What we truly appreciated is that Don didn't pressure us to pay more but didn't let us settle on a home that wasn't right for us. At every step, he was helpful, insightful, responsive and most importantly, honest. If we were interested in a property, we let Don know and were typically able to check out the house the same day. And when we walked through, he inspected things just like he was buying it for himself. If something didn't feel right, if the value wasn't there, if the sellers were baiting buyers into a bidding war, he let us know. It truly felt like we had an ally that made the entire process go smoothly from start to finish. If you're looking for an agent that feels more like a friend who knows the competitive Denver metro real estate market inside and out, then Don is your guy. He's a blast to work with and has a great sense of humor. He understands that you're making a huge financial commitment and will talk you through the decision-making process with your feet firmly planted on the ground. No pressure, no sales tactics, just a genuine dedication to finding the perfect home for your family and needs. Bottom line, if you're selling or buying, give Don Nichols a call. I simply cannot recommend him enough.

One thing my wife and I always appreciated about Don was his advice for us regarding what really makes sense to purchase and what we should pass on. Just purchased a home in Stapleton and Randy was awesome every step of the way. I highly recommend…read moreRandy. It was plain to see that he had our best interests at heart at ALL times. It was also obvious that Randy takes a great deal of pride in doing things the right way and treating his clients right. Never a short cut, always prepared with relevant research and observations that went beyond the surface. For example, he contacted city planners and other officials for clarification on the plans of new road development near the home we ended up purchasing. He wanted to be ABSOLUTELY sure that there would be no future impacts to our immediate area. We looked at another home nearby. He walked the back yard and observed a drainage issue that could require expensive repairs in the future. Low and behold we later learned that the builder had already been back once to remediate and the issue was not necessarily resolved. In many other instances Randy raised concerns regarding homes we considered making bids on. He wanted us to have all the facts and make an informed decision and not rush into anything. He worked with us for months and months on end touring us through 50 or 60 homes (maybe more) to the point where I was getting impatient with myself. The only explanation for this kind of patience and positivity is that Randy must really enjoy the process of finding the RIGHT home. This patience and positivity combined with his ridiculous knowledge of home construction, mortgages, soils, building materials, and seemingly everything else related to a home made Randy the perfect Real Estate pro for us.

Without a doubt, the BEST realtor you could possibly ask to work with. Larry represented us in the…read morepurchase of our home. He markets himself as a relocation specialist, and he REALLY IS. We moved to the Denver area from the San Francisco Bay Area over the summer. I found Larry online while looking for realtors. His site was truly informative - including frank descriptions of some of the more popular areas on the Front Range. I found the information to be really helpful, as a person moving from California with zero exposure to Denver, it gave me a sense of the place. So, I contacted Larry and scheduled a tour with him during my 2-day trip to preview the area. Larry was fantastic. He started out by taking me on a broad area tour. He spent seven hours with me over the course of two days taking me to every major area of Denver and parts south that are within reasonable commuting distance from work. As we toured we reviewed housing prices and styles of each area - as well as lifestyle. It's important to know the difference between Highlands Ranch and The Highlands, eg! After we got situated in our temporary housing in the Denver area, Larry took me and my husband on numerous house tours, getting a better sense of both the areas that called to us, as well as the housing styles that worked for us. I'm much more of a traditionalist, preferring older homes with quaint details. My husband likes modern features. Eventually, we were able to pin down the areas and styles that worked for us. Larry was a consummate professional the entire way through. We finally found the ***perfect*** house for us, matching our aesthetic desires, price point and pitch-perfect neighborhood for family living (little kids, pets, etc). Larry's expertise and frank perspective and understanding of present market conditions made him an invaluable resource in the negotiation and closing. One of the things I learned about relocations is that agents who often pitch themselves as "relocation experts" are really just people so new to the game that they don't have a strong enough client roster to market in their area. Since moving to Denver, we've made friends with another family that had just relocated here. They, too, were in a corporate relocation process. Unfortunately, their agent was one of these newer agents who'd pitched herself as a "relo expert" simply because she was new to real estate. Our friends ended up doing all of their own house hunting, never got an area tour, were literally shooting blind knowing nothing about the neighborhoods and regions they were looking at. The agent only showed them houses that they'd randomly picked off of internet searches. In the end, they've settled on a home in an area that doesn't suit their lifestyles simply because it matched their price point and number of bedrooms necessary. I'm certain had they had Larry Hotz on their side, they'd be in a much more satisfactory neighborhood and also have the peace of mind ***knowing*** they've found the perfect spot for themselves. I'm not normally one to write gushy platitudes in reviews, but seriously, Larry Hotz is THE BEST REALTOR you could possibly ask for. I can say this with great assurance, especially after comparing our experience here, working with him, versus our home purchasing process in California, which took several years and during which we worked with at least 5 agents. I hope I never move again, but if I do and if it's within Larry's realm, I will use him again unhesitatingly.

K was surprisingly detail orientated, he knew exactly what he was talking about, when I asked questions he always knew the answer or came up to them quickly, and he helped calm me down through the process lol. He was also always a pleasure to speak to. He's great communicating with personally, not just professionally. He also had amazing feedback when doing a walk through for house showings, not only is he knowledgeable about the inner workings of a house and pointed things out we would have never seen, but he knew things most real estate agents would never bring up that helped us make decisions. What really sealed our home deal was his relationship with the sellers listing agent who chose to go with our offer because of her trust in him from smooth transactions together in the past, among a few other things. We won out on our offer as an FHA loan over a Conventional loan because of this. When needed, he was even up late and on the phone walking us through things when we were up against deadlines, along with being available regardless of life presenting hardships. One of the best people I have ever worked with and I would 100% recommend K!
