    1 - I think negative reviews are a bunch of baloney, some people will find anything to complain…read moreabout. Also, it really depends on your outlook and your desires. Yes, this place sucks if you want to live on the 10th floor or the penthouse - because they are not built that way. There is also no rock climbing wall, or a dance studio. :( 2 - Anyway, in all seriousness, I grew up in Manhattan, NY, so I recognize nice places. This place is less than a mile from Lowes/FoodLion/strip mall/convenience stores and a gas station, everything else is within 5 min.. Quiet. Close to large parks. Green, nice grounds, yes some iffy people don't pick up dog poop, but its rare and few and far in between. Really nice pool/barbeque area/clean gym/pressure washed regularly/grounds are kept up every week. 3 - I have been here a while and have no desire to move, anything breaks, just let the office know and if emergency, done right away, if non-emergency, typically same, or next day. W a house you have to attend to everything. 4 - I like the staff, Stephanie runs a tight ship, she is a manger and has by far attended to the property more than previous managers, parties are thrown, occasional breakfasts, reminders sent . . . Her crew: Daniel, Derrick, James, Joanie, and Kareem are great, they are very responsive, even late at night w a non-urgent Qs.

    After I moved in to Charles Point I saw bad reviews on the internet and wondered why. I know that…read morethere is always someone that's going to complain and figured that's all it was . At first I thought it was clean and quiet. And the reviews referred to the apartment manager Marsha Harper as a Nazi, I soon found out why. First of all they constantly come in your apartment with little or no notice. They always have a "reason" spray for bugs , change a filter or believe it or not to see if your apartment is clean. I'm sorry but if you are an adult paying to live in a house do you really need a stranger walking in on you to see if your house is clean. And the bugs? If they come in to spray all the time I don't know what they use but we have spiders and bugs filled in our apartments. After coming home from vacation on a Saturday on a summer day My air conditioner was not working, there is no posted number to call anyone and i went to several apartments asking if anyone knew who to call, we all looked at our leases and there was no number. I finally called the the number for the lease information and it said if you have a emergency to call a pager number and they will get back to you right away leave a message. After i called three hours later I had no response so i called again. No response, I called again after five hours and left a message saying that if someone didn't respond i was going to call someone to fix it or stay in a hotel and take it off the rent. Finally almost 6 hours after marsha called me back on the same number they claimed was a pager number and said carl was coming to fix it. After he fixed it an hour later it broke again and i had to call again. This time no call back, luckily a friend of mine came over and fixed it. I never even got a follow up to see if it was fixed. In the almost three years I have lived here we get robbed at a rate of about every three months(My car was even stolen),I once went to marsha and asked why we don't at least have security cameras and she said there wasn't enough money in the budget. Since then they bought exercise equipment painted the parking lot (at least $20,000) re shingled the roofs and hired people to work in the office.Wal mart sells security cameras for $299. If you question rather or not this is true check the boards by the mailboxes and you will see the latest letter telling us we were robbed yet again, all they do is put the same letter up and change the date of the last time we were robbed. After being out of town for a week I come home to find one of the many nasty grams we all get stuck in all our doors on a weekly basis, this one was about a noise complaint and i thought nothing of it as we always get some notice as tenants at least once a week. Because i was working out of town at the time and only staying here a few days out of the month i thought nothing of it. The next week i came back from out of state there was another noise compliant notice with my name on it. I went to speak to marsha about it and she said i was getting complaints about noise, When I told her i had receipts from hotels and internet video surveillance showing me at my business out of state she had the nerve to say someone was staying in my apartment. I could go on and on but if you doubt any of this please ask a few tenants before you decide to rent from here. The first 6 months i thought it was ok, i travel a lot for business and have lived in many places and this is the worst place in 45 years I have ever lived at. Please talk to tenants before you rent here

First, she's by far the most responsive, professional, and customer service oriented Realtor we've ever met. After growing frustated while "dealing" with one of the worst real estate agents in North Carolina, we decided to move our search to South Carolina. We found her after searching for South Carolina Realtors. I called her on June 7th at 2:08pm. She didn't answer but called back 20 minutes later. We told her that we were in Maryland and interested in home in Florence. She called back at 5:42pm on Zoom from inside the home we were looking at. She [virtually] walked us through the house, set us up in the Collaboration Center, and maintained communication with us on an almost daily basis. On Friday, June 11th, my boyfriend and I packed up our chocolate lab, 3 days worth of clothes and hit the road. We were going to explore the neighborhoods of some of our favorite homes on the Realtor app. On the way down, we got a notification about a home on the market for 12 minutes. We hearted it and plotted our route for Saturday morning. On Saturday, June 12th, we drove to two homes that were "meh". At our third spot (our dream home), we called Melissa and asked if she could arrange for us to see since we were in the area. She called us back and said "the listing Realtor needs 2 hours". We agreed but continued driving around Florence. You know, to get to know our new hometown. We saw the whole home! All of it! We were there for over an hour, talking and learning about the home buying process. We finally made our to her office after leaving the home and decided to put in an offer. We showed up pre-approval letter in hand. Everything was fairly painless and easy... up to that point. She'd recommended home insurance agents who wasn't trying to mutilated our pockets. By June 22nd, we'd completed the inspection. Melissa suggested that we address all the things on the report with the buyers and let them choose what they wanted to fix. It made sense so we did it. By July 13th, Melissa had sent us all the addendums for signing (which we returned almost immediately), the sellers had agreed to make certain repairs, the appraisal was done, and we were ready for our July 16th closing... or so we thought. Our lender was absolutely HORRIBLE at getting us to closing. We didn't make the July 16th closing because we are "two unmarried vets" and the bank never processed a loan like that. Melissa was right there communicating with the lender, asking for status updates, and doing all she could from the "Realtor side". She communicated with the contractor doing the repairs on the home. She reached out to her termite people to ensure an accurate and clear CL-100 (termite) report was completed. We communicated every single day via email, text, and phone calls. Even if there was no update, she messaged us to see how we were doing. Mind you. Throughout the entire process she was doing her job as a Realtor, the listing agent's job (she was completely oblivious to the home selling process), and she was our referee in the lending ring. She called, texted, and emailed our lender for updates and asking for ways she could help. For almost 3 weeks, she offered solutions for problems that the lender had, she asked if there was anything she could do, and kept us informed every step of the way. I'm almost certain that these are not things in her duty description but she went above and beyond for us. Fast forward to August 5th. We were finally able to close while we were on vacation. Not without my amazing boyfriend's persistence and determination. Major props to Angel! Woo hoo! After closing, she was still contacting us about repairs that still needed to be completed, answering any questions that we had, and helping acclimated to "Flo-town". Melissa was a completely ethical professional. She kept her composure even after I dropped a few "f-bombs" over our lenders incompetence. She spoke factually. She never gave us false promises, even after the seller threatened to pull out of the deal. I've recommended her to two friends looking to purchase homes in South Carolina. I'd recommend her to the person standing in front of me at Marshalls. Shoot! I'd recommend her to another realtor. She is that calm spirit that keeps you grounded during the entire process. She came to the house after closing to bring us a number of housewarming gifts and to see how we were loving the South. We fell in love witb Florence because of her. I'm so happy to have her in my life. Thanks, Melissa!
