Absolutely the worst. If you hear this company come up as the appraiser I suggest you beg, steal and borrow or do whatever you have to to get another company. They never call you back, they made many errors on the report they did. They didnt follow the FHA guudleines amd actually said they have never heard of the FHA checklist, yikes. When i called to complain and then tred to file a claim on her errors insurance she refused to call me to even discuss it. They i get a letter feom her lawyer with all kinds of deflection. They appraised a house for way more than it should have and caught none of the faults that would make it not pass FHA then in a letter from the lawyer they say, well you bought the house as is. Well let me tell you something, that has nothing to do with an appraisal so I assume they know the agent and was doing him a solid to pass it. I can buy a house as is or with conditions and it still doesn't change an appraisal. Btw point that out to them and then they scrabble like cockroachs. BUYER BEWARE read more

I WOULD PUT ZERO STARS IF I COULD Do NOT use allison for an appraisal . She will give you a bogus report, and when you give her a chance to fix it she doesn't even put in the effort or work to do the right thing. We found out a WEEK before we were to close that her appraisal she did was defective. (Hi Allison you may not see this since your on vacation and that is far more important than righting your wrong of preventing a family from moving into a HOME). anyway, so we find that out a week before getting keys to our new home AND when she was asked to atleast fix the report so we could move she didn't even put in the work and just lowered our appraisal price (So screwed us over even more). I will gladly go into more detail, hell I'll even post a copy of both reports. Mind you now we have to wait POSSIBLY 3 WEEKS LONGER to move into our home because of ALLISON. My advice, if you get an email from her to do your appraisal run for the hills!!!! read more

I know that right now all the appraisal companies are right out straight. I got the call from my appraiser on a Friday but I missed the call - I called and left a message and he got right back to me on Monday and set the time for 2 weeks out because they were so busy. He showed up at the scheduled time and was very nice - whole thing only took about 1/2 an hour. He was systematic and had a process. The appraisal came in by the due date and came in at exactly what I had expected it to come in at. Very satisfied. read more

The appraiser never returned my call phone calls. He made errors and omissions that held up the closing and almost lost the deal. Even when presented with the correct information he was too embarrassed to admit that he made a mistake. It cost me $$$ in order to close on my house read more

Many of the comments below show a misunderstanding of how appraisals work. The reports is done through UAD which forces us to state whether improvements have been done to kitchen and bath with the last 15 years. If not, it will force the comment that no updates were done. We cannot change that. We will add further comments about other improvements. Regarding basement finish, it was listed as 50% because it was not entirely finished and underwriting for banks require rooms that are not entirely finished to not be listed as overall living space. Further, I understand a realtor stated that the home on one of the comments should have been $20,000 higher; based on what? And, the comment from California? We arent out of California and that should be deleted. I always encourage questions or concerns to be channeled through the bank and then to me. I would never recommend LA Appraisals! Not only was the appraiser nearly impossible to contact when I was trying to confirm our appointment, but he had many omissions and errors in our report. As a result of the errors and omissions, the value came in less than what we paid for it. We purchased it only 2 years ago and since we purchased it, we fully renovated the property. The appraiser was too embarrassed to admit to his mistakes which resulted in us having to pay $$$ at closing. Some of the errors included: no upgrades in the prior 15 years when in fact the entire house had been renovated in the last 2 years. The report stated there were not appliances that were clearly there. The report stated the bathroom was carpeted! (NASTY!), when the pictures clearly showed otherwise. The report stated the walls were paneling and there isn't a sheet of paneling in the house- its all sheet rock or real pine boards. The driveway was stated to be 2 car, when you could in fact park at least 8 full sized SUV's in the driveway. The list goes on... The appraiser's name was Daniel Feder. read more

Upon agreeing to sell our home to a relative privately, the buyers bank used LA appraisals to do the appraisal. The buyer shared with us the appraisal because it came in $20,000 less than our broker had estimated the house was worth. Upon reviewing the appraisal report we found three significant errors and some other minor ones. The first major error was that it said the house "has had no updates in the prior 15 years." There is a 28 x 30 addition that was built 11 years ago. There have been numerous updates in the last three years since we bought it, and prior to that the house was re-done 11 years ago. All new windows which have the date right on them as being 11 years ago., etc. The second major mistake was the square footage. They didn't even get the measurements correct for the square footage of living space nor of our deck. The third major error was their estimation of what was finished in our basement: they listed as 50% finished, our broker said it was "nearly done", only lacking a couple of ceilings in lesser rooms. They nor the bank will give no justification to our or the borrowers concerns. We would never recommend LA appraisers ever! The appraiser name is Allison Langis. read more
