I am posting this as a review because I am not a member of Yelp. When I saw this review, I opted to take the high road. There are many agents that don't understand the role of the appraiser. It is not to help the deal close or to get the highest value property. Our job is to provide our supported opinion of the most probable sales price.
What Bobbie Little, the very experienced agent didn't tell you was that on the lousy appraisal done by this appraiser, comparables 1, 2 3 & 4 were all the same basic floor plan as the subject and located in the subject neighborhood. Comparable 1 had the same exterior and was the same age as the subject property. Sales price was $285,000. In fact, the sales price range for all of these 4 comparables was from $285K - $304K. I know the subject had extensive landscaping and a pool, but $356,000???
What this very experienced agent also didn't tell you was that her reconsideration request included 3 larger, 2 story, new construction homes in the subject neighborhood (subject was a ranch and 6 years old). In addition NONE her additional comparable were even close to the contract price of her listing.
What this very experience agent DID tell you is that she has not seen the other appraisal but knows that it came in at value because they closed and that makes it a WONDERFUL appraisal. Did the other appraiser leave the neighborhood, even though there were 18 comps in the neighborhood? Did the other appraiser use sales in lake front communities?
I also have not seen the other appraisal but, if there was a lousy appraisal done on this property, I don't think it was the one I completed . . . read more
