Like most people in San Angelo, I found the rental market completely underwhelming and decided to…read morepurchase my own home. I started looking online, found one that I wanted to look at and contacted the realtor that was attached to the listing. This happened to be Tim Elder. Tim first showed me some condos, which were quickly ruled out when I found out I couldn't rent them to non-family members AND they included an HOA fee of $300. For what you ask? I still don't really understand...it seemed like it was for nothing more than building insurance, since the place didn't have a pool or anything like that. So I looked at a few more houses until I found a remodel that fit my budget and met my needs. Now I'm not expecting a realtor to go above and beyond like the ones on HGTV...but this guy did nothing except show me where to sign. He really didn't act like he cared about me getting my money's worth, or negotiating appropriately, and I feel like I could've gotten a lesser selling price if I had pushed harder. When the house was in contract, the VA (I did a VA loan), had certain stipulations which the seller balked at. Sorry dude, this isn't coming from me, it's coming from the VA. Tim, instead of negotiating with the sellers' realtor like a professional would, had me call the sellers realtor, who in turn had me call the seller directly. Me, being naive, entered into a phone conversation with the seller where he berated me on what "I" was asking of him, what the house cost to remodel, etc. etc. Wish I could remember this guy's name as well...he is a professional flipper in San Angelo and he was a real piece of work. I had agreed to move into the house during escrow and pay some rent that factored into the house price. Immediately I noticed a plumbing problem and called Tim. He said he would call the seller...never happened. Two years later I replaced water and sewer lines that were literally falling apart. He also had his buddy do my house inspection. I don't even understand how it passed the water pressure...until I fixed the lines, you couldn't take a shower and run the dishwasher, the sink, or the washing machine at the same time. Luckily that's all fixed now and whenever I decide to rent/sell my house no one else will have to contend with that fiasco. After I closed on the house, a few weeks went by and the seller showed up at my door! Talk about creepy. He wanted to know how everything was going. I told him about the plumbing problem, but since the closing it was too late. I'm glad I bought my house and I plan on turning it into a rental property once I (hopefully) leave San Angelo. However, I will not be using Tim Elder's services whatsoever when that time comes. My boyfriend used Janice Petty at ERA recently and she was FABULOUS.

I started my search to purchase a home after researching that buying can be much more affordable than renting (not to mention building equity, not throwing away money on rent, etc..). I am a single, first time buyer with a small budget yet she treats me like a million- dollar client and does not make me feel bad about having such a tiny budget. She has worked nights, weekends, and even holidays to show me homes outside of normal business hours after I got off work and always answers her phone, texts and emails: always with pep in her voice and a genuine smile on her face! She even goes as far to speak with my lender! Janet has never pushed me into a home i dont want, has given sound, legitimate advice, and has always been VERY patient with me. So if your looking for an agent go with Janet!!

I rented a duplex from Steve on 11/06/2022. The rent was $1400 plus bills. When I moved in, they…read moregave me a form to fill out listing any damages or repairs that needed to be made. Well, there were several damages to the walls. Big holes so I listed I needed those holes in the wall to be repaired so that I could hang my TV up above the fireplace. Well, my TV set on the floor in front of the fireplace throughout my whole lease, because none of the damages were ever repaired. Four months after I moved in, squirrels got into the attic and I have two little Chihuahuas, and every time those squirrels moved around it sounded like bowling balls, and my dogs would bark constantly. So annoying. I couldn't even sit in my own living room and enjoy watching a movie without chaos every single day. I requested for Steve to get rid of the squirrels and it took him four months to send someone over to do so, but the person he sent over was dumber than the squirrels and nothing ever got done, I lived in that $1400 house full of holes in the wall and squirrels in the attic throughout my whole lease. When I moved out I didn't sweep or mop or clean the bathtub or the toilet or the oven because basically I was pissed and it wasn't in that great of condition when I moved in. By the way, I paid a $1200 deposit, and when I requested some of it be returned to me , none of it was. They tried to charge me for the previous tenants holes in the wall and the squirrels in the attic. My advice to you is not to rent from Steve Urbantke.

He also included a pretty good tour of the city as we drove around looking at homes and pointed out several highlights. He even treated us to breakfast the next morning! He was so patient to answer all our questions, we were first-time home buyers, and since we had to do the whole transaction from Florida - he was great to keep the lines of communication open and make sure we got all the documentation we needed. He even helped get the water turned on for us when we couldn't be here! Another bonus if you're military - he is an authorized real estate agent through USAA's Home Relocation program so you can get a rebate simply by using him! Scott is friendly, courteous, prompt and practically a scholar historian on the city of San Angelo. We enjoyed working with him to buy our first home!
