For the most part, I like my home. I moved in 4 days ago. The bad! Escrow Buyers pay 100% of all fees which are normally split between a buyer & seller. The contract ONLY favors the builder, not the buyer. You change your mind, they will keep your deposit. They make you pay the $400 a MO HOA despite not having a single amenity built that we're paying for in our dues. I mean NOTHING! we're paying for NOTHING! This seems very unfair to charge for things we dont have. I ask & they said they have to "build their reserves" What? now im paying to build it.? Mail & package delivery. Nobody said we cant get deliveries here of any kind. These are new streets & I guess Lennar wants us to figure out how we get delivery, when you cant find the street on a map. Because of this, I have 10 packages floating in San Diego that cant be delivered. You say pick it up?? We're elderly here and I have a 300lb bed, mattress and a whole house full of product I cant pick up alone or even know where it is now. You would think lennar would warn people or have a department that informs USPS,UPS, Fed Ex & Amazon where these houses are. I have NO idea how to get my items & Lennar has left me high and dry. All in all, I cant say I like the community because as I said, there's nothing here that I paid for. As a designer for 35 yrs, their "all included" isn't all that. Cheap appliances I will be replacing and the cabinets are laminate as are the floors. My Microwave broke on day one & now im told i must go through Samsung for repair. After 1 day?? I would get it if it were months but day 1?? Samsung says I need to wait a week for a repair man. Why do I have to deal with this after living here 1 day?? For over 1.1 Mil, I think we deserve better materials. BTW Im in the Sycamores plan 3. We will see if I end up liking it here when its built out but so far, Im not impressed!!

    The following is a list of repairs and issues we have had with our Lennar built new home at Canopy…read moreGrove in Escondido. During 2 walk throughs I pointed out several things: - The eave on home exterior had only primer with unsealed gaps between rafters - Lennar said they would not fix this so I paid $5000.00 for a professional painter to fix this properly. - The kitchen cabinets were promoted as self close 'Its Included' in the model home and brochure but they were not self close. Also several drawers needed repair, there were gaps in the trim and the nail holes were not finished off. The microwave was not mounted correctly so weight wasn't supported, shelf sagged and the cut outs were very sloppy. Master bath cupboard shelf was cracked. - The Quartz counter had a gouge in it as well as scratches. - The RING wall mounted keypad was not installed though it was also listed as 'Its Included'. Also the location of the ring points at the whole courtyard so it constantly goes off as neighbors enter and leave their garages. - The gas flex line hole was not filled in with foam at the stove or dryer, the cut out was very sloppy. The l=holes for hot cold water and drain traps also did not have foam fill. - The gas stove provided is a cheap unusable design with a broiler on the floor and no broiler pan provided. - the exterior stucco on 80% of the windows was sloppy - some have been corrected by Lennar but you can still see the 2 tones of color from the repairs around the windows. It took almost a year and 3 times for workers to come out to do this much. - The front entry door paint was very uneven and transparent in places and needed to be redone. When it was repainted by Lennar the worker got paint on the sidewalk and pavers which was never cleaned up. - Several interior door trims needed to be repainted as well as interior doors. This has taken multiple attempts to get right. Additionally the workers caused more damage during the process. - The Air conditioning system never worked well from the beginning and too 3 different appointments to get going. -The vinyl fencing around the perimeter was scratched and damaged in multiple places during installation. - The landscaping provided and 'cared for' in the common areas is extremely cheap, ugly erosion control intended for slopes. It looks like weeds. They also never weed the areas, so the weeds are larger than the plants. Additionally the common areas were never completed before people moved in. There has been a huge mud hole in front of the complex that they have been working on for over a year. - Our courtyard pavers were installed before the homes were built so they were damaged during construction and appear very old: stained, gouged, etc. We requested a pressure wash but it was never done. - Garage construction has no ventilation or vent as there is a tankless water heater system so it becomes very hot. There is also not a 2 hour rated fire wall between garage and home interior. - The 'Champion' window are very poor quality, not fit well, not energy efficient. It is a struggle to close them properly as you have to push in on the glass to do so. The locking mechanisms are difficult to use...Lennar sent out someone with WD40 to attempt to help which only made everything dirty. - The exterior wood siding is loose on bottom plate around perimeter of house where rodents can fit through and get into walls/ attic / garage. - Roof had a few cracked tiles which we put in work orders for but have never been fixed. - Solar company Sunnova is forced on owners and they have horrible customer service and panels are not made in USA. We did choose to purchase panels rather than lease, but learned they were not nearly sufficient to make much decrease in monthly bills so we upgraded with additional panels from USA made company that actually answers the phone. - We paid to install our own rain gutters. - Lennar asked foer $250 to 'approve' plans for backyard landscaping - this was $50 more than our neighbors supposedly because we have 1 story vs 2 story home, however their yards are larger so this doesn't make sense. We then had to pay an additional $250 just to have our security system cameras approved. IT SEEMS RIDICULOUS THAT WE ARE MADE TO PAY ANY MONTHLY HOA FEE THE FIRST YEAR WHEN NONE OF THE AMENITIES WERE COMPLETED (Club house, pool, walking trails, etc). We are going into our 2nd year here, some people on their 3rd, and they are still here with bulldozers every day making trails, digging dirt, messing up roads, blocking traffic, creating dust. The landscaping maintenance is non existent with weeds everywhere in the areas that have been completed, there is one trash can in a picnic area that overflows with dog poo bags regularly. The whole thing is absurd. Would never buy a Lennar home again. Infrastructure should be done before homes, that seems basic.

Our mail was in limbo for 2 weeks not to mention we were given the key to the wrong mail box. Then there is Fed Ex and UPS. They can't deliver here as we don't exist!!!!! Then try transferring all of your bank services and credit cards. Lennar should have been a little more pro active in taking care of this so we did not have to put up with this issue. And I won't even get into the construction issues. Our bathroom fawcets are so far away from the sink when you turn them on real low they actually hit the counter not the sink. Not a big fan!!!!!
