Have requested maintenance to the apartment because I am now disabled and need the tub to the apartment lower to get in and a ramp to get out of apt. I have not heard any responses to my emergency help from the managers to make repairs or to move me to a disabled apt. I have been there for many years and need their response and have put in a work order as they require repairs. First off, the office staff is fantastic! They are very polite and are willing and ready to meet your needs for a good home. The actual apartments are beautiful and newly remodeled. The interior flooring, cabinetry, and counters are very nice! The outward appearance is beautiful and has a lot of grass area! Location is great with many shops and restaurants surrounding the area! My husband and I have been residents of Laurel Glen Apartments for nearly two and a half years. We are so pleased with our experience here. Both Joann and Michelle are very responsive, friendly, and efficient. The ground are beautifully kept. Whenever we have had an issue or needed a repair in our apartment, maintenance has been quickly responsive and done an excellent job taking care of the repair. I called and emailed to ask what the charges were for because they were not itemized as they were supposed to be by law. And they fraudulanty kept my deposit and charging for damages they are lying about. Its been almost two years, and when I tried again to resolve it the girl was a bitch to me, and i went off on her for telling me to just pay it or it will stay on my credit report, and accused me of demanding the walk through on the spot. wtf? she doesn't know who i am she wasnt there and should not be there period. i called her a bitch bc she refused to let me talk to her boss or give me their coorporate number. This place is a joke the buildings An apartments are nice but pricing is way to high for that they offer. They still are charging full price when the last 6 to 8 months the gym pool laundry area hasn't been opened and parking sucks. The manager does nothing and never see her around An when you do she's always grumpy An rude. Trash is always full. Since the new mailboxes were put in I always have other people's mail. OVERPRICED--NO AMENITIES--NO HELP WHEN SOMETHING GOES WRONG--NO SECURITY Remodeled but paint over crap is still crap! This is probably the worst apartment complex I have ever lived in. Amenities have been closed since November (its August) with no reimbursement and no answer as to when they will reopen. Emergency line doesn't work- left me stranded with no way into my apartment until calling and paying a locksmith to drill the lock- still haven't been reimbursed. My microwave doesn't work. The top drawer on my dishwasher is broken so it slips out from time to time breaking glasses, the pole in the master closet broke more than a month ago and that hasn't been addressed. My apartment smells like someone is smoking and you can almost get a contact high if you stand in my bathroom. That hasn't been addressed either and I believe my contract says this is a no smoking complex. That is why I pay a premium to live here right? PHONE CALLS AND EMAILS GO UNADDRESSED CONSTANTLY. I wouldn't surprise if they pay to have this review removed! I would NEVER suggest this place as a place to live- you can rent a house in Manteca cheaper and with better treatment! Update 08-18-17: NO hot water in my building for the second time in a week. No answer at the office- no emergency line option(last I checked that's illegal) and I still haven't been reimbursed for the locksmith I had to call out last month. Reminder- I have 2 small kids- it's not just me this is affecting. Next step Better Business Bureau since he corporate office fails to return my calls as well. Oh and did I mention- I have all of this stuff documented?! We moved out in December to their sister property up the street sienna place. The manager Sami who is new also manages sienna place with Rebecca the assistant manager. Trying to get info out of them is like pulling teeth. You will either get a I don't know or it's not my department. You try to call corporate JCM partners and they take messages but never call you back. Don't expect a pleasant stay here as the new managers need some serious training in customer service and going the extra mile for the customer. The property: Completely beautiful and very well landscaped. Convenient too because that is exactly how they get you in here. Don't take the BAIT! I am sure there are plenty of other places in Manteca with a beautiful property without all bullshit that comes with living here! Apartments: We had a 2 bed 2 bath. It was generally a cute little apartment but down to the fine details.... very cheap. The bathtubs are painted over (horribly I might add.) Everything is pretty old and the doorknobs get stuck. The paint job on the walls is mediocre at best. The shower curtains are the cheap flimsy ones you would find in a Motel 6. The inside of the cabinets and pantry are old and undone. The carpet is pretty basic. They basically use the cheapest stuff possible and the apartment does not look that great yet they manage to take almost all of your security deposit at the end for astronomical expenses they claim they incur fixing up your apartment which is total BS! These people spend their money on the outside not the apartments. Amenities: The so called gym is a joke. It is very very small and the equipment is very dated. It looks like it has been there since 1960. It is always dusty and basically not worth the time. The laundry room has quite a few washers and dryers and there are rules about how many machines you can use at a time but there are alot of inconsiderate people who don't follow them and don't bother complaining because management does not give a crap. That comes later. The pool would be nice to enjoy if they did not have a damn video camera overlooking it. Creepy if you ask me. They claim it is so they can watch for rule violators however I have seen several rules being broken at any given time and not a thing being done about it. Mike is a creepy jerk and he probably has that camera there for other reasons. These people have no concept of privacy and space. Noise: There are kids constantly making noise outside. They yell and scream at all hours and I wonder where their parents are because I never saw any adult supervision. The lease claims to have a 24 hour quiet policy which is yet another policy that Pat refused to enforce when a complaint was made because she could give a crap about her tenants and their right to have some peace and quiet. Parking: You can only park on the property if you are a resident with a sticker. Your guests have to park on the street as there is no guest parking. You also have one covered parking space per apartment. Someone actually parked in mine but don't bother calling Pat because she does not care if you are paying rent every month and it includes that spot. She will just say there is nothing she can do and you can leave them a note and wait until they leave. But she will call you if your car is not parked perfectly in the center of your parking spot. Management: Oh boy here it goes! I have been renting for almost 10 years and never had I had to deal with such inattentive people as Pat and Mike. In addition to their lack of caring was their constant need to spy on you and be all in your business. It is like they are the parents and you are the child. Well I refuse to deal with that when I am shelling out $905 a month. Mike just so happens to be the head of maintenance and when he comes to your apartment to fix something he is always looking around, asking questions and making threats. He made a threat about evicting me because I had cats even though I paid a pet deposit. They look for reasons to go after you. It's like big brother is watching. I was willing to call my own service and have it fixed and pay myself to avoid having that man and the other creep in my apartment again if anything else broke because they are something else. Pat interrogated me about a guest I had over for a couple of hours! And don't bother calling them and making a complaint when one of their billion rules is ACTUALLY being broken because you will get nothing but attitude with Pat and nothing will change. Paying your rent on time does not matter here you still get harassed constantly. I did not even open my blinds for almost the whole year I lived here because Mike likes to stare into your windows when he walks by. Bottom line: There are WAY too many apartments out there that are just as pretty and charge less where you don't have to deal with this crap! I have seen all aspects of renting; the good, the bad and the ugly and this experience is by far the worst ever. Pat and Mike need to consider another profession because they really do not know how to run a complex and deal with tenants. They have no appreciation whatsoever for the people who out food on their table. I felt like I was in some kind of prison always being watched. Find somewhere else to live and avoid the aggravation. There is nothing they have here that is worth dealing with Pat and Mike for. I wish I could give 0 stars. Good luck everyone. read more

This place is bullshit do not move in here. They are money hungry and charge you for everything no matter what. The communication with each other is lack so you if you move here please let the office people know if they communicated with one another. This place screwed us over twice and we had to pay the consequences even though they were at fault. No matter if they were at fault they still brought up our policy saying we were the responsible tenant. When you move out they will charge you every little thing wear and tear doesn't apply tothese apartments. Being a Federal Agent and traveling frequently, I was a little hesitant at first because of some of the reviews I read. But we took the chance after scheduling a tour, meeting Michelle and the rest of the staff and moved in. Now being here for several months, this is by far the best leasing experience we have ever had. The community is very relaxed, peaceful, SAFE and quite. The neighbors and all staff members are extremely pleasant and welcoming! If you're looking for a safe, peaceful, pet friendly, inexpensive experience, then this is the place. I'm not sure why I am seeing any negative reviews honestly. They must've been prior to the renovation and before they made them beautiful. I walked in a few months ago in hopes that there would be a vacancy. From the minute I walked in I was greeted with a warm and welcoming smile from the Community Director, Joanne. She walked me through the entire application process, thoroughly explained how things work, and made me feel at home prior to even viewing and apartment. After the application process was completed and I was approved I met with the Assistant Community Director, Michelle. I had the same experience with her as I did with Joanne. Michelle took over our file from there, gave us a walk through and answered all of our questions. The second that I opened the door to a vacant unit I fell in love. Top of the line remodel, paint, carpet, beautiful counter tops, etc. After we toured the property, everything from the pool and spa to the gym was absolutely perfect. Laurel Glen is also very close to local shops, freeways and other amenities. From the time I called to the time I moved in it has been nothing short of professional, stress free, and welcoming. I have been struggling with the idea of moving out of the area and into an apartment and commuting to work in Pleasanton for many years. I visited Laurel Glen apartments at the end of April this year (2015). At that point there was nothing to show. (my bad for not clarifying) I was however so impressed with the well kept property, the landscape, location and the friendly staff that I was willing to wait and go back to see a unit when it did become available. They are obviously undertaking a major remodel for the whole complex and even with that the apartment community is still very well kept and a safe environment. They are fully remodeling the inside, new windows and new patio's for all apartments not to mention all of the other wonderful updates to come. (new painted outside, pool, workout room, laundry area's, etc.) I/we were able to see a unit and was again so impressed that we put one on hold on the spot. The move has been smooth and the staff is amazing! With everything going on with construction and updates they do not hesitate to take time to respond to me and in a timely manner. (newbie in the apartment rental world) I am excited about the complex, eased about the commute and appreciate the Manteca Laurel Glen team! I highly recommend that you take a look and consider living here. I personally think that you will not be disappointed. read more

The staff is very friendly. My kids really like to hang around the rental office!They are very responsive to service requests. The apartment has all new appliances, and has been completely remodeled. Residents are friendly, quiet, and respectful. The facilities are clean and well-maintained. Do not get involved with this place. Me and my husband lived there for over a year. Keep in mind that every time they increase our rent it was $100 dlls. Also the main door to the apartment was not working, one time I got stuck inside with my kids and another time my kids got stuck inside themselves, we filled about three complaints about these and it never got fix. Even the maintenance guy said it was several apartments with same problem and they keep saying they were going to change the door, never happened. But increasing your rent they are very punctual about it. We decide to move out for safety reasons and we give them a 30 days notice. They still charge us with the last moth of rent also they kept our deposit as part of the last moth of rent even though in the initial contract it stated that deposit shouldn't being considered as last moth of rent... My husband is being trying to work things out, they even had a lawyer contact us,...but they didn't care and they always told him someone is going to contact him, he waited the call but nothing...Instead they send him to collections.. This place may appear nice on the outside but it's not worth the $2000 you have to pay a month to live here. When we first moved in two years ago to a 2 bed 1 bath everything was pretty normal except they kept charging people for a pool and fitness center that couldn't be used and took their sweet time on a gate that came up after my roommate had his motorcycle stolen from his own parking spot. The real problems started after we decided to upgrade to the 2 bed 2 bath. They set up an initial inspection of our old apartment and were an hour late. We had to walk down to the office and drag someone down to our apartment to do the inpsection and she wasn't even there for more than 20 minutes she even told us we were the cleanest guys she has ever seen (this will be important later). So we move in to our new 2 bed and bath and right off the bat our AC unit stops working in the middle of August twice. They accused us of not paying our rent even though chase sent a picture of the check that had been cashed. They told us we would get our old deposit back in 21 days. Whenever we asked about it they would change the subject on us and the last time they even accused us of smoking in the apartment to try and change the subject. We finally got our deposit back 50 days later, a check for $30. They charged us for everything $200 dollars for mirrored closet doors? That were perfectly fine when we left. We got charged for the locks on the mailbox? As well as doorstops and toilet seats among many other BS charges even though we were "the cleanest guys she had ever seen" and to everyone saying "Michelle is awesome and nice" you people are naive she is as fake as they come just like the rest of the unprofessional staff there. So if you want to pay $2000 a month to live in a place that treats you like you are paying $200 then Laurel Glenn is perfect for you. Also they are very rude to your guest when one of my Hispanic friends came over the management stopped him and asked if he was with the painters he was very offended and were were incredibly embarrassed. read more

I lived here for a little over a year. The grounds are well kept and clean. I always felt safe there. Never had any issues It is very quiet on the weekends. My apartment had just been renovated and was amazing. Having a washer and dryer inside the apartment was a big bonus. The staff was friendly, especially Michelle Claudio who always went above and beyond to help me. She is amazing. read more

We have been here for almost 5yrs. (no choice). This is the first and last time renting an apartment with these people! This is the worst experience starting with the staff people and the manager. We can't wait to move out. Since we lost our house, we have to wait to qualify for another one. Time is almost here, thank goodness! We definitely don't recommend this place to live like some of the reviews said. This place was NEVER remodeled, and now we pay for Water, Trash, and Sewer, its even worse. Question. How do they know how much water we used?? And about the dumpsters, homeless people they make a mess everyday and the maintenance staff they never clean the dumpsters anymore. They just walk around looking at ladies' butts. Now that Mike and Pat aren't here, the apartments are so trashy. STAY AWAY FROM THIS DISGUSTING PLACE.
