    My family and I have lived here since 2010 and things have honestly just gotten worse and worse…read more The parking management has been the biggest issue for us this past year and after looking at others' reviews, I see we're not the only ones having this issue. I would say about 10 years ago, parking and overall management wasn't a big concern. There were also more smaller clubhouses with car wash areas and more parking until they tore down those buildings to make space for even more homes. The large empty lot on the right side of the main clubhouse got blocked off to store large maintenance and construction vehicles when the lot used to be open for guest parking. The clubhouse parking area had been used by both guests and residents for years and had NEVER been an issue until 2024-25. Now they're threatening to tow our cars when we take up space there. My family and I didn't have space in our driveway anymore due to my brother and I growing up and needed our own cars for work and school. Since we had a decent amount of space in front of our house, we would park our smallest car in the front. We did not block the road and our rear end of the car was barely on the street itself. We got in trouble with management even though the car was on our property. We've consulted and tried to negotiate with management in the office but not only are they rarely ever actually in the office but they basically said "you just can't do that" without giving us an answer or working a solution with us. We have seen multiple other residents park even larger vehicles in the front of their houses, though we aren't sure if management ever approached them the way they did with us. It could also have been an issue with management because our house is on the first corner and on Circle Dr., so they see us first and apparently very often. We have thought about opening up our fence in our large front yard to make space for personal parking but we fear getting into massive trouble with management again. MANY residents don't have enough space in their driveways due to growing families or just limited driveway space in general and end up taking every single guest parking spot. Management does little to nothing to cooperate with residents to make our living experience easier and more convenient here. On top of that, management has no problem letting tow companies patrol the area, especially during holiday season and now even to tow RESIDENT cars from parking spaces. We have had our car towed off our property, the car was not obstructing the street or anything, they just took our car. Didn't leave a note, warning, nothing. Not even a knock on the door. We didn't know who to call, where to go, how to get the car back. We literally chased the tow truck down and we still had to go to the tow yard to get the car back. And another time, when moving the car orders in the driveway (it was just my dad moving it since no one else was home to help), he had one of the cars (with the hazards on) temporarily on the street as he went to move the other car out. When he turned around, a tow truck came out of no where and started loading his car. We were furious because our car was literally on the street for not even 2 minutes before the tow truck came around. There's no email or website linked to management or anything at all. They are impossible to contact unless you physically show up and DEMAND to talk to someone. Super unprofessional, crazy for someone "managing" a residential park with HUNDREDS of families. And the cherry on top, the roads have just gotten worse and more uncomfortable to drive on after the insane pipes (?) construction last year. Not only was it impossible for me to leave my house and come home, the patch work on the roads after they finished are not only UGLY but bumpy and uneven and so uncomfortable to drive on. And another cherry, I am getting extremely concerned and paranoid about the safety in the are. We had to call the police the other night because there was an unrecognized man on our street and ON our neighbor's driveway. Clearly under the influence and lost. The security guard we have just sits in the office all day and night and does nothing to patrol. I've seen the same two security guards since I was a kid, and I've never once seen them actively patrol the area at all for the 16 years I've lived here. Clearly, as some other yelpers said, safety is literally at the bottom of the list. The security guards we have are lazy and clueless.

Summerset Mobile Estates is a mobile home community of around 300 residents on the off skirts of Santa Clara; located in the small town very few people know of, called Alviso. Alviso, only quite recently (within the last few years) started seeing a lot of new building development-- new business are being built, newer homes placed, and a town library. 15 years prior, it was, for the most part, uninhabited--- only boasting Mom and Pop stores-- such as the now closed old VHS rental store and the old convenient store I used to frequent to get 5 cent bubble gum and slurpies with my dad. While there have been great improvements such as the widening of our neighboring levi and paved roads, Alviso still lacks mail service. All of the town's residence require a post office box in order to receive mail. (One perk of being part of the mobile home community is the free post office box upon signing). Despite this fact, we are minutes away from beautiful, natural hiking trails and the Alviso marina. We also are less than a mile away from the new Levi stadium--- and suffer a lot of the traffic congestion and noise it brings on stadium event days. In regards to the mobile home community, we are one of the few rent controlled parks in San Jose. Many of the residents have been here for ages, having generations of the same family living in the same park. While growing up, there was a larger kid presence, many of the children have since grown up and there are fewer families in the park compared to 20 years ago. With the recent rent increase however, this is beginning to change, since new homes are being placed on the market and families are now trickling in. The park has an established HOA who bands together whenever there are rental disputes or need for a neighborhood watch. The management has fluctuated over the years, it seems they tend to only stay around for 5 years or so before seeking newer pastures. Facility wise, we have a newly renovated club house with laundry, billiards, and kitchen area. There is also a pool, jacuzzi, and small playground attached right outside of the clubhouse. Overall, it is a pleasant place to live. I've been here all my life and recently purchased a home of my own in the park with my husband. There are some quirks, but I am glad I am here and thankful for having some great neighbors!

So great that the Manager has made it uncomfortable to use it. The problem isn't the manager directly but stems from her, her name is Zoey. Her boyfriend acts as the manager and refers to himself as such but he is in no way affiliated with the owners of this mobile home park. In a previous review he was accused of harassment towards the tenants and this is true even though he has no authority here. He is infact the manager of another mobile home park on the area and tried to run this one as his own by using Zoey as his Proxy. When called out he provides no paperwork reinforcing his accusations in person. His name by the way is Juan. So far the HOA is coming together to file a cease and desist against him and a formal complaint sent to the owners describing his actions and addressing himself as the manager, to get this place back to the community it once was. Aside from poor management this is a great place to live. BTW, moved here in 2007 and parents have lived here since 1981 and still enjoy their home to this day.
