    We have finally moved out of this hell hole!!!! I could not honestly wish my worse enemy to live…read morehere. Zurich is the worst manager I have ever dealt with. She basically acts as the middle man between the renters and the management company (which I have never encountered before in all my years of renting). So if you have a problem she agrees wholeheartedly with you and acts like she is completely on your side - and then tells you she can't do anything about it because management wants it that way. This was so infuriating because we couldn't actually talk to the people who could fix something, just someone who would agree about our problems but not actually act on them. Bravo to the management company for coming up with such a scheme to avoid ever fixing anything. - The pool was never open the ENTIRE time we lived there! They finally redid the fencing and we thought it would be opened, but then we talked to the manager who told us an inspector came around and discovered that the filtering system was too powerful and could hold a young child down so they had to close it.....ummmm what? A few days later we saw a sign on the fence saying the pool was closed by the department of health. Who knows what the real problem is. - They started doing construction on the roof and had to be stopped because an inspector came around and told them they couldn't just cover up the problem, they had to go down further to fix the base of the roof. So the construction was left in limbo until they started ripping out the roofing and sides of the building. This had been going on for a month and was still less than half started by the time we moved out. - We found out why our maintenance tickets were closed online without being fixed. Apparently our problem of a constantly-running toilet wasn't "important" enough compared to all of the other problems management was dealing with (toilets completely leaking, roofs leaking, etc) so they just decided to close it. Without even telling us. Really? What kind of complex does this? You can see they really care. - We suddenly received a bill in the mail for water and garbage. We never paid for water and garbage our entire time living there, why now? I called and emailed the manager Zurich repeatedly until we were finally able to schedule a time to meet (which, btw, is how it always goes with any kind of issue and if you work a 9-5 job don't expect to ever be able to meet with the manager because that's the only time the office is open). Apparently there was a section in our lease that said they could charge us water and garbage if they decided to. Now that ENTIRE section had been crossed out with a giant X and was never initialed by us in the space to initial for it when we signed the lease because the management at the time (which was a different one than the current one) said water and garbage is included and so they were crossing it out. So even though I never initialed that part of the lease and there was a giant X through that part of the clause, Zurich said they could start charging us for it if they decided to - which they had decided to do. AND THE CHERRY ON TOP - since it was in the lease they apparently didn't need to notify us that they were going to start charging for it. Which is why we suddenly got a bill in the mail from a water and garbage company. Wow, such considerate management! I was stunned at this meeting and could not believe what Zurich was saying. Again, she acted like she was completely on my side - how could they start charging us and without notifying us too! Excuse me? Isn't she manager of this complex? Wouldn't it be her job to notify us? She even had the audacity to tell us that she had talked to the management company about starting to charge the residents for water and garbage and that they laughed and told her if anyone doesn't like it then they can move out. Wow. Well I HIGHLY doubt making us pay for water and garbage when we didn't sign this section in the lease was legal, but instead of trying to fight it we decided to do just what they said - we didn't like it, so we left.

    I wanted to provide a final update after living here a bit over 6 years! I moved out of the…read moreapartment this past month to move onto a different stage of my life, but really enjoyed living in this complex during my time here. The last few years there's been a lot more improvements to the complex, from biking parking lot, improvement to security with key fobs to the parking area, as well as installation of in-unit laundry. The apartment units may be a bit different based on which way rooms are looking, but some of them have really nice natural lighting and are quite spacious - which was really helpful during the pandemic. Jazmine has been quite proactive about community events as well, and I appreciated all the efforts for putting up seasonal decorations. Over the past year there's been a bit of water pipe issues and maintenance, but when we've had issues in our unit maintenance has been generally responsive and quick to fix any issues. San Leandro over all has changed over the years but there's lots of new restaurants and areas to hang out, like Fieldworks Brewery. This location is close to the San Leandro Marina, which was one of my favorite stops for a short walk - and I think they are expanding on it with a new San Leandro Shorline Park! Crime/safety is always a concern nowadays and while I've heard reports of some car break in San Leandro, but I have not had issues personally. I've felt safe walking around during the day to local shops and restaurants. Will definitely miss living in San Leandro and this unit.

If she likes you & you kiss her ..... she'll give you a pass as she has with several residents, except a couple people got orange tags despite one car being parked there for several years now all of a sudden it's an issue. They also didn't do a proper home inspection last time so have to complain to the Housing Authority of Alameda County, along with harassment over my cars being damaged 3 times by their landscaping company Medallion they hire to do the landscaping. I asked very nicely to not do any landscaping work near the carports where my 2 cars are & I got told to move my cars to the street if I don't like it, like I have time every week to just take my 2 cars to the street. I was also told just move out of my house to somewhere else if I don't like it. HACA has been contacted & is going to look into it asap they said! Who says these types of things to residents! Lissette is much nicer & should be the mgr. Stacey can't do her job properly & picks & chooses who she's going to be nice to, like we're all kids on a playground or something! She wont even address you if you walk past if you complain about anything they disagree with! Beware of speeders in the driveways going 40 to even 50 mph sometimes. Have asked at least 5 or 6 times to have people slow down or start issuing formal warnings. All they do is "reminders not to speed". I've almost been hit 4 times! The mgmt even complained about kids playing on a small grassy area as it's about the only area for kids to play! Just stay away from this place for your peace of mind! We're moving soon anyway, thank god!!

Dishwasher didn't work for 5 months. Bath tub doesn't drain. Bathroom fan doesn't work. Garbage disposal just leaks it's been replaced and fixed twice. Door fell of the hinges. Bathroom rod for towels just fell down. New tenant smokes cigarettes and weed 24/7. All the office does is send out an email as a reminder to not smoke. Super helpful. Parents don't parent their shitty kids or dogs. Orion security is a joke. Kids under 18 are screaming and playing in the courtyard. Security is onsite yet nothing is done even if you call. Dogs are allowed off leash. Homeless people wonder around the inside of complex. This whole place is a joke and a waste of money. Naima is useless. She is in a no contact list for me because of her shitty attitude and communication. No Jared I'm not interested in speaking to someone I had to threaten police with.

Parking door for garage hasn't worked since ($100/month parking), management says its a vendor issue, takes time plus the stairwell pedestrian entrance door to garage does not fully close or lock, allowing homeless inside easily. (Saying that here to see if they fix it soon or not.) Seen multiple homeless inside doing drugs / broken glass etc. They have security guards sometimes but not 24/7. Bad response from management or maintenance, have to call directly or go down to office in person to get maintenance requests looked at. Stained carpets everywhere in hallways. Gym has had broken equipment and multiple work orders do not fix it. High mandatory utility costs ($250+ monthly) given its not fully rented out and charge per unit, my trash + valet bill alone was $140/month and water for common area charge was almost as much as personal water usage. There has been major leaks and flooding issues last few months so no working gym or coworking space but no refund in rent because of it and we will likely have to pay the bill for the water. Package room is a mess and lost many packages after living here for only 6 months, ask to see it on a tour. Ask for more free rent credit if you do move here. The owner is Greystar who has 1 star on better business bureau reviews out of 550+ reviews. Maybe posting a review will make them do changes but doubtful given other 1 star reviews.
