From Jasmin and Steve: Tl;dr best apartment we ever had. We lived at Bel Mark Apartments from July 2017 to March 2022. So, almost 5 years. We lived in a 2 bedroom, 2 bath, corner unit that was about 1,100 square feet. We had 1 parking spot reserved in the gated garage. For the entirety of our tenancy, we paid $2,495 per month in rent, $90 for water, and usually around $30 for electricity. In-unit appliances were on the newer side, but not stainless steel, with almost no needs aside from regular maintenance. Laundry is communal and used to be all coin-operated, but they transitioned to a vendor so you can now use an app. The mail area has been upgraded with package and letter theft-proof infrastructure. Bel Mark is close to San Leandro BART and other public transit. It's not too far from both the 880 and 580 freeways if you drive. We were literally walking distance from Downtown San Leandro, where we could go to the Farmer's Market, local restaurants and bars, the main library, beautiful parks, and more besides. There is always some background noise since it's an apartment in a major metro area, but nothing unusual for those used to living in a city. We never experienced any safety or crime issues personally and always felt very safe walking around, even at night. Our neighbors were the best kind for a big apartment building, pleasant and private. There's so much to say about our time in that apartment... I have included some pictures that don't have people in them so you can get an idea of what the place looks like. But it's more than that. Both of my daughters learned to walk on the carpeted and vinyl flooring. We hosted birthdays, holiday dinners, and movie nights in our living room. We survived the beginning of the pandemic there! It was an amazing place for us. Dalia, Thalia, and Loretta were the property managers we worked with during our tenancy and they are/were phenomenal! They were super helpful whenever we had a maintenance request or other issue. We could reach them easily via phone, email, or in-person at the front desk. They would hold packages for us just in case we weren't home. When we had flooding from an upstairs neighbor, they went above and beyond to ensure we were compensated and/or accommodated as needed, whether that was covering some of our electricity bills, providing extra convenience tools, or giving us access to an empty unit for temporary use. They even worked with us on our move-out condition to ensure we maximized our deposit refund. They also had a great personal touch, always asking about our family and sharing updates about theirs with us too. Luis and Ramon, the main groundskeepers, were prompt, thorough, and could fix anything. They repaired faucets, fixtures, cabinets, appliances, and more. They made sure to leave everything looking as neat and clean as the day we moved in. They were able to perform major repairs in just a couple of hours at most. When we needed updates to our lighting units, they even gave us free upgraded bulbs! While I know tenant and landlord relationships are often fraught, tense, and complicated, I can honestly say that we loved our time at Bel Mark. Even during the rare occasions when there were problems, the staff did everything they could to make us feel comfortable and ensure we understood whatever our options were. Maybe we got lucky and, if so, then we hope you do too if you choose to move there yourself! We highly recommend this place if you're looking for housing in the area. read more

I lived in 1675 Hays, apt. 402 for 2 years: - after some arguing, I got a refund for the paint (I left a few minor nicks) and the refund for the carpet, which I left clean. - I didn't get the full refund for the apartment cleaning even though I left the apartment clean. However, they reduced the charges from $155 to $90. - I give the credit to the manager Thalia who worked with me on these issues, she is a great manager and I wish her the best. The balony fix promise has never been fulfilled for the entire lease time which was 2 years. read more

I think we were really fortunate to get this apartment when we did. We lived at Bel Mark for a year from 2016-2017, before moving out of state. We lived on the 2nd floor facing the BART in a 1br 1ba and they had just installed new windows, sliding glass door to the outside porch, and blinds. I think it's one of the larger apartments since it was in the corner of the building. The apartment had really good natural light coming in and you can see the beautiful sunset daily. I wasn't use to this because our last apartment was like a dungeon. We got one designated parking spot in the lower parking garage (you need a key to get in) and street parking. Make sure you don't leave valuables in your car, you're still in San Leandro. We only heard gun shots twice in the year we lived there though LOL It's also in a really convenient location. Walking distance (don't worry, it's safe enough to walk) to BART, Safeway, bars, restaurants. I liked the Vietnamese sandwiches from the restaurant across the street and the massive tacos in the plaza nearby. It's also one BART stop away from the ROARacle arena, not that we were able to afford the tickets anymore. WAAAAARRIORS! read more

I lived in Belmark for about a year and a half. We chose Belmark for the reasonable rent prices and the location near BART for commuting to work. The apartments are very nicely maintained and have nice appliances. The balconies are large enough to set chairs out and relax. The location is in close proximity to shopping, restaurants, and of course, BART; and is so convenient! I have to admit that in the beginning (late 2014) it was rough. Management was going through a transition period and there were a lot of inconsistencies and mistakes going on (which made living there very stressful). However, when Dalia and Luis were hired everything changed for the better. The grounds are now nicely kept and repairs are made when necessary without hassle. Luis does a great job maintaining the building. Dalia is very pleasant and helpful. She made our transition out of Belmark so easy. We would have stayed but I got a job in Southern California and we had to relocate. We miss it so much! 100 THORNTON APARTMENTS LOCATION Yelp says it best, Eek! Methinks not. I like the location. However. Parking is terrible, they recommend parking at the bank right next to it. The Sq. ft. doesn't seem accurate, 1100 Sq. ft. looks like 900 Sq. ft. Super expensive, No AC, Pay to do Laundry. Management is scamming people to get Application fees, they will "work" with you if your income isn't quite what they post to get the $40 per Application, then do the opposite for other inconvenient things like a false eviction. I honestly didn't know you could be rejected for having a false eviction on record. At first they said they would work with me, for me to get the documents asap in an email Thursday night 6:30 pm. Then called me Saturday afternoon and said they have rejected me, that I had taken too much time (1 business day) to gather the information. They also said not to reapply because someone else is taking the place, since I now do have the documents to prove the false eviction. When we took a virtual tour of the place, they said to apply asap because other people are looking too and first person to submit an application gets it. It then took us 13 days following the virtual tour to submit our application, seemed like quite a while for it to be still available if so many people were looking at it. Yet, as soon as we got rejected, a day after I was told to provide proof, someone else submitted an application. Hmmm. Fishy. Be Careful with this Management. read more

Where do I being with this place? There was little to no natural light in the apartment I lived in and the washing machines and dryers always had problems. My car window was busted out in front of the building when we decided to park there for convenience and after that we noticed many other cars out front being vandalized the same way. Since the building is in the downtown area there were often police chases and dramatic perpetrator confrontations in front of the building that included guns being drawn and police dogs confronting criminals. The worst part was how the building management failed the tenants during the time a fire occurred upstairs on the top floor. Not only did they keep us in a wet and smokey apartment, but they never properly repaired the walls so there was mold growing from within the carpet and walls. We asked them on several occasions to fix the hot water in the main restroom, but they neglected to do it because it was too costly so for years we had to deal with hot water slowly trickling out of the faucet. It was terrible. Then when we moved they ripped us off by charging us 120 dollars saying they needed to clean without providing any detail of what needed cleaning. I really take issue with this because I cleaned the hell out of that place and not one thing could have been cleaner. Not one. They also had other bogus charges that I won't get into. My advice for anyone that wants a great place to live is do not rent here, you will regret it!! read more

We lived in the Thornton St apartment building for a little over a year (moved out when we bought a home), and we had a very good experience especially with the building staff (Thalia, Loretta, Ramon, and John). They are very responsive and courteous, and we never had to wait for an issue to be fixed. The apartment is also a pretty nice space - lots of light, new carpet - it's a good place to live, and great location. Didn't give 5 stars mostly because the upper management did have some planning-ahead issues with not giving much notice/warning about construction on the building, etc and not fixing up the interior courtyard in a timely manner. But overall this is a good place to live and well taken care of. read more

Me and my Fiance have lived at Bel Mark Apartments for close to 3 years now, and although we've encountered a few problems here and there, the staff has always done a good job of trying to resolve the issue as fast as possible. Recently, they have been doing a good job of cleaning up and updating the property. It looks nicer and cleaner than when we moved in. The location next to Bart is hard to beat, and the prices are reasonable for the bay area. read more

I've been here at the Belmark since 2003 and ever since Dalia and Luis the new managers have taken over it's been a great atmosphere. Residents are interacting with one another, it's a safe,quiet environment, clean,the maintenance is always a top priority, and they make sure us as residents have everything we need to live in a great atmosphere. I can't say enough about these two. They definitely deserve 5 stars and the Belmark is a great place to live. read more

Belmark Apartments are ideally situated whether being close to Bart station of San Leandro or close to downtown as it's pretty much at a walk able distance which makes it closer proximity to shopping, restaurants etc. The apartments have good security as it's a gated community and is located in a calm and peaceful neighborhood. It's also well maintained and have good appliances with reasonable rentals and minimal electrical charges. read more

We just looked at a unit there last week. Bel Mark Apartments are trying to make an old, falling apart building and unit (s) "look" good. You may see new carpet and paint, a new paint job and new windows on the outside but its only a disguise. The units are falling apart and infested with water leaks and have the smell of mold cleverly disguised with air fresheners throughout the hallways and in the unit we saw. The kitchen had a new floor and countertop but the cabinets were very old and the hinges coming out of the cabinet doors. We could see patches through the paint in the bathroom and water stains on the wall. (The contractors didn't do a great job of hiding this.) We looked in the downstairs garage which was flooded, interesting because there had been no rain for some time? The metal doors rusted and not taken care of and we noticed the lock on the main door was broken and had pry marks as if someone tried to break in. I would recommend another complex, the tour just didn't feel right as if the person was hiding something. read more
