I had a somewhat unique situation with 3 tenants looking for a 2 bedroom and he had a confirmation that same day that the landlord would allow 3 tenants in the apartment. We made an appointment for a showing the next day. We fell in love with the place and had a lease signed within the week. My housemates and I are in our early 20s, one a first-time renter, and Brandon was incredibly courteous, patient, and helpful in explaining to us exactly how the process worked and what information he needed. I never felt like I was being condescended to or taken advantage of, which has happened to me plenty in my apartment searches here in Boston. I only worked with him for the one apartment so I can't speak to the experience of using a realtor at Benoit for an apartment search specifically, but the process of procuring a place was super easy! We had requested that our personal information not be shared with real estate agents and for our property manager to handle communications regarding rental for 9/1 as we are not renewing, but still received a text to both my husband and my cell phone asking to show the unit, with less that 48 hours noticed (required by the city of Somerville). We never consented to playing rental agent on behalf of our property management company and never consented to provide our personal information to offices around town. I called Benoit after receiving the text message asking for our phone numbers to be removed from their records. The person who answered the phone who claimed to the the owner was rude and berated me on the phone, yelling that I did not understand how the rental business worked, after requesting that our personal information be deleted. When I pushed back and asked again, he continued to bark into the phone. Completely unprofessional, unhelpful, and wildly disrespectful of a tenant of 6 years in their current apartment. Would not at all recommend doing business with this organization, they clearly care only about money and don't have any semblance of professionalism, respect, or human decency.

    Real Property Management Commonwealth is one of the most pathetic property managers I have ever…read moredealt with in my decade of living in the Boston area. The landlord hired RPM-C after we first moved into our apartment (within days) because of multiple issues - including Central AC needing to be replaced, pipes leaking, and washer/dryer leaking and broken. Over 3 months later, none of the above issues were fully addressed. Specifically the Central HVAC needing to be replaced (above upstairs bathroom). All the while, communication was horrible. Contractors were showing up at 7 AM unannounced, property manager nowhere to be found, texts messages unanswered. We were forced to manage the property and manage the project, all the while without access to an upstairs bathroom and AC during hottest months of the year. We eventually ended our lease early due to the ongoing feud with landlord (landlord refused to discount; was likely fed false information from the property manager). Upon exodus, the property management group had the audacity to blame us, the tenants, for all of the issues, byproducts of the issues that we inherited upon entering the lease only 3 months prior. They covered themselves by blaming us, and we did not received our security deposit. You are better off managing a property yourself than employing this pathetic excuse for an organization.

They created a very professional lease, they honestly take care of everything! They answered all of my questions and were very, very informative when it came to things that I was unsure about. I was lucky to have found my own tenants, but they can provide candidates as well. They really do everything. I worked with Bud and Glyn. Both super nice guys. They definitely know what they're doing. They got back to me so fast and everything was done within 24 hours. Quite impressive. If you want to rent your place or make sure that it's in good hands, use this company. They won't let you down. Reasonable prices and now I can kick back and be an absent landlord:) Thanks REAL!!!

    My experience renting from this company was god awful. They never answer their phones or follow up…read moreif you leave a voicemail, and they kept 400 dollars from my security deposit for breaking one of the blinds in my room, only there were no blinds to begin with, I BOUGHT them. When asked calmly about negotiating that price the owner of the company said, "take me to court!" completely unprofessional, do NOT rent from here!!

    I felt like I had to write this so that the next tenants to rent from them would have a better…read moreexperience. I just left an apartment that was managed by this realty company. I loved the apartment from the basement to the balconies it was great. What I didn't appreciate was the experience with Edge. First incident: My roommate and I lived there for 2 years and we didn't have window screens so mosquitos and flies were flying into the apartment by the masses. We sent a request to have them added in the Summer. It never happened. My roommate and I logged into the portal we use with them and saw our request was canceled. We never requested that. Yet somehow months later in the WINTER, maintenance, who came to replace a door for us that had a hole in it, came to check the windows as well for screens... We said that would have to wait for the warm weather again because we had to insulate the windows which was recommended since the apartment had drafts from everywhere and had poor insulation. Yet they never came back. And according to "Section 410.551 - Screens for Windows The owner shall provide screens for all windows designed to be opened on the first four floors opening directly to the outside from any dwelling unit or room unit provided, that in an owner-occupied unit, the owner need provide screens for only those windows used for ventilation." We have been like that for two years... Second incident: I reached out through their portal and called their emergency number when a faulty smoke alarm was triggering all the alarms in my apartment. It was a wired alarm and didn't know what to do. When reaching out to the two emergency options (a phone number to call or a message in the portal to submit), no one replied until the next day. The faulty alarm kept going on for hours into the night and I didn't want to break it and be liable for something that isn't mine. My question is why have an emergency contact number and portal if they don't work? And judging from the other comment on this page it seems someone had a similar issue of no response. Last incident: When we were about to move from that place we had some realtors notifying us via text that they would be taking pictures of the apartment. The thing is they texted my roommate and another number that wasn't mine. I never got that notification and my roommate was traveling at the time. So while using the restroom, two women were walking around the apartment and knocked on my BATHROOM door. I was both shocked and embarrassed. After discussing it they realized the mistake and apologized although I must admit they didn't seem to care about it all that much. I was upset but mistakes happen so I brushed it off. But in the upcoming weeks my roommate texted me two more times on different days telling me that they had texted the wrong number again to show off the apartment. Do they not have the information correct in their system or are they that careless with it? She had to text them back stating they were texting the wrong number. When they finally got it right, I was exchanging messages with one realtor who asked if they could come in at 1130 AM one day. I agreed on the time, yet they walked into the apartment at 1105. I was upset because I was working from home and had important information out. So I brought up the time and she stated that she was correct. But after checking her texts she saw she made the mistake. I am giving it two stars just because the portal feature was great, but I've moved around Boston and this was my least favorite experience on management. Part of me feels it was because the apartment was located in an area filled with college students and brushed it off as just other kids coming and going. But hopefully, this may provide some insight into the areas that need work.
