Expecting long run-arounds, multiple hoops to jump through, and months of checks and rechecks, I was absolutely astonished when we were able to walk in one morning, provide all that had been asked for initially, and was approved without issues. Even the one or two minor paycheck updates, or rate locking conversation was pleasant, compared to what could have been. I will send my clients to Justin with confidence, and will be SURE to use Cornerstone in the future! Thank you, for making what could have been agonizing and stressful in the midst of moving, into something honest, straightforward, and simple!

My husband explained our full financial situation up front to John which included the fact that he worked for family, was self employed and that the company was moving to employment of all staff in a month. John told us that those things weren't a problem, our income was sufficient and he could get us preapproved. A couple of weeks after applying, we were told we were preapproved and to go get a contract. We found a house and were ready to make an offer. Our real estate agent asked John for the preapproval letter and was told we weren't preapproved. (???) House #1 lost. After more paperwork and the finalizing of hubby's employment status we got an actual preapproval. We put an offer on another house, were accepted and began the loan process. Just 4 business days before closing Cornerstone informed us they couldn't qualify us due to insufficient income and claimed they didn't know my husband worked for family (???) They also had a problem with the move to employment and a raise my husband had recently received (the raise was also something they had been informed of BEFORE we ever made an offer on a house), saying these thing were too "inconsistent". House #2 lost. Although our situation was admittedly a complicated one, the bottom line is that the Bermejo team didn't package our loan correctly, causing us to loose the second house. They forgot important pieces of info that needed to be explained to underwriting. We were told by a new lender who took over the loan process that not one of the changes in our income, or the fact that my husband worked for family, should have been a problem. It all came down to presentation. Although there were people within this group who were wonderful to work with, overall I cannot recommend them. What a disappointing waste of time and money (the inspection and appraisal) this whole thing was.

A couple years ago, I was buying my first house and I asked my real estate agent to recommend a…read moremortgage lender. My real estate agent's partner had recommended Jim in the past, so Jim was the person recommended to me. Jim offered me a mediocre rate, but acknowledged that because they have overhead and local premises, they can't offer rates as good as online mortgage lenders. OK, fine, I can understand that. He then went on to convince me that it was worthwhile having the lender nearby in case of any problems, peace of mind, blah blah blah. So I foolishly decide to go with Commerce Home Mortgage. One of the few good things I can say about working with Jim Bailey and Commerce Home Mortgage is that the process of getting the mortgage was pretty straightforward. It was not a hassle to get the loan at all. Everything's fine for a while, I've got the auto-pay thing set up, I don't even have to think about my mortgage payment, all is well. Then I find out that Commerce Home Mortgage has decided to switch to using BSI Financial for servicing their loans. How do I find out? The automatic withdrawals have stopped and I'm late for a mortgage payment. Quick aside, but if you aren't familiar with BSI Financial, they're probably the worst loan-servicing company in existence. Do a quick Google search for them and you'll see endless one-star ratings at sites like Consumer Affairs and so on. Basically, if anyone starts having you deal with BSI, it's the mortgage world equivalent of being told, "Fuck you." as they spit in your face. So I go through the process of setting up automatic payments with BSI and everything's fine for a couple months until, oh wait, "Your mortgage payment has increased $100/mo." Get online, try to modify my automatic payment for the new amount, everything looks fine. The next month, no automatic payment. Thank God I've been paying attention to my balance ever since Commerce initially screwed me over by switching to BSI. I call BSI and they're like, "Oh, your automatic payments were suspended, we'll get them enabled for you." "But why was it suspended in the first place?", I ask. No response. Ever. The next month, shockingly, there's no withdrawal again. Call BSI up, "Hey, my automatic payment didn't happen AGAIN." "Oh, well, our records show you called in about it and they told you that your automatic payment was suspended, but didn't reset the account." "But...they said they were enabling the automatic payments again." "Well, they didn't." If you want to roll the dice on whether you're going to end up with late mortgage payments because of someone else's incompetence or you enjoy worrying about whether your mortgage got paid every month, then Commerce Home Mortgage may be an acceptable lender for you. If, on the other hand, you want a better rate and competent servicing of your loan, straight up avoid Jim Bailey and Commerce Home Mortgage.

WHO'S EXCITED TO TALK ABOUT HOME MORTGAGES????…read more Yea me neither. In fact, anything bank related is kinda grey-matter, dull and boring. There's quite a few things you can complain about banks: Another place you have to wait in line. They chain down the pens. They don't like giving away free money. But when we went shopping for a pre-qualification on our first home loan, we went with who we already banked with: Wells Fargo. And they did not disappoint. Well, the local guy didn't anyway. Our local loan specialist was really friendly, easy to work with and let us know when we needed to get him stuff by and when he received it. Robert Micek - 100% A+ It was the jackass underwriter in Minneapolis that didn't have a damn clue. He wanted us to keep resending docs over and over again when he already had them - faxed and mailed originals. He'd call us multiple times before deadlines and say we were short on liquid cash when we weren't. Numerous headaches, heart palpitations, and wishes to cause him physical harm later, he finally got everything done but told us that "it was a rush job from the start and they were going as fast as possible to get everything turned around." Bullsh!t - we sent all our stuff in days before deadline and were always available to sign something and fax it back at a moments notice. It was the MPLS office that didn't know what was happening here in Colorado, THE ENTIRE TIME, that didn't make it possible for us to close six days earlier than we could have. I could go on about how much of a schmuck this guy is and how much he sucks at his job, but I won't. I got my loan, and I got my house. WFHM is a great company that is easy to work with, and I highly recommend them for anyone that already banks with them or is shopping for a loan. Just save yourself the mental anguish and INSIST they run the paperwork thru the Denver office.
