Oh look! Siri! It's been 28 days since I told the truth about this " luxury lifestyle " and nobody from the company or corporate is even concerned???Update... woah was I blind sided by the fallacies of this " Luxury " community. I did a lot research when moving into this community, gated community for safety, dog friendly, school districts, amenities, the fair price of the amount of sq footage and nice looking townhomes, garages, driveways, and picked corner unit in the back to feel safe and quiet. Well.. I hate to ruin it for anyone looking to move here! Please save yourself the stress and money! I have never been so sick and stressed for the last 6 months in my life! Last year no AC, went to hotel for 4 days $480 and they told me to turn it into my renters insurance. Was 99 degrees with two large dogs and two small children. In winter had no heat. Was 52 degrees and they dropped off a small 16 inch x16 inch electric heater. Went to hotel again and they said no chose not to stay in the unit! Brand new furnace had to be placed. And the electric bills for using the two small windows ac units for a 2000 sq ft townhouse, went up close to $550 a month! No reimbursement for that either! Now they are attempting to evict us for having an aggressive dog. We have lived there 3 years and never had any complaints about our ESA dogs. Neighbors had their dog off leash and my dog ran to get it away from me and their dog lost a tooth in my dogs head! My dog is 120 pounds! The neighbors is about 30 pounds. My dog is professionally trained and did what she was supposed to. She could have killed that dog if she was aggressive! Even though there were absolutely no injuries to the neighbors dog and the tooth was lost in my dogs skull and punctured in her muzzle, 4 days later she started having seizures! Only 16 months old. On 24 pills a day that costs $600 a month and we have paid $23,000 in vet bills! They refused to provide the neighbors up to date vaccinations or the renters insurance so we can file claim to get our money back. And guess who's getting blaimed and evicted for " harboring and aggressive dog" yup! Us! They never even did an investigation, called to get our statement, no call to animal control, nothing, they threw a letter from their legal team requesting " immediately remove your aggressive dog upon receiving this letter, it attacked and caused injuries to neighbors dog! If you fail to remove the dog we will be forced to start eviction proceedings! Ummm are u kidding me? This dog is prescribed to me as part of my treatment for my disability! That's like asking me to throw a child out when they did absolutely nothing wrong! They refused to email, call, speak to me at all and told me to contact legal. Who they also failed to answer me ! They are updating and renovating all older vacancies and we are the ones paying for the new ones with the old floor plans! The director should never be in that seat! The amount of complaints I hear about this property and her is ridiculous! And she s either not in the office or shuts her door! And god forbid you ever go to her upset about their negligence, you either get an email saying stop or we will not renew your lease or like me, the day my dog had 15 seizures in less than two hours I wanted her to watch the video of what she is putting me and my family through for selective enforcement and not properly following any kind of investigation process, I now have a " no trespassing order and will go to jail for 30'days if I ever enter the Office again! Which the office is a part of of my amenities in my lease and they removed me from having access just because she can't respond to her ignorance of property management and customer service! God forbid you have a layoff or need assistance! Don't apply and use RAFT! You will be getting evicted or non renewed for whatever reason they come up with! It's sad. I chose this place to call home, to feel safe, to have dogs and children around. I don't even feel safe in my own home anymore. They need to be held accountable for their actions and the pain and suffering they have caused so many tenants!

I lived here on two separate occasions for one year leases and I do not recommend Lenox Farms. I certainly will not be moving back ever again. I lived in a townhouse for the first lease in 2018. The apartment itself was nice overall but when we moved in there was a horrible cigarette smell. I talked to the leasing office about it and they were not helpful so I spent $100 on odor eater products and eventually got rid of it myself. There was also a moth problem and I had to buy moth traps. There also wasn't much natural light in the unit and it seemed dark all the time. The shower also got moldy quickly do to the horrible ventilation in the bathrooms. On a positive note, the private garage was very nice to have. When it came time to renew the lease they were going to raise the rent about $150/month. I moved elsewhere due to personal reasons. Fast forward to 2020, I was drawn back in by the private garages and nice photos of the units on the website. I had a dog now so I picked an apartment unit near the back by the dog park. Things started off good and Jessica was helpful. About halfway through our lease things seemed to change. First, the maintenance employees who were great and very helpful left and we seemed to have lots of random contractors coming in to fix things. Also communication from the leasing office took a turn for the worst with miscommunications and lack of communication about literally everything. When the leasing office did respond, they told you what you want to hear and not what they were actually going to do. For example, cars park alongside the curbs on a daily basis and this is not allowed per the lease. The leasing office claims that they are addressing it and writing tickets but the picture below is what I saw everyday. It's funny that some people paid for reserved spaces and other selfish, entitled people just parked right in front of their door with no repercussions. Another thing that I emailed them about a few times was the DOG POOP. This place had the worst dog poop problem I've ever seen with irresponsible owners not picking up. There was literally poop every two feet. Lenox Farms did nothing other than send out emails. Oh wait, they did leave an aggressive letter from a lawyer in every single person's door (whether or not they owned a dog) threatening to evict them if they didn't pick up. But do you think anyone was every evicted? Now let's get to some more concerning topics before I forget - the CRIME. There were multiple high-profile incidents during the year that I lived here. A SWAT team conducted a high-risk search warrant to arrest someone living here. Another warrant was served on a stash house that was being used to store 100lbs of weed. Then there was the SHOOTING! Just do a quick Google search and see this for yourself. What did the leasing office do about all of this? Good question because I don't know. Made another attempt to fix that front gate that's been broken for 5 years and then gave up I guess. Let's get to the move out process before I get too carried away. We were paying roughly $2600 a month for a one bedroom apartment (not including dog rent fee). Around move out time they had about 20 units available at Lenox Farms and the rents were much cheaper. They were still going to RAISE our rent about $100/month to sign a new lease! Once we decided to get the hell out and end the lease, they posted our same apartment on the website for about $300 CHEAPER. Yet they always say everything is "market rate" so they can't be flexible. Outrageous! And a huge slap in the face to good tenants who always paid the rent on time. Prior to move out I ask what to do with the keys and I'm told to leave them on the counter and lock the door when I leave. I do exactly that. 4 days later, I get a call from the leasing office asking where the keys are. I tell them I left them on the counter and they say they just went into the apartment (4 days later) and can't find them. Furthermore, that new tenants are moving in the next day and we are going to be charged for new keys if they can't be found! What!? You waited until now to look for the keys? Then when I tell them I got a maintenance alert that maintenance went into the apartment the next morning and we also paid for the apartment to be cleaned so cleaners would have gone in, they backed off and let it be. Okay, so I think this nightmare is almost over but nope - then we get a bill for a $500 carpet replacement! We left the carpets exactly as we found them and there was no need to replace the carpet but they somehow thought they could charge us an extra $500! After numerous phone calls and emails back and forth Jonalis FINALLY removed the charge because the person who allegedly did the inspection and had pictures seemed to never be in the office and there was no proof at all that the carpets needed to replaced or that we caused it. Even trying to get away from this place was a major headache. Conclusion - DO NOT MOVE HERE!

No insulation between floors. You can hear everything your neighbors do. Including walking, snoring, coughing, etc

I have lived here for 3 months now. In that time we have had a water heater explode that left us without hot water for a day and 2 leaks in our ceiling. At the moment, they are tearing apart a big area of my apartment to repair the water damage. The maintenance staff are responsive and do try to help, but there seems to be a lack of coordination that makes everything much more difficult. In my first weeks of being a resident there was apparently a dispute with the trash service which resulted in the trash and recycling overflowing in the dumpster area. It was disgusting and took the better part of 2 weeks to resolve. It still happens periodically that there is a giant pile of trash sitting on the ground when I go to drop my trash off. I would not want to (and am glad I do not) live near those dumpsters for this specific reason. During summer one would expect the a weekly grass cutting was normal, however, if there is a holiday on a Monday. Forget it, that's too hard to plan for (it's not like they are known in advance or anything). No, we get to go 2 weeks before the grass gets cut so it looks like a field instead of a lawn between the buildings. In the first ceiling leak I was told they would come back to paint the stain in my ceiling. To date this has not happened. For example, there was the seal coating project for the driveways. I had to move my car 5 times before they actually performed the seal coating in my area. Each time there was a notice that the next day was when my area was being completed. So being responsible I had to move my car to ensure it was not sealed in that day. In addition, they sent an e-mail about cancelling my area one of those times, but apparently they seal coated just a small strip right in front of my garage. So now I have tar on my garage floor from that. Another example: There is an effort to replace the toilets and aerators in the sinks. Roughly one third of the community was completed and then everything stopped. No notice, no updates, just a dumpster and storage containers parked by my unit for months now. Another example: There was some notice about the gates to the community were being repaired and would be used. They even went as far as to distribute gate openers to the residents. Just before the announced date for the gates to work there was an e-mail saying there was an issue and it was being postponed. Then nothing. The gates still don't work to my knowledge. Another example: The a/c in the clubhouse broke as some point in early July. There was no notification of this and when calling during the July 4 holiday about why the clubhouse was 95 F inside they said there was nothing they could do. So that was a ruined party with guests that could have been avoided by a simple e-mail about something being broken in advance. However, we did get 5 e-mails detailing a Luau party they had later in the month (because that's much more important than letting residents know when the amenities are unusable). When viewing the units we specifically asked about insulation between units and were told unequivocally that there are no complaints and the units are very quiet. Well, turns out that wasn't true. Laying in bed, I can hear my neighbors snore, them sing to their baby, and every footstep my upstairs neighbor takes. During my most recent ceiling leak, I managed to take photos of the ceiling to prove there is absolutely no insulation between the floors. If you don't like hearing crying babies all night, then you definitely want to look elsewhere. Lastly, there used to be a movie theater. However, that is now gone and we were promised a yoga/spin studio. Instead they simply moved the weight equipment into the old movie theater room (which is now too cramped to use effectively) and put some yoga mats on the floor in the old weight area. Tl;Dr; For the $2500+/mo it costs for these "luxury" apartments the only thing lacking is luxury, communication, and follow through.

Although I moved out months ago, I have friends at Lenox Farms and still visit frequently. Management continues to turn over, rents increase and the issues remain the same. The "security" gates still not functioning (over two years), trash facilities are a worse eyesore and unsanitary mess than ever, but management offices completely renovated including new artwork and a fancy coffee machine. Gym equipment is FAR from "state of the art" - treadmill that was broken 4 months ago, STILL broken. New furniture in the clubhouse to impress potential customers but residents who've lived here for five years can't get their nasty old carpet replaced. Rules change with office staff and property "manager", vendors not managed and staff morale is poor. DONT WASTE YOUR MONEY ON THIS DUMP!!

It's expensive, and the grounds are not as clean as they once were. The maintenance is good. But they are always waiting for parts.

On tour I noticed a broken seat in the theater, someone took the time to tape it up- also saw a few questionable fixes that I assume were from residents which makes me wonder if they fix problems quickly or not?

The property manager is on their A-Game 24/7 and so is Leasing. These are some of the most hospitable team members I have ever been privileged to be a tenant under. Maintenance? They'll be at your door before you know it. This was such a game-changer compared to the level of services I received at another property proximate to this corridor on I-93. This staff really makes you feel like you're at home, always. This community feels more like owning/renting a townhouse than an apartment where you have to constantly worry about what goes on around you. You are safe here. This is the most comforting place I have lived since being in the Greater Boston area. It is a hidden gem if you enjoy golfing/visiting Granite Links, direct access to I-93, hiking in the Blue Hills Reservation, having a beautiful pool to bask in during warmer months, or care about having more privacy than a similar type of complex anywhere nearby. There's a reason I stay here and likely will - it's the staff and quality of living. You won't find that same level of dedication anywhere within 4 miles of proximity. I did the research and the same visits across the spectrum that you may be going through, and I hope you don't endure the hours I had to in order to realize how special Equity Quarry Hills is.

On top of that, the place they showed us/ moved into, was ridiculously dirty, cobwebs, mold, rusty dishwasher, broken light switches and foul hallway smell. We haven't even lived here a year and we've had to replace a leaking dishwasher, two leaking toilet and dryer that didn't dry clothes throughly. But the worst of it all on a day like today where the temperature is -4 the thermostat isn't working properly, which is something we brought up to management last winter and they told us to put plastic on our windows...but this place is labeled as "luxury". Leasing office tried to claim that nowhere does the complex claim to be luxury when indeed it does. Also they went out their way to "update" the dog park but meanwhile the kids park is run down and out of date. But they have the nerve to send passive aggressive emails urging kids to not play in front of their apartments. Also, I don't get why the trash shoot is always broken, or why there arent speed limit indicators, or crosswalks or complete sidewalks. If their main concern is safety why not provide these safety measures for the residents. Packages are miss delivered/ stolen daily and the apartment complex does nothing about it, like adding package lockers or better signage. Or cameras at every doorway. Fantastic value for the money - the units are huge (we are in a 2b2b that is almost 1400 sq ft) and…read morerelatively new. Not as modern as some of the other apartment buildings we saw, but the size of our unit more than makes up for it. Management is relatively quick to respond to issues. I moved in July 10. Since then, we have had issues getting maintenance orders responded to in a timely manner (took about a week to repair the broken washer), though management communicated it was due to the head of maintenance being out so they were understaffed. Another issue I've noticed is with recycling - there is a large compactor at the entrance of the community that is absolutely chock full. So full that people had no choice but to place their recycling outside resulting in a huge pile of cardboard. The biggest issue is the package room. Every single building in the community has their own package room - but packages are extremely commonly delivered to the incorrect building, so it becomes a game of checking each building for your package. Overall I still have enjoyed living here so far, but it definitely has its quirks.

We have been long residents here and, in the beginning, when this place first opened up, it was a great place to live. The prior managers were efficient and friendly. We have put up with the constant turnover of new managers over the last 2-3 years and plan on leaving as soon as we can. We had rented out their event space for a baby shower and after it ended, people went home. During late at night AFTER HOURS, a group of strangers came in and trashed the place. This was all caught on camera and there was supposedly "security on premises" yet the prop manager still placed the blame on us and banned us from renting the place going forward. They even tried sticking us with the cleaning bill of $2,500! Thankfully, we were able to have that waived after we replied and told them to check their cameras, because it was clearly not our fault. So even with proof and footage, they won't take accountability and place unfair blame on us. Are we supposed to stay at the event space for 24 hours and monitor who's there? Is that OUR responsibility? Are we supposed to interrogate everyone that comes through the Clubhouse? That's not our job. Where was security during all of this? In the video tape footage, you can see that it is a group of teenagers. Me and my guests are adults, small children and older family members who are there to celebrate a baby shower. Completely ridiculous. In conclusion, they need to do better to serve and accommodate their residents.

This place is an absolute nightmare. Do not live here…read more I've been a resident for less than two months and my car was shot with a BB gun on their property -- my driver's side window completely blown out and multiple BB holes along the side of my car. This happened in what is supposed to be a residential community. I discovered the damage while leaving for a doctor's appointment. Management's response? Total apathy and disrespect. I was told, "Call your insurance company and get it fixed." When I asked to review security footage, I was informed there are NO cameras anywhere on the property. Zero. No security. No deterrence. No protection. Then -- unbelievably -- the staff member looked at me and said, "Well what do you want us to do about it?" That sentence alone tells you everything you need to know about how little this place cares about tenant safety. This property is unsafe, poorly managed, and completely negligent. They take your rent, provide no security, and when crime happens, they wash their hands of it. If you value your safety, your belongings, or being treated like a human being instead of a nuisance, run. I would break my lease today if it were financially possible. Since it isn't, consider this your warning: this place is not worth the risk. There are safer, better-managed neighborhoods and buildings -- choose literally anywhere else.
