For a family of five who just sold their home of 16 years, with three school age children moving in the middle of the school year, in the midst of a world-wide pandemic and around the same time as the great Texas winter storm of 2021, there was more than ample opportunity for discouragement... However, Alex helped us keep calm, stay positive and maintain patience. When we signed our lease, they told us to use their online portal to submit maintenance requests. After we moved in and submitted several requests with no response, we called and they said "Oh, we don't look at that, just call or text us." The next issues we had, I texted them on a Tuesday with no response, so I texted them on a Wednesday with several other issues and James came out later that day on August 18th. While upstairs looking at some of the stuff, he made a comment about how hot it was. I replied "Yeah, it's always a lot hotter upstairs than downstairs," and he said "We'll have someone look at that when they come out." He said someone would be there by the end of the week to take care of it all. Three weeks later, we had not heard from them about when someone was coming to fix the other issues. Now, our ceiling was leaking. They came out the day we told them about the leak on September 7th, which was a Tuesday, and the first thing Theresa said when her and James walked in was "How odd, we've never had water issues in this unit." The leak was in the middle of the ceiling at the end of a long line of poorly repaired previous water damage that stretched all the way to the front door. I mean, they didn't even bother to replace the texture on the previous damage, it was so obvious. Then she said "Well, we did have issues with that one bathroom." They looked in my bathroom since that's where the issues had been before and were very concerned that my overflow was upside down (it was like that when I moved in.) The ceiling was only leaking when my roommates shower was on and they barely peeked in that room, but deeply inspected my tub. They made twice as many comments about the overflow than the leak, seeming as if they didn't care much about that at all. They said they'd have someone out by the end of the week. Also, while upstairs, I mentioned the temperature upstairs to Theresa and she said "Well, heat rises." I replied, "Yes, it does, but this is a lot hotter than just heat rising." James stood there and agreed with his mother when he was the one who originally brought up the temperature difference. After this, I bought temperature gauges. There was one downstairs that just about always matched what the thermostat was set to, but the upstairs one showed just how bad it got. The worst it was was 83 degrees upstairs when it was set to 72. TWO weeks after telling them about the leak and FIVE weeks total after telling them about the initial issues, the leak in the ceiling was a steady drip, so we sent them a video and called on September 24th, which was a Friday. They had someone come out the following Monday and apologized for the delay, saying that their A/C in their office was out. I don't see why you would let the property you manage become progressively more damaged when all you have to do is make a phone call to the repair man. Making a phone call to get repairs done has nothing to do with the fact that their A/C was out and is no excuse for letting damage continue for two weeks. I was overall unimpressed and dissatisfied. They were extremely unprofessional on multiple occasions. I would not rent here again. I loved the property I was living in, but I would give up the garage and back yard for more responsible property managers.

    ZERO STARS IF I COULD!…read more Mark Kallus is absolutely horrible. I was trapped outside of my house because of a dropped pin in the door lock and couldn't log into my portal because my login info was all on my laptop inside. So I sent an email to get in contact with someone who manages the property and he made sure to let me know I needed to submit a request asap if I needed any help and if there was no issue that I would be paying the bill instead of trying to give me any other advice on what to do or who to even call at that moment. This man is rude & doesn't care at all about the tenants.

No discussion or conversation about it. You just have to pay and pay and pay and they add new things every month. They will not ever help you when you have a problem. Mark is so rude and has a bad attitude. No understanding for the people who pay him every month. you are responsible for every single maintenance bill that any other management company would normally cover like when ac or plumbing breaks or gets stopped up because they have a cheap faulty system. You should be able to flush toilet paper normally without it stopping up every time. That is a faulty system and Mark will not acknowledge it. They will blame it on you and make you pay for their expensive plumbers who are partners. They sneak things in the lease like how they will force you to pay $50 a month for air filters that actually cost $5. You don't have a choice they just add it to your rent and you can't opt out of paying this extra. Then they always add this extra $70 fee just because Mark had to talk on the phone to somebody. They add a $65 fee because they had to mail you something. They add a $100 fee because paying rent online. They add a $35 fee to let you know you got a HOA violation. Don't even get me started on this bs HOA. They sneaked things in the lease that they never explained and then make you pay for them. Thousands of dollars gone paying for maintenance on a house I don't own. Things that Should be the owners cost. I signed a lease that said one price then they added more onto the price with all these irrelevant fees. Makes my rent bill at least $100 higher every month than what was advertised!. And don't DARE move out or you have to pay $3000 extra in cleaning fees from their partner company even after it was all deepcleaned and painted. Because it wasn't done by their partner.doesn't matter if it was done by another professional company. Anybody else would have said it was left move-in ready. They will do everything not to give your deposit back and charge you more after you leave. They will damage the home after you leave and charge you crazy fines for it. I will be going to small claims court with my proof. PAY ATTENTION TO THE OTHER BAD REVIEWS THESE PEOPLE ARE SO RUDE AND CHARGE YOU FOR UNNECESSARY THINGS. PREDATORY!!!!!!!!!!
