Rent it way too high for these tiny apartments and being forced to listen to your neighbors. In response to management's comment below, I wish someone had told me about the music and noise issue before I had moved in, even though I asked Isabelle specifically about it when I toured. I'd love to go to bed right now at 10:30pm but I can't with the bass bumping through the wall.

First off, when you first get approved and are able to check out the demo apartment you will probably love it and what not, but that's not what you're getting though. The demo shows the upgraded units however you may not get one as they are occupied.so why show something that isn't even the actual unit one will be getting? When you move in you have a checklist to fill out with any details or damages you may see or find but that's just to let them know about them. When you have an issue, whether is a closet door not closing or jamming you call maintenance but all they do is just literally lift the door and that's it. The issue comes back the same day. Issues "fixed" are not permanent just temporary. Is this what you want? Also the air vents are letting a lot of air escape therefore not flowing properly upstairs. Who installs an air vent right by the entry door?? Of course you're gonna be letting all the cold air out every time the door opens.just terrible planning when they made the units. Additionally you may need a lot of lamps as there is only 3 light fixtures on the whole apartment not including the two bathrooms lights. The closets do have lights but they are not bright and location of lights are bad. On the snowy days, maintenance don't even start plowing until after 8am, most people leave for work earlier than that and the whole parking lot is just an iceberg, I've seen people fall due to the area not getting plowed. Almost as if maintenance wakes up late for work. The headache to just get a response from the office is crazy. 3 girls in the office and only one of them knows her stuff. I've lived in 5 rentals in the last 5…read moreyears - so I am used to the regular apartment complex issues, but this one left an especially bad taste. I'll start simple. This place is overpriced. You are in a mid suburb, at a cookie-cutter apartment complex paying $2300 base rent for a single bedroom unit that is worth $1850 on a good day (which is what they charged a few years ago). The businesses in this complex aren't even great, and you have to drive to Arlington Heights or Mount Prospect to go anywhere worthwhile. Shop around ANYWHERE else and save your money. You might be trying to justify the cost with the tagline of "luxury apartments". You're wrong. Thin walls, inconsiderate neighbors with horrible pets, a rarely-functioning garage door, overpriced vending machines that don't even work because they replaced them with broken AI-powered ones for some reason, a mostly non-functional game room, constantly overcrowded pool, and horrible appliances (the dryer can barely handle a half load of laundry in 2 cycles). And the management. They are happy to bend you over. Despite paying every single month's rent on time, they have hit me with a $2000 late notice fee for giving notice at 30 days instead of 60 (despite being misguided via email that I could wait until 30 days to pick a lease option) and a $50 fee for the $4.72 ComEd charged for the night before I even showed up to move in which they refuse to let me pay. I have tried asking them to be reasonable both times and they act like there is nothing they can do. To make matters worse, you have to stomach all of this while being forced to use Bilt - the worst possible rent payment platform of all time that tries to shove a credit card down your throat when you just want to overpay for this month's rent. As for the good? You get Fiber internet. The front desk staff and maintenance staff are extremely polite, and the shared common space/gym/package room amenities are nice. But it's 2025 and that's literally the case everywhere. Go shop around.

It's mostly about your money…read more I lived here for 3 years and here's my honest feedback. Good Things: 1. Location - close to Metra, Jewel and downtown Arlington Heights. Lot of restaurants to choose from. This is what you're mostly paying for. 2. Quick maintenance - I only faced minor issues with the apartment that was promptly resolved by the maintenance staff. 3. Social events - The management organize events (free pizza, stream big games) for those who want to socialize. Bad Things: 1. Only heating or cooling - The building can only heat or cool, not both. So when the weather is changing, this can be very inconvenient especially if you're working from home. 2. Paper thin walls - You can hear EVERYTHING your neighbor does. I'll leave it at that. 3. Not the most helpful staff - Yes, the staff are friendly but that's unless you have a real problem. My mail got lost twice and the staff did nothing to help. They basically put their hands up saying check with USPS, while USPS said check with your building. Staff said they would ask the mailman and follow up, but nothing like that happened. 4. Moving out charges - I had to relocate for work and broke my lease about 2.5 months early. I did the exact same thing when I relocated from Philly to Arlington Heights 3 years ago. The difference? Hancock took all the rent despite me not being there + a ridiculous cleaning feeing fee. How much did I pay for the other relocation you ask? $0! The rental agency in Philly asked me to find another tenant and would only charge me for the time that the apartment was empty. Fair enough. Hancock offered nothing of the sort, just wanted the money and that's it. I'm ok with paying the rent money because I signed a lease but if they cared even a little bit about their tenants, couldn't they just have taken the cleaning fee from the rent when I wasn't even in the apartment? So yeah, they just want your money. 5. Rent & lease term - Only keeps going up and gets longer. Don't expect any friend prices here.

Kids play in the parking lot and it's dangerous for drivers. Saw one kid jumping on a car hood. Tons of kids on bicycles in the parking lot. Buildings are old. They are doing renovations but it's not enough. They just raise the rent for renovated units. A/C and Furnace are old and inadequate. Fireplaces do nothing but lose heat. Windows are so old they don't keep any cold out. Appliances are so old. Our dishwasher never worked properly. No ice maker in the refrigerator. People working on their cars in the parking lot. People from the neighborhood to the north of the complex come over and dump their stuff in the dumpsters. Management does nothing to stop it. My car was broken into in the parking lot. Old paint and paint peeling in the window sills (probably lead paint) Loud upstairs neighbors. You can hear EVERYTHING they do. No elevators. Neighbor who feeds squirrels and attracts mice, rats, snakes, and other undesirables. He has multiple bird feeders and pans nailed to the rail. Management does nothing to stop him. Neighbor who plays tennis on his walls and plays loud music.

Management is not good here. Melissa the accountant is rude and will make sure you know shes rude in email and in person. Christina will be fake to your face as the property manager, but talks so much about residents behind their back. She also isn't a good leader. A leader can address concerns they have. Not use power because they don't have a back bone. Miguel is ok from maintenance as the manager, but even so, he isnt the kindest and will leave your place to rot if you upset him. Other maintenance is kind and truly that and the pool is the only thing going for them. Gym is nice but not cleaned enough and the bathrooms are disgusting always. Packages constantly get stolen here. Kids run rampant and nothing is done for this. You might see them alone on there bikes and hitting windows for fun. Multiple residents complain about this. The last accountant was known for sexual harassment and the company was aware (reported) and did nothing to fire him. NOTHING. He even ran after a resident very aggressively yelling and the management did not fire him, but was aware again. They transferred him instead. They decide to pick and choose. Even without proof they decide to fire people, but keep people who have been reported for actual bad behavior. Its worse knowing instead of addressing these issues and the building that is falling apart, is that they decide to remodel the model unit apartment for tours. Amazing huh? They rather remodel in hopes for more rentals but let me tell you, this place is NOT worth it. One up from hunt club across the street but not better. BE AWARE. Despite being pretty bustling, it never felt overly crowded to me and the live music playing was at a good volume to enjoy without it being difficult to hear my friends talking or distracting to talk to vendors. Parking was plentiful though it wasn't super obvious how the layout of the center is. Surrounding the night market are a great assortment of tenants which serve everything from coffee to pizza to Mexican to ice cream. Once inside the main town center area, I was pleased to be able to walk around to the different businesses without having to walk across traffic.
