Abysmal company - Initial emails breached GPDR and were so incompetent and a lot go back of forth, a lot of asking the same questions when the answers were in a previous email. I then ages completing their forms after they were finally sent over, they came back to say I hadn't disclosed a CCJ, which I was unaware of - I asked for some clarity on this and they were blunt. We ended up using Lawrence Copeland because they were looking after a flat we wanted, not because they were an especially good estate agent. When moving to Manchester last summer we contacted lots of estate agents to get some flats to look at. We had really specific requirements in terms of location and also with the fact that we were looking for an unfurnished property to rent, which is a difficult thing to do in Manchester's crowded lettings market aimed at transient young professionals. Lawrence Copeland didn't suggest anything good the first time we spoke to them, and it was only when we randomly bumped into one of their agents outside another property the next day that we realised they actually had a couple of properties that were perfect for us. The person I'd spoken to on the phone before was obviously clueless or just didn't care. After we made on offer on our flat, it quickly became apparent that it would be difficult to rent because it was owned by a mortgage company represented by a company in Southend who were using Lawrence Copeland as an estate agent. Crazy! This wasn't Lawrence Copeland's fault, However, throughout the whole drawn out, two month process of renting the flat, Lawrence Copeland were really difficult to talk to. Lawrence Copeland are the most incompetent, unprofessional morons I've ever dealt with, who think that a pubic hair, blood stained, faeces and mould infested flat is perfectly acceptable condition to give someone to live in. Unbelievably, photos of the mould, pubic hair and faecal stains had been photographed and included on the inventory! When questioned the moronic 'manager' Steven claimed he didn't know why this had happened or who was responsible, despite it being a small independent agency with all of about 4 people working there! He then lied and agreed on a full refund of my money then changed his mind shortly afterwards claiming we couldn't have it as they'd already spent it. Lawrence Copeland himself spat his dummy out and stormed out of his own office like a child when we attempted to discuss the matter with him - unbelievable. I've never come across anything like it! My and my fiancee have just bought our first home with Lawrence Copeland. We have dealt with Lawrence Copeland for the last few months and they have been great from start to finish. Lawrence came and showed us the flat and then did the same 2 days later when we wanted to show our parents. The people in the office always ring/email you exactly when they say they will which was great. We did have an issue with the documentation for our solicitors, however, Andrea said she would take over this for us and she did all the chasing on our behalf so we didn't have to spend every day ringing the solicitors. Firstly, I must say that you should believe everything that is said in the other negative reviews about Lawrence Copeland. I didn't think an lettings agency could be so attrocious, but I was proven wrong. After viewing a property with Lawrence Copeland last week, my girlfriend and I decided we would like to place a deposit down on said property (the viewing itself was an absolute shambles, with 3-4 groups of prospective tenants viewing the property at once). We called ahead to the office after the viewing informing them that we were on our way to their office to get the ball rolling. Instead of moving forwards with the paperwork and referencing, Lawrence Copeland decided to enter us into a Hunger Games-esque bidding contest with the other applicants (despite this: a. being a rented property and b. the deposit being advertised at £695 on both Rightmove and their own website). As well as this, we were interrogated about our jobs and financial situation very directly...surely that's the purpose of the credit checks they'll be charging us £120 for? We were told that we would be contacted once they had passed on their findings from the interrogation to the landlord in order for him to decide who the lucky party would be. I was utterly disgusted with how my girlfriend and I were treated. I have rented properties in Manchester for five years, and I have never experienced anything quite like this.
