    as to our review I stand by everything. papers can be changed and I have a witness to how long I didn't have a dryer.

    Please be cautious when dealing with Village Realty…read more I am currently dealing with an identity theft situation connected to a rental, which has been extremely stressful and time-consuming to resolve. What is most concerning is that they have been made fully aware of the situation, yet there has been little to no effort to take accountability or correct what has happened. This raises serious concerns about how identities and information are verified and handled. Situations like this should be addressed properly, especially when brought to their attention. I would strongly recommend that anyone considering working with them do their due diligence. Take time to review their Google reviews -- sort by "Newest" or "Lowest" -- and also read through the owner's responses to customer concerns to get a clearer picture of how issues are handled. Sharing my experience so others can stay informed and protect themselves.

A lady moves in 2 doors…read moredown n she decided to make complaints about my grandkids playing outside n without any proof of anything Village Reality decided to believe the neighbors story n gave me my boyfriend n daughter a 60 day Leave the Premises letter. We were completely shocked over this we pd our rent on time always, we are quiet ppl kept to ourselves Fair warning don't stay very very quiet in Manchester Springs apartments. N they don't have to give you a reason on why they want you to leave . Our rent was raised every single yr . I meant to say if you move to Manchester Springs apartments stay very very quiet, just 1 complaint from a neighbor n you will get a Leave the Premises letter. They do not care about you. The laundry room was always filthy I had to clean the washers n dryers before using they were disgusting!

The paint peels and scuffs very easily as well as the walls themselves. So while moving in the smallest bump against the corner caused a cracked we have to patch and one isn't a big deal but this keeps happening over and over again. It seems as though when the last tenants moved out they just slipped some stuffed on the house to make it look presentable and gave it to us to make more money. About two weeks after we moved into the town home our hole house flooded while we were at work and we came home to water soaked from the third floor coming down to the second floor through the ceilings from the guest toilet( we did not have a guest). We ended up needing everything ripped out included the ceiling, carpets on both floors, bathroom and kitchen cabinets and tiles!!! To this day when we call about the toilets acting up the do NOT care, they tell us not to use toilet paper.... we have had our toilet clog and over flow about three times now and when I say over flow I mean need about 8 full sized towels to clean!!! The first time was obviously a larger mess then that. We have become so scared to use the toilets it's crazy! If they make a cream we are panicking!! Especially because they won't come and clean out all of the pipes or change the toilets or something. The community isn't very friendly but that's just the people living here and we don't mind that too much. We do find there isn't space for children to play at all so all the kids living here play in the middle of the street which is extremely dangerous, for such high prices they should be able to put a play ground in. The rounds themselves are POOR quality and they recently installed street lights but they only installed about 5 and the community isn't large but they only installed lights on one half and the other half is pitch black at night, very creepy and uninviting! If I knew all of this before I signed the lease I would NOT sign it! I would take my money and go somewhere better because my money would do better somewhere else!!!

It was the definition of maintenance free living. The home had everything we needed (I really liked the closet space!), and the staff was easy to work with. When they would need to do something in our house (i.e. replace the air filter), they would always give us advance notice. There was a minor issue with our dryer, and the property manager made sure to give me access to a vacant unit's dryer until it was fixed (a part had to be ordered, so it took a couple of days). In the winter, they do a pretty good job of clearing the snow, so we did not have any issues with parking. There is a nice little hill for sledding behind the group of townhomes by the drainage basin. As for the community, everyone keeps to themselves for the most part. Not to mention, there is no main road nearby to make traffic noise. So, it was quiet. There is a grocery store within walking distance, along with several restaurants. The school district is great, they even have an after-school activity bus for middle and high schoolers that drops off right at the end of the community. When we gave our non-renewal notice, they provided us with a helpful list to work with in terms of what needed to be done before we moved. They were even nice enough to let us schedule the carpet cleaning after our lease end date so we didn't have to move out a few days early.

I have found the management staff to be rude, unpleasant, and prone to providing false information. I want to caution others that the service level changes significantly once you become a resident. I strongly advise anyone considering this property to carefully read their lease before signing. Additionally, it is crucial to take detailed videos and pictures of your unit after you move out. In my experience, the company may attempt to charge for damages using old photos from other units to claim your space was left in poor condition. Based on my interactions, I do not find Burkentine Properties to be a trustworthy company. Please be aware that you may have difficulty recovering your security deposit.

    The Owners (Burkentine Property) have policies and rules, that are TERRIBLE. They will cheat you…read moreout of your money. They will give you a Move in discount..then once you move in they'll take it back. If you're planning to move there,PLEASE READ the lease Carefully and ask questions. Take your lease to an Attorney to make sure that everything is legal. I Recommend that you DON'T MOVE THERE..Hudson Ridge phase I and II Townhomes, in Red Lion and the Townhomes in Dallastown. They have NO GRACE PERIOD, when you pay your rent. Rent is due on the 1st of the month, if you pay your rent on the 2nd they will charge you $100.00 late charge, and additional $50 for each day that it's not paid.
