Move-in wasn't the issue, but throughout my time living there, maintenance and front office response times were bad. For even simple service requests, the turnaround time was horrible. Average 4-day turnaround time. Of all the properties I've lived at (e.g. Kielo at Grass Valley in WA, Vector in OR, Aura Uptown in AZ, Camber & Cinq in SLC UT, list is not-exhaustive) I can see that service requests were turned around in less than 24 hours, at most 48 hours. Then there was the issue of front office just dragging their feet on things like emails. I don't understand how a staff of 3+ can take more than 2 weeks to reply to one email. The properties I just mentioned, I'd get same-day replies, sometimes even same-HOUR replies. With LESS STAFF and MORE TOTAL UNITS than The Aston. I'm convinced that Utah County just has a bunch of lazy people, because a similar thing happened at a NXT-managed property I had lived at (VALO in Payson). That resulted in residents reaching out to the NXT corporate office, which then resulted in everyone in the VALO front office and VALO maintenance teams getting fired because of negligence. Aston is ALMOST that bad but is ICO managed. Then there was the move-out issue. All those other properties I just mentioned use Parcel Pending. I KNOW from past experience that the property management team is supposed to do something in ParcelPending after the moveout of a resident. And I have the emails to prove it (Kielo/Vector/Aura/etc). The Aston will not. So my Parcel Pending account at the Aston stayed LIVE for almost a year after I had moved out, and after sending them an email to address this because a package was erroneously delivered there A YEAR LATER, the Aston's front office team didn't reply to me for (1st) 3 days, to which I replied SAME day, then they ghosted me. It's been over 2 weeks since.. So, I had to call Parcel Pending (a company based out of California where people actually want to work) to get things addressed. Parcel Pending themselves told me The Aston has a horrible habit of not addressing former resident accounts. All of this to say, I don't think ICO incentivizes their employees and it shows at The Aston. For example, if you work at a Greystar (e.g. CINQ/Camber in UT), or Avenue5 (Aura in AZ), or Holland Partner Group (Vector in OR) you get comp'd for contacts in addition to comp'd for resolving service requests quickly -- e.g. at Greystar the maintenance teams get paid a monthly bonus for resolving service requests quickly. I doubt the Aston's maintenance team has it set up like that cuz good god it was a nightmare waiting for maintenance to show up for the simplest of asks. and Holland withholds bonuses from employees for failing move-out checklists -- if only such checks and balances existed at The Aston because (according to Parcel Pending) they get this complaint a lot from former residents at the Aston because the Aston workers WONT DO THE BARE MINIMUM. Forget going above and beyond. Now, why 2-star and not 1-star? Because at least the space was livable, and rent didn't go up between my year 1 living there and year 2. But again, the bare minimums just weren't done, like regular recurring maintenance on HVAC filters every 2-3 months. But hey, maybe that's the ICO management standard. Maybe they keep the money at the top, and refuse to properly incentivize employees at the ground level like the front office and maintenance teams at The Aston. After all I do remember seeing maintenance rushing back and forth between Exton (some other property) and The Aston so maybe ICO's just too cheap of a company or the owners of the Aston (perhaps separate from ICO) are too cheap. Whatever the reasons are, I think a 2-star review is justified for The Aston.

You pay for the electricity, water, gas and trash for the entire building when you should only have to pay your share since you don't rent the entire building that should be the owners responsibility. Everything about this building it's a lie every single thing The package they talk about it's so expensive end you don't even need it The internet is so slow and is always getting messed up Do not move here everything is a lie everything...

    This is a solid place to live overall and I have enjoyed it…read more I lived here fall 2018, winter 2019, and spring 2019. I payed $320 per month ($295 base price plus $25 flat utilities rate) during fall and winter and $150 per month during spring ($125 + $25) Good: - There is new management since 2018. Becky and Megan are so friendly and accommodating. They are extremely reasonable and understanding, especially with cleaning checks and checkouts. - The maintenance is very prompt!! They will often come the same day you report a problem. - There is a pool, outdoor ping pong table, and small lounge with a piano. - The people here are friendly and decently social for the most part. - There is free parking and plenty of spots. This includes a portion that is covered/underground. Bad: - It's a little overpriced during winter/fall. There are places that cost about the same that are nicer, have larger apartments, and have more amenities like a basketball court. But that being said, it is still relatively cheap for a Provo apartment (where all the apartments overpriced). - No basketball court, volleyball court, or open grass areas for activities. - The apartments are very old and a lot of the furniture is too. However, they are in the process of remodeling all the apartments and are installing new couches and furniture. - It is becoming a men-only apartment complex in fall 2019. - Internet isn't the best here, but normally works fine.

Zero cameras anywhere on the property, multiple people have had hit and runs in the parking lot with nothing for them to go off of. Living in this apartment complex has been one of the worst experiences I've ever had as a renter. The biggest issue is the black mold that seems to spread no matter how many times maintenance "treats" it. It's not surface-level mold -- it's deep in the walls, the vents, and the bathroom. My family has been constantly sick since moving in, and management shows zero urgency about addressing the problem. The overall build quality is extremely poor. Appliances break constantly, the walls are paper-thin, and the plumbing backs up regularly. Maintenance either doesn't show up or does the absolute minimum, which usually means the problem comes back within days. As for management, they are dismissive, unresponsive, and outright unprofessional. Emails go unanswered for weeks, and when you finally get someone on the phone, they make excuses instead of solving anything. It's clear that tenant safety and wellbeing are not a priority here. There have also been serious safety concerns within the community. Management does not vet or monitor anything happening on the property, and many residents -- especially families -- don't feel safe. Overall, I strongly recommend looking elsewhere. This place is unhealthy, poorly run, and unsafe. Save yourself the stress, money, and health risks.

The price may be a little high and their flat rate cost for utilities is a little steep but they have everything you could need, such as an indoor basketball court that you can reserve, a clubhouse, outdoor basketball court, pool, hot tub, weight room, and laundry room. I have to give a shout out to the maintenance guy because I've put in a work order to get things fixed like refrigerator door handle, the freezer, and a backed up sink, and he's there to fix it within hours. On the other hand, could only give this place 4 stars because of the problems I've had with management. They messed up pretty bad on my contract, but I won't bore you with the details. I've heard of a lot of others having problems with them and at one point, 4 of us in my apartment had 4 different rent payments one month. I'm not sure how that happened.... They did kind of remodel the apartments 4 or 5 months back but I don't feel like it really improved it much. They replaced the carpet in the living room and floor in the kitchen with laminate flooring which has resulted in more failed cleaning checks because they get dirty pretty easily. The door handles on all of the lower cabinets are also in the wrong place, they should be at the top of the door and not in the middle. The remodel consisted of just painted the cabinets, the walls in the living room, kitchen, and hallway, and replace the flooring there too. The bedrooms remained the same. The A/C isn't wonderful, it really doesn't get that cool. I've you have it running all night, the rooms don't change much but the hallway is always freezing every morning!

So many extra fees- rent, internet, utilities, parking, garbage, credit score, insurance-, cleaning fees-be careful and opt out of what you can. Very poorly managed and so run down. If you do choose to live there take pictures and DOCUMENT EVERYTHING when moving in and ask for a mold check. We had to clean the entire apartment top to bottom before moving in and still paid cleaning fees out the nose. The carpets haven't been cleaned in years. Filthy!
