I relocated to California for work (RTO) and left the property in August, giving Marshall Reddick full authorization to manage everything--including tenant placement and payment of utility bills. This was by far the most horrifying property management experience I've had, and I own properties managed in other states. Over several months, I was instructed to reduce my rent five separate times due to what they claimed was a "poor market," yet the company changed real estate agents 3-4 times without my consent. Each time, they failed to run the live Facebook marketing campaign they had explicitly promised. Most alarming, I was later informed that power to the property had been shut off for three weeks before Marshall Reddick notified me. I was told this occurred due to a lack of funds, and only after the prolonged outage was I informed of a potential microbial growth issue--a serious risk to the property that should have been addressed immediately. Despite providing a 30-day notice for non-performance, Marshall Reddick ignored the notice entirely and continued to demonstrate a complete lack of accountability, communication, and urgency. This experience showed a complete disregard for: Basic property oversight Timely communication Tenant placement execution Utility management Owner fiduciary responsibility I would strongly caution any property owner--especially those managing remotely--before trusting Marshall Reddick with their investment.

I also had to clean the inside of the house prior to moving my stuff in due to chalk dust being in the living room and there was wood dust in the kitchen as if it came from cabinets being installed. No biggie. Later on in my lease during rainy season the so called closed in garage had puddles of water which ruined some of my belongings on top of constantly have to sweep up what I call coffee ground looking stuff from termites eating the wood. Unfortunately I don't have photos of that nor videos of the water in the garage due to my original phone decided to crash on me and at the time I didn't know to report it through the portal it was all through text along with the water heater didn't work at the time of move in either. My main complaint is I am not getting back my full deposit due to them saying the house was not cleaned nor was the yard. I moved out of the house prior then when my lease was up but still paid the last months rent. I did go check on the house in the middle of may which looked like someone had been in it due to the back door being unlocked and the living room window was cracked. I did get the lawn mowed and derbi taking care of on may 24th a week prior to the 1st. The house was not all that great I wished I would have known prior to moving in. Sinks linked, grout falling out of the tile in the bathroom which was fixed by a service guy with clear silicone. Wires to the ceiling fan and light kept coming undone until the guy decided to hard wire it. I did look at all the windows in the house and none of them seemed to latch properly which I am glade I didn't notice until I moved out. Overall a bad experience for it being my first rental through a rental company. Never again will I do this. Good luck to whoever rents a home. Please remember to take picture before you touch anything when moving in and take pictures after when you move out. Bottom line they want to charge me $175.00 for cleaning and $50.00 for lawn care after I already did it. He said the blinds was bad but those where messed up with dust and stains when I moved in.
