This person then responded, argumentatively, calling me hostile and asking what I do for a living. So, you get a bunch of your friends on Yelp to write you 5 star reviews. That's not helping your business. So someone "passed you a list of names" (which, let's be honest, you purchased) and mine just happens to be on there - you've called me and emailed me and my no response isn't sending you the message you need. So, you resort, desperately, to texting me (I've never heard of this marketing approach - ever) asking me personal information when I have NO IDEA who you are - and then when I express that frustration you call me hostile and argue with me. Nice business approach. No wonder you're so desperate for business you're resorting to harassing people over text.

I was renting a home in Austin Managed by Perry's team and later Perry himself due to his "team's"…read moreincompetence. My first poor experience happened when I had an emergency that would damage the house and needed assistance. Perry and his Property management group (88 doors) did not respond for days, If I had decided to wait on their response the finishes would be ruined. As a result I contacted the home owner directly and we communicated directly for the rent of my lease. ( the home owner was great with everything ). When it came time to end our lease as we were moving back to our home towns, I was given a list of tasks to do as part of a standard move out process which included updating the portal for forwarding address etc. as well as uploading documentation. I waited about a week and then decided to reach out to see if there was anything needed on my end and requested documentation on any deductions if any so I could evaluate. after an additional 2 weeks of emailing and calling close to every day, I finally got a response of an itemized deduction list that was inaccurate and no photo documentation to go along with these claims. After this, I still was not getting any response back so I reached out to the home owner directly and voiced my frustration with Perry and his group. After this, Perry reached out directly. He gave this whole salesman pitch about how he was there to help and would resolve everything and apologized for the lack of communication. Unfortunately that lack of communication turned into unethical practices in my opinion. Perry and I discussed the itemized deduction list and we both agreed on it. I did not ask for move out documentation such as photos as I wanted to get this process over with quickly and I understand there will be some damage above normal wear and tear. After this agreement, Perry came back and said that the owner had agreed to take the deductions off, however he added more additional "damages" that exceeded the original amount. ( keep in mind these adds happened after the 30 days owed to me by the tenant in the state of Texas. I believe this was unethical on Perry's part, he should not allow the owner to make additions to the list after the bell, especially if its exceeding the original amount. After a lot of back and forth, Perry would not provide substantial back up for the additional "damage claims". He proceeded to provide 1 video dated over 30 days after move out that included a walk through promoting the lease of the home. To me and I am sure anyone, this is not substantial proof of any damage mainly because all " damage" was corrected and the timestamp on the video was 6 weeks after move out. His second point was the original listing on the house included no stain on the driveway compared to the video taken 6 weeks after move out had a stain. Keep in mind he re-used those same photos for this go around trying to find a new tenant. To me this is unprofessional, if there was so much damage, a repair truck could have parked there or a neighbor during that time frame to cause the damage. All in all, I decided to give up, because he could not provide any substantial evidence and I accepted the deductions totaling $1,200. The only reason I did not take this to court was due to the time it would take away from my family and work would not be worth it. I genuinely feel like I was treated unfairly during this process. AS a property manager you're supposed to be a middle man. Him and his group failed that from my first encounter and I highly recommend owners to stay clear of this group. I am sure he will try and make some sort of salesman pitch about how he documented property but he flat out did not. They need to: 1. Properly document and communicate with tenants in a timely manner. Their emails do not go through and their phones go straight to voicemail. 2. Properly document move out conditions especially if you are making deductions just to CYA on all accounts. 3. Have someone that genuinely cares about their job so tenants don't feel like a number and treat people with respect unlike how I was treated. Hopefully this review will help others looking in the future.
