If you're looking for an outfit that can do any job, from building entire houses start to finish, to simply building you a deck or replacing stairs, Longfellow Design Build is an excellent choice. They have pros in all of the building trades: foundations, HVAC, framing, electrical, plumbing, interior design, specialty kitchens and bathrooms...it an all-inclusive experience and they handle everything. Their name says it all. Design Build. That's what we wanted and that's what they delivered, every step of the way, including permitting with the town, architectural drawings, elevations and blueprints, engineering schematics and plans, and of course all elements of construction both outside and inside. We contracted Longfellow to design and build an entire 2ndfloor for our cottage in the Swifts Beach area of Wareham. They worked closely with us and provided several options for materials, fixtures and appliances, flooring, lighting, etc. They invited us to consult with them at every stage, and they willingly changed some of the plans during construction when we asked for some additional windows and partition walls. No problem. We were so pleased with the end-result of our new upstairs that we had them renovate our downstairs, too. We had them re-shingle our entire home, add new hardwood floors throughout the downstairs, insulate, drywall, and plaster all of our 1st floor walls, replace some windows, and replace all of our downstairs electrical outlets. These folks are fast, too. Honestly...in two days' time they demolished our roof, framed and decked the new 2nd floor, erected all of the outer walls, framed the new roof which included a massive, sturdy LVL beam for the ridge board, and then sheathed and wrapped it all in Tyvek. We were dumbfounded. Their electricians are first rate, and fast. It's the same with every other aspect of their construction, including keeping the yard clean and being courteous to our neighbors. They have several skilled crews and multiple trade masters on their team, with showrooms in Falmouth, Osterville, Sandwich, and Harwich Port. They also construct and remodel homes in the local towns off-Cape, which was the case with us. In short, Longfellow Design Build took our three-season cottage and transformed it into beautiful, comfortable, weather-tight, luxurious, year-round home, AND THE PRICE WAS RIGHT! If only zero stars were an option... Our experience with Longfellow was a nightmare. The whole story is long, detailed and gory, and is told in great detail below. But one anecdote distills it. The year during which most of the work was done was dominated by Longfellow's lies, neglect and their negligence in causing a massive flood which damaged large areas of our house beyond the construction zone, and caused a cascade of new problems, lies and neglect. After months of complaints, discussions, long emails that were ignored, drafting of formal legal documents, etc., we finally reached an agreement. Mark Bosnian (Longfellow's President) and I agreed as follows: -They would complete the remaining work at no cost and would forgive any outstanding invoices - I would take down any reviews that I had posted online (which I did) Soon after that phone call, I realized I had neglected to include one other request. A key element of our project was the construction of an outdoor shower which was very important to my wife. Although we raised it with Longfellow at our initial meeting, and many times after that, it was never done. After a year of hell, it was more important to get Longfellow out of our lives, then to get the shower built, so we moved to end the relationship. Unfortunately, it slipped my mind while I was talking to Mark and it was not included as part of our agreement. As a result, I sent the following email: "Hi Mark: Can you give me a call when you have a minute. It's not urgent, I actually have a small favor to ask. One of the things that went undone and that we just let go of was our outdoor shower. Personally, I'm not a big fan but it means a lot to my wife and I'd love to be able to surprise her with a shower that works. Ours is shot and needs to be fully replaced. I'm happy to order a kit if you could provide maybe two guys for what I can't imagine will even take them a full day. The only small wrinkle is that some plumbing work will be necessary - it has never worked since we got the house. But I can't imagine it's a big job for someone who knows what he's doing. We obviously don't need it until outdoor shower season. I'd be grateful if you'd be open to taking care of that thanks lee" Mark's response? Nothing. Silence, Crickets. Ghosts. And that's Longfellow in a nutshell. They will say and do whatever is necessary to mollify you in the moment and then they are off to the next sale. You're not even a memory until the next time you make a stink. When you scream, they wake up and it's the same dance. As soon as I post this, I'm sure my email will light up like a Christmas tree. Stay away from them. In any event, Longfellow failed to complete the project, leaving one relatively small item uncompleted, so I'm posting my review. They had a project manager on sight who gave us regular updates, with pictures since we weren't there. The people working throughout this process were always respectful and asked our opinions on all aspects of the project. Hailey was our designer and Ari our general manager. Our experience with Longfellow has gotten progressively worse every day since we signed an agreement with them. We could not more strongly recommend using any other firm. At writing of this review, we are approaching the one year anniversary of the permit for work being issued on a project Longfellow estimated as being 3-4 months of work. The project is at a standstill because subcontractors have not been paid, despite our having paid invoices Longfellow issued referencing subcontractor work. Our multiple attempts to address issues before it reached this point date back 6 months and have rarely resulted in recognition, let alone in addressing underlying issues. In summary, Longfellow has provided awful customer service, refused to address legitimate concerns we have had throughout the project and turned a relatively straightforward project into an ongoing saga, some of the details of which follow. First, Longfellow staff removed a set of stairs between our 2nd and 3rd floor after we inquired about potentially expanding them as a part of the project. Instead of providing us with a quote for the price and a review of how it would impact permitting, they unilaterally moved forward. When we raised our concerns with our PM, he apologized citing being distracted by another project. Removal of the stairs required a new permit adding at least 3 months of delays to the project. When we asked for a quote after the stairs were removed we were told it would be a "good price" and when the work was done the PM estimated it cost "$3-5,000." However, based on our conservative estimates of invoices received Longefellow is attempting to charge us $30-35,000. These are estimates because Longfellow's invoices do not match categories from their proposal making it nearly impossible to match invoiced work to actual work performed. In the 9th month of the project, we were told Plumbing work (adding a 3rd floor bathroom and renovating 2nd floor bathroom) was complete. Less than an hour after the plumbing subcontractor left the premise, we realized the water was not turned on. When it was turned on, leaking commenced throughout our home causing damage throughout the house. The damage has not been fully rectified and we have been forced to pay for fixes and bill the plumber ourselves. Contractors we have hired unrelated to Longfellow's scope to remedy the issue are on hold waiting for Longfellow's plumbing sub to finish their work. This poor workmanship and halfhearted response has added at least 2 months of delays to our project, and counting. These are two major issues, but they are fall from all of them. The project has been littered with unaddressed issues, requiring us to manage Longfellow to a degree that leaves us questioning what value they add. They include but are not limited to - damage to our yard left unfixed for months making our yard unsafe for our family, friends and visitors; unprofessional nature of some subcontractors, especially the plasterers who have let our home a mess; accepting delivery of the wrong pieces from fixture and cabinetry providers, and more. This reality is even more egregious when considering cost. The three invoice line items Longfellow controls the directly - carpentry, project management and overhead/profit - all have soared beyond the original quote, despite our removal of significant cost items from scope. Carpentry is 650% over quote, Project Management and Overhead/profit are both 64% over quote. When we raised these concerns and asked for explanations, or a meeting, our requests were dismissed or ignored, just as previous requests for update budgets or timelines were. We are not the types to complain and rarely write reviews. We want to be accommodating and understanding. Things happen. But we want anyone else considering a remodel to avoid the headaches, lost time and money that have been and remain the ongoing result of working with Longfellow. read more

Absolutely avoid at all costs. This company came out and took measurements, then requested $3k upfront for design fees. When we received the initial "design" it was inaccurate and extremely basic for the cost. Once we received the quote, nearly $400k for some basic renovations, I asked for a breakdown of the costs and which was never provided. Absolute scam. They quoted almost $200k to finish a basement with basic materials. They quoted almost $70k to renovate 2 bathrooms. They stated the fixtures etc are basic? Basic fixtures and minimal design for these prices? When they provide the quote(which is already inflated without itemized costs) they also add a 20% profit and overhead fee! DO NOT USE. read more

We have been in the midst of a kitchen renovation with Longfellow for 8 months and not done yet. Communication from the project manager has been terrible. We will ask for target dates for completion of tasks and be outright ignored or lied to. Materials were not ordered when they said they would be. Work would be scheduled and then not happen. We repeatedly asked for projections and could never get line of sight to completion. At this point we have taken over several of the completion tasks ourselves because we have not been able to get response from Longfellow. His team exhibited a high level of professionalism and dedication and their expertise and craftsmanship were evident throughout the project. They consistently showed up on time and, always with enthusiasm, completed the day's job even when that meant working well beyond an 8 hour day. We contracted with Longfellow in the spring of 2022 for a second floor remodel/master suite addition. I want to preface this review by acknowledging that the majority of the problems we had with Longfellow were largely due to our contractor and the subcontractors he hired, and our property was outside of their typical work area. However, the Longfellow team made a major error when submitting our plans for approval and submitted an incorrect version (despite my asking our contact there to send me a copy of the plans before they went to the town, which we did not receive.) As a result, our windows are misaligned and we had to compromise on some of our "must haves" to work within the revised structure. In addition to the error with the plans, there were multiple (and sometimes costly) mistakes made by the contractor and his team including - ordering the wrong windows (then ordering the wrong number of replacement windows), ordering (and nearly installing) an incorrect floor, ordering the wrong roofing, damaging our siding, and more. In addition, the longer we are in the property, the more we noticed many poor-quality finishes (misaligned door frames, gaping trim work, sloppy cuts for ventilation, multiple holes that needed to be patched after paint work was done, etc.) They also threw out an antique door that was not intended to be replaced, and therefore we had to order a custom replacement at our own cost, as it was a non-standard size. Finally, we had to chase them for a long period of time to get the final work and permitting complete, and had to deal with patching multiple holes that they left in our "finished" house, as well as trying to track down a replacement window due to multiple misorders. Perhaps the one positive thing I can say is that our project came in under budget, although there were multiple "forgotten" invoices from early months that magically appeared when we were reconciling our deposit return, and it took nearly 8 weeks (and multiple chases) after the final refund amount was agreed on to actually get the check in the mail. For all these reasons, and more, I cannot recommend hiring them, and would encourage anyone (especially if you are not on the Cape) to find a different builder. read more

Good contractors are hard to find on Cape Cod, especially for the everyday person who isn't living here in a mansion or just in the summer months. Simply getting someone to call you back or ever provide a proper quote is harder than it seems. I was initially hopeful about Longfellow because they were good about call backs and communicating, but I quickly learned that they were really just one giant sales pitch excited about showing off their showroom. We had a site visit and had hoped to meet for a second visit at their showroom to look at plans and examples of similar work they had done in the area. When we arrived at the showroom at the time they had appointed, they had nothing pulled aside for us and told us in order to show us plans they'd have to have someone dig through the basement. I could tell immediately that they really just wanted us to gawk at their showroom. Yeah, ok it's nice, but I left work to come meet you and see other work you've done. They threw together a few home renovations that were nothing like what we were hoping to do and then gave us an updated estimate nearly $100K more than what was discussed at the site visit. We hired kitchen bath Ltd out of Osterville just before they merged with Longfellow build. The project was a kitchen remodel and started two years ago. We had nothing but problems since the beginning. Poorly finished cabinets and doors, scratched granite counter tops, etc. Now the tile floor is cracking and coming up. Each time someone comes to look at it, it takes weeks for them to get back to us and nothing seems to get resolved. The last visit Tom told us that they would come back when it gets cooler to see if it gets better or worse. Meanwhile every time you walk on the floor it cracks and pops and all we get is lip service. read more

Owner Mark Bogosian ably guided me through the overall design and construction process. Designers Mark and Gene readily gave me input on bathroom and kitchen design and suggested materials to choose. The construction team of Geo, Marcelo, and Evan aimed to please. With careful coordination and master craftsmanship, they made the magic happen. My lifesaver for the entire project, however, was designer Ann-Marie. She would contact me (email, phone call, text) to help with scheduling and attend to the many details that made the day-to-day schedule work smoothly and make the end results what I wanted. She is a punctual, patient, detailed-oriented, and dedicated worker at Longfellow Design. I felt as though she became my personal designer. We met many times in Longfellow's comfortable showroom and conferred often. "Ann-Marie, what pendant lamp looks better in this space... What tile goes with my color palette... Can we change... Could you come look at the gray paint chips I'm considering for the bathroom?" I called the Falmouth Office because my husband and I wish to build an addition to our house. We have admired Longfellow's designs and their work looks beautiful. However, the person who answered the phone didn't know if the company could build porches and landscaping for a pool we intend to build. She said she would ask the owner and get back to us. Several weeks later, we still have not received a call back. It is a shame the person answering the phone did not know whether or not the company "does that sort of thing". I am disappointed we never got the chance to consult with your firm. I suppose you have enough work, so you don't need to bother to get back to potential clients.Eventhough the work looks good, your very unprofessional attitude cost you this job. I contacted them regarding a basement refinishing job. They sent someone out to look at it and give me an estimate. After two weeks I had all the estimates from all the contractors except Longfellow. I followed up and asked if they wanted to submit a bid. I even told them that if the job was too small or they didn't have the time, then that was fine, just let me know so that I wouldn't be waiting. I was told that the guy who came to look at the job just got married and was away on his honeymoon and, because of this, some estimates had fallen between the cracks and were missed. I was assured that I would receive an estimate soon. Another month later, no estimate, no follow up, nothing. They obviously had no interest in the job but rather than say so, they kept stringing me along, waiting and holding up other contractors. The kitchen layout flows nicely into the living room, chair rails accent the dining room, granite on all countertops, accented tiled shower/tub, and the 9' smooth ceilings...all work well combining function with aesthetics. The steel beam running through the basement gives us a solid base, and rooms with space. Mark B. and the rest of the staff are personable and very knowledgable in the latest energy conservation building products, design trends, and construction codes. Mark (owner) and our project manager (Kevin) were outstanding to work with on our North Falmouth home. We decided last fall to re-design the exterior style of our home and received quotes from three different companies. Our goal was to completely change the exterior style from a contemporary saltbox to a more traditional Cape Cod style. Ideally I wanted shingles and windows that opened up/down vs the contemporary crank-out windows our home had. The other two companies we met with basically said that they could shingle the exterior and do all new windows but that the windows would still be the crank-out/more narrow style. They told me the window options were limited with my budget so we had to work within the existing window socket dimensions. Their quotes also came in $10-20k higher than my budget. When I met with Mark, not only did I immediately get a sense that he did high quality work, but I felt I could trust him and valued his input on the project more than anyone else we met with. He took the time to really speak with me about my vision for the home, my budget, and then we came up with a plan to do the project the RIGHT way. We ultimately hired the Longfellow company to re-do our home, and they worked to add shingles on the front and side of the house, but we left the back with the old siding. They also added new up/down closure windows that were slightly wider than my old windows with a pane at the top (for a more traditional look). We discussed the key windows to change on the front/side/back of the house, focusing on ones that were at the end of their lifespan and also those that affected the style of the house - this ended up being all windows on the front, select windows on the side, and one in the back. And I loved Mark's idea on only doing the front and side shingles for now. If we have the budget in a year or two, we can consider adding shingles to the back of our home, but to Mark's point, you really don't even notice the back siding on the house. This plan allowed us to stay within budget but we still were able to transform the exterior to truly be a traditional Cape Cod salt box style. The team got the job done (the key tasks at least) before the Thanksgiving holiday as planned. There were a few follow ups that I worked with them on in the upcoming months, including a new garage door, light fixtures etc. All and all, the exterior looks EVEN BETTER than I had envisioned. We have just completed a full first-floor redesign (kitchen, living room, master bedroom with 1/2 bath, and full bath) with Longfellow Design and Build. We have been very pleased - with both the experience and the outcome. We've worked with other contractors before and our experience with Longfellow has been the most pleasant - by far. When choosing a contractor, it's always about: timing, cost and quality. In terms of timing, from the very start, we set a "drop dead" date (which, for us, was Easter) and I'm happy to say that we had a lovely Easter in our newly renovated home. Regarding cost...yes, we went over budget - but largely because I was adding requests that were out-of-scope (and, because our 100 yr old home had a few unexpected surprises). Our Project Manager, Scott, was very upfront with me about what was in vs. out-of-scope (and frankly, was generous about including some items that one could have considered out-of-scope). From that perspective, I think we were both fair - with some give and take. I don't think either party felt "nickel and dimed" in the process. Lastly, the quality...I'm very pleased with the quality. Scott and his carpenter, Edgar, were very accommodating with some of the custom design features that I requested (following pictures from Pinterest to a "T" and trying out some new features...such as a hidden cubby in my mantel for my cable box). I wouldn't hesitate to use Longfellow again. They're a large outfit - and the majority of specialists are full-time employees. I thought this was beneficial in that they could control the work flow and keep to a schedule better than smaller companies who may be at the mercy of subcontractors. If I had to do it over again, I would have started with them instead of dropping over $10K on an architect and permits only to find that I couldn't afford the project that we designed. When I met with Longfellow, they thought creatively about how to meet all of my criteria within the existing footprint of the home, then drew up the designs and completed the project for about $100K less than the cost of my originally designed renovation. read more
