How would you feel if after your home inspection provider was caught at missing something huge…read moreessentially told you that if it hadn't rained in GA in a while, there's no need to look at the existence gutters or the cloggedness of drains or the existence of a roof. That is essentially what happened here. The excuse provided. We disagree. The home's storm drains are a few feet from the front door....not looked at,not remarked at, totally forgotten in the inspection. And they just happened to be full to the brim. Very obvious if they were to be looked at. We found out at the first rain since closing. Chance to walk away from house: taken from us. Chance to make preparations to fix it before the first rain causes an emergency: not provided to us. Chance to ask for concessions: didn't get it. Literally the second biggest thing possible, missed. What are 150 pages of inconsequential, small issues when you miss something like this??? Scrambling to find a drain pro on the day of 1st big rain in a while...when everyone else is doing the same thing: great. Seeing our yard under water was great too. Having only one company even available to come by after calling close to 20,also great. Almost $3000 in emergency unclogging of storm drains,wonderful too. That's just the immediate cost. There's way more coming. And when you contact Lunspro for a chance to make this remotely fair they say: sign a release and we'll give you half your inspection fee back Consider my story before thinking they'll do a decent job with their eyes. If you get lucky, maybe. If you don't know any better, also maybe. This is the definition of a lackluster excuse for unprofessional conduct.

The inspector made comments about no moisture barrier yet had pictures that clearly showed the barrier. He further noted that the floors in this 105 yr old house had been jacked up but he didn't see the metal adjustable jacks and suggested having a structural engineer to verify. Meanwhile he took a photo of the permanent concrete and beam supports that were installed once floors were jacked to ensure the floors were secured. He was unable to properly operate 2 window unit ac's so the homeowner had to do his job for him. Again, he couldn't figure out how to turn on the light in a ceiling fan and the homeowner had to show him. While seeing that it worked just fine, he still marked it as inoperable. He stated he saw active termite infestation throughout as well as ants crawling into the foundation because they sometimes eat termite larvae. An hour later when the termite inspector came out he stated that there was no active termites and that there was some older evidence that had already been treated and scraped. He noted the moisture barrier being in place and even commented that it was a well built home. Inspector also noted "minor cracks" in the settlement of this 105 yr old home. Imagine that! He made notes on things that "may happen" instead of true findings. I mean at the end of the day, a plane "may" fall on the house and dent the new roof! Should we also consult the FAA? I'm not sure what the buyers paid, but sadly the fear and this ridiculous report cost them everything.

About midway through the inspection, my wife took the children and went to the store. She came back 2 hours later, apparently about an hour after he left, and the power to an entire room of the house was turned off, including the room where our hot water heater is located. My wife called Mr. Bingham, who simply told her, "It's not my fault." She called our real estate agent, who called him and he told her "I didn't do anything." So I called him and pointed out the absurdity of his claim that this power that has been working flawlessly for many years suddenly and mysteriously malfunctioned on its own within an hour of him crawling around under the house and poking around in all of the appliances, including the hot water heater. He grudgingly returned to the house, only to then state that the problem was a GCFI breaker in that room that mysteriously malfunctioned within an hour after he left the house. Of course, I understand enough about electrical wiring to know that a faulty GCFI outlet is not going to interrupt power to all the other outlets in the room, unless they are daisy chained in, which I am almost certain they are not. Then he left. My wife and 8 children have no hot water.
