After a minor setback, I was reconnected with him by Mr. Bill Milko in June 2022, and from that point forward the process officially began. From June 29, 2022 to December 11, 2022, this six-month journey taught me patience, discipline, and the importance of having the right people in your corner. At first, I found a condo in Northwest DC that I absolutely loved. The price was around $220,000, which was amazing for DC, but unfortunately FHA would not approve it because the HOA reserves did not meet the required percentage threshold. While it was disappointing at the time, everything happens for a reason because I later found another property for $325,000 that turned out to be the right fit for me. I was also approved for the DC HPAP First-Time Homebuyer Program along with DC Open Doors, which were both incredibly helpful programs for low-to-middle income homebuyers. I highly recommend anyone looking to purchase in DC to explore those opportunities. There were definitely bumps along the way. In August, I had to resolve my 2021 tax bill, which became part of the process. Throughout everything, David remained patient, professional, knowledgeable, and personable. He genuinely cared and always kept my best interest at heart. He also stayed on me about my spending habits, especially my DoorDash spending, making sure I stayed financially on track to successfully close. David also made sure everything was taken care of through his amazing team, Josh and Danielle. They consistently checked in with me through calls and emails at least three times a week, making sure I understood every step of the process. That level of communication and support made a huge difference because buying a home can feel overwhelming, especially as a first-time buyer. We met with Heath at PTM at the suggestion of our realtor. He was incredibly nice, incredibly helpful, and willing to answer any questions we had. We peppered him with questions via email before he had any idea whether we'd use them or not, and he answered every one of them thoroughly and promptly. When we had an offer accepted, one condition was that we close in three weeks. Within 24 hours of the offer being accepted, they had a lender for us, initial mortgage estimate documents, and a list of everything they needed. Heather walked us through everything, and was so responsive and prompt. We literally went from accepted offer to mortgage signed in about a week! (It also helps if you make sure you have all your documents ready to go from your end, and they will give you a list of what you need). Everything we did with PTM was electronic, so we weren't worried about running to the office to sign anything. They were accessible via email and phone, and even when we had what was probably a stupid question, they were happy to answer it. From the start, based on our research, we wanted to work with a broker rather than a bank directly, and if you are wanting to do the same, Potomac Trust Mortgage has got to be your go-to!

This team at rate.com asked for documents which I have never seen asked by somebody. For example guarantee that i will get Bonus every year from a company, i will get stocks from my company and whether i will be employed by 4 years by company etc. He stated he can guarantee the best rate in the market. I trusted and worked with him through www.rate.com. Additional people who were involved in this whole process were Brooke Mavronicles -brooke.mavronicles@rate.com and Collin Moon -Collin.Moon@rate.com All of these combined took 2.5 months of my time, performed appraisal and appraised my house (new built- 4 months old) at 100k lower of what I bought for. All other houses around my community were appraised 100-150k. With almost 2.5 months of asking documents, promising every other day to close, sending initial CDs, never responding to text promptly, stating he is busy and occupied, i eventually gave up on them.
