First, she's by far the most responsive, professional, and customer service oriented Realtor we've ever met. After growing frustated while "dealing" with one of the worst real estate agents in North Carolina, we decided to move our search to South Carolina. We found her after searching for South Carolina Realtors. I called her on June 7th at 2:08pm. She didn't answer but called back 20 minutes later. We told her that we were in Maryland and interested in home in Florence. She called back at 5:42pm on Zoom from inside the home we were looking at. She [virtually] walked us through the house, set us up in the Collaboration Center, and maintained communication with us on an almost daily basis. On Friday, June 11th, my boyfriend and I packed up our chocolate lab, 3 days worth of clothes and hit the road. We were going to explore the neighborhoods of some of our favorite homes on the Realtor app. On the way down, we got a notification about a home on the market for 12 minutes. We hearted it and plotted our route for Saturday morning. On Saturday, June 12th, we drove to two homes that were "meh". At our third spot (our dream home), we called Melissa and asked if she could arrange for us to see since we were in the area. She called us back and said "the listing Realtor needs 2 hours". We agreed but continued driving around Florence. You know, to get to know our new hometown. We saw the whole home! All of it! We were there for over an hour, talking and learning about the home buying process. We finally made our to her office after leaving the home and decided to put in an offer. We showed up pre-approval letter in hand. Everything was fairly painless and easy... up to that point. She'd recommended home insurance agents who wasn't trying to mutilated our pockets. By June 22nd, we'd completed the inspection. Melissa suggested that we address all the things on the report with the buyers and let them choose what they wanted to fix. It made sense so we did it. By July 13th, Melissa had sent us all the addendums for signing (which we returned almost immediately), the sellers had agreed to make certain repairs, the appraisal was done, and we were ready for our July 16th closing... or so we thought. Our lender was absolutely HORRIBLE at getting us to closing. We didn't make the July 16th closing because we are "two unmarried vets" and the bank never processed a loan like that. Melissa was right there communicating with the lender, asking for status updates, and doing all she could from the "Realtor side". She communicated with the contractor doing the repairs on the home. She reached out to her termite people to ensure an accurate and clear CL-100 (termite) report was completed. We communicated every single day via email, text, and phone calls. Even if there was no update, she messaged us to see how we were doing. Mind you. Throughout the entire process she was doing her job as a Realtor, the listing agent's job (she was completely oblivious to the home selling process), and she was our referee in the lending ring. She called, texted, and emailed our lender for updates and asking for ways she could help. For almost 3 weeks, she offered solutions for problems that the lender had, she asked if there was anything she could do, and kept us informed every step of the way. I'm almost certain that these are not things in her duty description but she went above and beyond for us. Fast forward to August 5th. We were finally able to close while we were on vacation. Not without my amazing boyfriend's persistence and determination. Major props to Angel! Woo hoo! After closing, she was still contacting us about repairs that still needed to be completed, answering any questions that we had, and helping acclimated to "Flo-town". Melissa was a completely ethical professional. She kept her composure even after I dropped a few "f-bombs" over our lenders incompetence. She spoke factually. She never gave us false promises, even after the seller threatened to pull out of the deal. I've recommended her to two friends looking to purchase homes in South Carolina. I'd recommend her to the person standing in front of me at Marshalls. Shoot! I'd recommend her to another realtor. She is that calm spirit that keeps you grounded during the entire process. She came to the house after closing to bring us a number of housewarming gifts and to see how we were loving the South. We fell in love witb Florence because of her. We were promised to be in our home by Aug 21, 2020 as our condo lease was up on Sept 4. Their agent directly controls the construction progress. She is the main contact as won't even allow you to have builders number. We initially put a $100/day penalty if deadline was not met. Seller took it out and would not sign it in that form and I now know why. They are constantly missing closing dates, as we were previously warned by other buyers. We are now 2 weeks past deadline and finally did walk through last Saturday. Home looks good other then couple minor things. We had to beg our landlords to allow us to stay an additional 2 weeks or would have been homeless due to this delay. We were charged $840 for the extension. I contacted Leatherman owner, Jean, about the issues. She continually made every excuse from construction cost to covid-19. Fact is that construction on other homes in our development never stopped. They were being built although not even sold leaving homes that were already sold to sit. They then would scramble trying to meet the deadlines the week before closing. Poorly managed. I filed complaint with BBB requesting Jean cover our rent since missed our deadline. She refused and made an excuse full response. If the penalty had been in there, they would owe me $2000 so don't think $840 is unreasonable for their mistake. They don't care about their customers, it's all about the money not doing the right thing. Her husband is in politics so she has that screw the public attitude. After i spoke with her on the phone, I knew she was not a reputable owner. I strongly urge you to find another company to deal with as are many others that truly care about their clients.

So when we moved…read moreand decided to rent out our condo, we thought the best way to go would be to use the same company. That was a terrible idea. They rented the place out immediately and about 4 months later, when the tenant was being evicted, we found out they didn't even do a background check. She'd been evicted several times before. While she was there, Sonshine had "work" done on the air conditioning, garbage disposal and one of the toilets. All of this was working properly before we moved. They charged us for it without telling us. We didn't even find out until we received the statement in the email. We just had to replace the toilet because of the shoddy work that was done on it. The tenant also left a lot trash and food in the house so now we are dealing with bugs which, thankfully, we've almost completely gotten rid of. We lived there for 6 years without a bug problem! Then they tried to charge us the fees for the eviction but we refused to pay unless they could prove that they did a background check. Needless to say, we did not pay for the eviction. We fired Sonshine and are now urging our HOA to do the same. They are considering it because of our problems with them along with some other issues they've had. Please do not deal with them!!

It saddens me to leave a place that I have loved for so many years. I cannot thank the wonderful staff enough for the way they have treated me over the years and looked out for me. Truly, everyone felt like family and I even called the young man in the office my grandson. I watched him grow from such a young boy, when he would come collect my rent payment, to a fine young man who has always made me feel at home and at peace within the community. I have lived in many places throughout my lifetime, but none could ever compare to my time here at Habitat 2000. You all will be greatly missed, it breaks my heart to leave.

Don't have a potential tentant that trying to get a place hope and got them going over loop hole getting proof letter/making calls to resolve 1 simple issue that they make it out to be that is not our fault at the end of the day. Our application was denial and we was told after receiving proof everything will be turn around to get this 2br 2br apt. They will take your application fee money sell you this fairy tail like you got a chance to get a place its lies. We had high hope our family was going get this place we have pass all the certeria, qualification, pass landlord rental history report etc we had never in our life run into problem before getting a place. This is how it begin we turn in our application Monday didn't heard anything that week so we call back that Wed-Thur we was told it backup due to the application process run thru third party. We patience waiting until next following Friday still didn't heard anything something told me to call from experience we should been heard something back. I called Friday to ask them what was the status on our application. We was told someone suppose call us back. We was told over the phone our application was denial due to a status on husband Equafax report is showing on gamestop credit card that he payed years ago showing a Charge Off status. I explain to the lady at the property the fact is that he dont owe anything on that credit card its a $0 balance that was payed in full from years ago from the creditor the account is closed. Mandy we spoke to over the phone at the property said ok all we need is a Payoff letter that stated he dont owe anything on this credit card its has already been payed/resolve with a $0 balance and he no longer owe anything. My husband and I had no problem coming up with the Payoff letter for proof. We also got Mandy from the property to get on the phone with the creditor to let her know from Habitat Apt that my husband dont owe anything its a closed account with a $0 balance his debt is payed. All 3 credit Bureau are aware. The representative from the creditor agency stated on the phone while Mandy was aware that my husband will receive payoff letter thru mailing address to give to property or we can download and print it out ourselves. Then before getting off the phone she proceed to let us know my husband need call Equafax so they can remove the chargeoff or change the status. My husband and I got in contact Equafax to request to remove the charge off we spoke to the supervisor he told us that on there behalf a charge off with a $0 balance mean that he no longer owe anything to the account its closed. The supervisor from Equafax let me know that the property can email them for proof...until then the supervisor from Equafax stated the Payoff letter from the creditor is all that they need. We let her know that following Monday over the weekend what was told to my husband obviously it wasn't enough  because she continually assist us to call creditor/equafax thru email to have creditor contact Equafax to remove it. That Monday she send email basically telling us she spoke someone Equafax they stated to have creditor submit an credit dispute and that they can request the charge off to be removed. We call the creditor again they stated it been so long the account had been deleted and closed years ago already been resolve he don't owe again. We can't do that sorry it's had been reported to all 3 credit Bureau he don't owe any debt to this account. I even let Mandy from property speak to the creditor they explain to her everything.  Once we all got off 3 way Mandy from property stay on the with me and stated she will give it the property manager to see if they can work something out. She mention If it was up to her she would approve us. She apologized for the pain it was causing us but it  nothing else me and husband could do. She even stated putting in a dispute with Equafax would've probably not change anything. We waited days haven't heard any response back from them. Until we decided to email the property that basically stated we came in term this is not the place for our family especially being treated like this its a headache. I also email them if yall had a heart to mail us our total of $100 application fee back. The Lord going bless my family. It's sad the world we live in people can't help people. At the end of the we got the memo after not hearing nothing from them that the property manager  wasn't going work out anything at all with us. The moral to the story don't put people thru loop hole giving people hope like yall was going work something out giving people hope nowing that down the line they probably was holding the place for Someone else or didn't want us to get a place they're scammer/liar/dirty company. Don't respond with BS. Yall going be reported to BBB
