Worse, the appraisal itself was rife with errors. 1. Misidentified as owner occupied. It's tenant occupied. 2. Misrepresented square footage as 6 percent less than actual. 3. Checked "Stable" as the current market growth rate, vs. "Rapid." 4. Miscounted number of rooms at 6. There are 7. 5. Offered no "additional utility" or value due to double lot size. When I called Matthew, the appraiser, to ask about the errors, he apologized, complained that he's been tired lately from overwork, and promised to "take a look at it" to see if changes were in order. To date, I have not heard back. If I do, I'll change this review to reflect that.
