I am a first time home buyer & was hoping for a better experience since Lennar came highly recommended by 2 other persons who boutght Lennar homes. I felt pressured by the salesman at Bridgewater to go with their lender. We all have a Right & choice with whom we choose as our Lender. According to Law, the salesman is NOT supposed to persuade you to go with their lender. bULLYing!! Fast forward: closing day went well except, to find out that no one knew where the home's keys were located. Eventually, 24 hours after signing the fine print: the keys showed up. I wish I had a better experience with this company. But, I didn't!! If I had to do it again, I'd wait a week to make a decision. But, for the next 5 years, I'll be here. This is a NEW LENNAR home we are supposed to purchase in Forney TX (Overland Grove) this week! We can't agree because they call this cosmetic....has anyone had any issues like this, cracked counter tops (they only smoothed it out), front doors that look used, paint drip, poor caulking, messy casings, flooring that is hallow, etc? This looks like a 20 year old house that's been painted 10 times. they don't want to assure me this will get changed out or fixed! This isn't about slapping more paint. My thing is how can one feel confident to close if they can't acknowledge that these are issues that require replacement! We have been so let down, we will loose our deposit if we decide not to close, we don't want that but they won't agree to change this stuff! They still want me to close - unacceptable! I didn't pay my deposit in good faith for this quality of work or for sloppy, paint dripping, poor caulking, used door "brand new" home! LENNAR do better! read more

Awful experience. They would not fix anything even though it was covered under the warranty.. like putting in drains for drainage! They agreed to fix the drainage issues in writing. After multiple follow up tickets submitted and tons of emails, they are now refusing saying they won't fix it. I cannot believe anyone in their right mind would buy a Lennar home, especially during Covid. This company appears to be cheap and broke and breaches contracts left and right. Stay away, pay a little more for Beazer or Pulte. Trust me, the savings are not worth it. During construction there are people who actually know construction. Post move in, they dump you to customer care which is a bunch of inexperienced, cheap salaried employees who just try not to fix anything and don't have knowledge of construction. Service is HORRIBLE. They let my lawn die right before closing. Unresponsive, lack of communication or care about the homeowner. I don't get my mail! USPS doesn't even know I exist and Lennar won't release my street so I can't get mail or EVEN GARBAGE. NOBODY cares or will do anything about it. Nobody will talk to you about ANYTHING. The design of the homes and the community look good in a flyer. The actual construction and management of the HOA is very concerning. I have had my ceiling repaired, the floors are in the process of being replaced, a cabinet was replaced, and we found black mold behind it...PMP is the HOA management company. They are unresponsive to homeowners' concerns and consistently fail to enforce HOA rules. The homeowners are not represented on the BOD and have no voice at any level. I fear the value of my home is at risk. I have lived in HOAs in two different states. This is NOT typical. read more

The house overall is decent. But like most builders they use the cheapest products they can find. My biggest complaint is with the roof!! During construction I watched the home being built from the ground up. The roof shingles were rolling up and blowing off before it was even finished. There were 2 repairs done the first year because those shingles were continually being blown off. Under the one year warranty. In the following year and a half. I have had 4 more repairs done to the same area and now another side of the house has just about been blown off. Which is an extremely costly repair. Since insurance will not cover poor workmanship. Very disappointed and frustrated!! read more

After our walk through they did a face time to show they fixed the things we pointed out, then we move in and most of the things on that list weren't fixed. I will never buy from this builder again. Our buying experience at the Woodcreek community was terrible. Signed contract in March, then Lennar delayed closing by two months. Finally, the week before closing, the salesperson surprised us with an HOA addendum. Would not have signed contract, if we had known about the addendum. Final kicker is that Lennar would not refund us the earnest deposit money, because it was our decision to cancel. We sent letter to ask for the earnest deposit, stating that the reason we cancelled was due to the HOA disclosure. No appeal process, no answer from sales manager. I'm in Texas but I've got a story for you. My walls actually do not line up. They applied caulk in some areas. Which I believe is a fire hazard. Caulk burns quick. 5 windows leaking. 1 pouring in the house. Baseboard and door trim popping off because it's not flush with the walls because they are not even. I need shimming around two window because the window has to much space on top. Bowed wall. Leaky roof. Shingles not Dow due to workmanship. Gutters falling off. Gutters to high. Broken bricks. Foundation broken. Cracks in ceiling in multiple locations. Cracks around my balcony where wall is crumbling. Bathtub pulling away from wall. Granite countertop uneven and breaking caulk underneath. Caulk all over that is clumped on and not stuck to wall. Fireplace caulk falling apart. Caulk around all windows coming off. As well as window frames that are not level and bent. Holes in ceiling above windows. Cracking as peeling around windows. Several doors and ceiling not painted. Sprinklers that are hitting the fence. I purchased a home in the Forest Meadow neighborhood, and I'm starting to seriously regret it! All of the construction workers are mean and don't care about the people who live here. They blast loud music all day long, leave trash everywhere, block the roads all the time, park in front of my mailbox and my driveway almost daily, trample all over my grass even though I have told them over and over to stay out of my yard, and a few times I have caught them in my yard using my water for their work!We also found out today that they were digging in the yard next door and busted our water line and 2 sprinkler heads, and they tried to hide it by burying it under the new sod! I have called several people from the company and from corporate and nobody gives a damn! I am going to be posting on every forum I can find to warn people not to spend their hard earned money on this disgusting company!! read more

I have lived at the Bridgewater HOA in Princeton Texas for the past 8 months and I have been very unhappy since I moved in. This is not my first house, so I decided to provide a true assessment of my experience with LENNAR. OUR PROPERTY LOCATION: We have a Princeton address but Bridgewater is being built in the town of Culleoka (we were not informed during the purchase) which is a non-incorporated area. Culleoka does not have a Government entity or even public services and Princeton will not respond. If we ever had a police or fire emergency and we dial 911 our call will be transferred to the McKinney's Sheriff Department who will dispatch the Sheriff, ambulance or the Firemen. The location of the Sheriff's office is more than 30 minutes away so our home will simply burn to ashes. Please feel free to call the Sheriff's department at (972)542-5100 to verify. HOA UNJUSTIFIED FEES: After 8 months we still do not have any amenities as we were promised to us at the time of purchase. We are currently paying $500.00 per year (in addition to the $$$ contribution we paid at closing in August 2020). The HOA fee should be used to pay for the maintenance of the amenities as were advertised and promised to us, parks, pool, walking areas, a lake and a Clubhouse, which NONE exist at this time. It is our right as homeowners to ask where our money is going to and what exactly is that we are paying for. Until today I still do not have any answer either from LENNAR or their management agent. WARRANTY REPAIRS: I was one of the first owners to move into the Bridgewater's Cottage section. Our home was finished in a rush since for weeks nothing was done and during the last part of the construction, I visited our house and noticed many defects in addition of huge ant nests between the walls which I took pictures of and documented. I forced LENNAR to remove the drywall and exterminate, but after it was corrected, I was denied further access inside my own home prior closing and the blue tape inspection, which was scheduled for August 18th, 2020, was cancelled without an explanation. I kept all the written communications and pictures to document. As a retaliatory action, the construction crew installed defective appliances, a defective bathtub enclosure which has a hole in the tub which we have not used since we moved in. The front door does not fit the frame and has big gaps, the front window was not installed properly and allows wind to come thru. The light in our master closet was installed behind the closet door so we had to go inside the closet in complete darkness, close the door and then turn on the light. I had to hire an electrician to correct. Our front porch concrete pad has holes, we do not have gutters and all the water pours down at the entrance, it is impossible to get to the front door when it rains, two months ago after a storm, roof tiles were missing, LENNAR's roofer glued them back to the roof instead of repairing them properly. The warranty department supervisor was at my home, inspected all the above items but we have disagreed in how the repairs will be taken care of. I bought a new home so "patching around" is unacceptable. All the warranty repairs which should be replacements are still pending. read more

This has to be the worst customer service ever. I stopped by with my daughters to see the new homes in princeton bridgewater. I was there on one of the first days they opened and guy came out and asked if we needed help i see xplained my wife has allready seen the models in anna I wanted to see them for myself. He asked if i had an agent i told them we do but i don't remember the name of the agent he said no problem im busy but you guys and wLk and look on your own ill try to circle back for questions. Any how we looked and as I was leaving a girl approached me she said she was helping the guy out and that she was training and could try to help us. Then she asked me to do her a solid and fill out a contact form. I told her I couldn't write i had just had wrist and elbow surgery and was still in a cast. So she had my 16 year old daughter fill it out for her. Again it asked if we had an agent if so who so my daughter said yes we do but we don't remember the name the girl told her no worries the form was for them to get with our agent so they can work together. Fast forward a few weeks im ready to buy and my agent reaches out and they tell them I can go but im not allowed to have an agent since I filled out that cover sheet. So I called and explained that I never filled it out they had an underage kid fill it out. The guy says well our policy is we cant let you have representation because that's the policy. But he would have his regional reach out to me. After a week I filed a complaint with corporate i again was told a regional would reach out. Now its going on three weeks and not 1 person has got with me. We are trying to buy but for some shady reason they don't want us to have a agent what are they trying to hide. How does this even make sense. I think next step is BBB and call fair housing to see how is it possible that they block representation and what kind of formal complaints does the builder have. read more

I would not recommend this Builder. My daughter and her husband applied and were told they qualified for a loan in Oct 2012. The picked out everything to build a home that would take 6 months. In March of 2013 they were notified by email that their credit check was good and the Mortgage Company was part of Lennar's business, located in Irving Corporate Office. They were scheduled to close around end of April 2013 or May 1st, 2013. They were told their credit score would not be pulled again after the March 2013 email. Between April 1st 2013 and the 15th of May 2013 their credit score was pulled by this Mortgage Company, part of Lennar, at least 19 times. In doing so it caused their credit score to drop and underwriting would not approve their loan. My daughter has about a 5 inch stack of paper and emails from the Mortgage Company. This was going to be their first home and they were so disappointed. After not being approved for this loan, their credit score was low and they had many rent application for a home in that area turned down. This is a sad story and I wonder if there are other people that have the same problems with the Mortgage Company and Lennar. read more
