The office is on the second floor, and the door to the stairs is in between Temple Coffee and Zuma Poke (on the third street side of the building). Mike had to run out and find me the first time. Thank you for all the help and support Mike and Rachel!
