Inspections are performed by InterNACHI Certified Professional Inspector Andrew Frank and delivered through detailed digital reports with clear photos, practical explanations, and straightforward recommendations. Reports are typically delivered within 24 hours and often the same day when scheduling permits.
Based in Three Rivers, Lighthouse serves St. Joseph, Cass, Kalamazoo, Allegan, Van Buren, Berrien, Branch, Calhoun, Eaton, and Barry counties. There is no travel charge within 50 miles, and inspections are accepted throughout the service area within the 150-mile maximum.

Founded in Southwest Michigan by InterNACHI Certified Professional Inspector (CPI) Andrew Frank, Lighthouse Property Inspections was built on the belief that communication, integrity, and attention to detail are some of the most important parts of the home inspection process. Purchasing a home is one of the largest investments most people will ever make, and Lighthouse was created to provide clients with the information and understanding they need to make informed decisions.
Lighthouse Property Inspections follows the InterNACHI Standards of Practice and continually works to expand knowledge, training, and services to better serve clients throughout Southwest Michigan.

As a dedicated husband and father, I understand the importance of protecting the people and investments that matter most - a mindset I bring into every inspection I perform.
My appreciation for hard work, hands-on problem solving, and attention to detail was built through years of working outdoors and understanding how systems, structures, and environments work together.
I also serve as a football coach in the fall seasons, where leadership, communication, discipline, and accountability are essential every day. Coaching has strengthened my ability to educate, guide, and support people through important decisions-qualities that naturally carry over into the home inspection process.
Clients often appreciate my approachable personality, honest communication, and commitment to treating every home as if it were being inspected for my own family. My goal is to provide a thorough evaluation of the property, and help clients feel informed, comfortable, and confident throughout the process!
