The location was great, and the house itself is beautifully restored. The rooms are quite large and the beds are very comfy. The breakfasts were very good, as well as the dinners which we had arranged separately (not included by default but as the facility does large events, they can provide dinners if you plan in advance). The bedrooms do not all have bathrooms: depending on the room(s) booked, you may have a bathroom connecting to another bedroom, or accessed from a hallway; we were lucky enough to book the one room that had an en-suite bathroom all to itself. Since the rest of the group we were travelling with booked all the other rooms, the shared bathrooms were not an issue, though I could see not wanting to share a connected bath with strangers (I'd have less of a problem sharing the hallway bath). The location is just a couple of blocks from several restaurants and about a half mile from a grocery store. It's not too far from a number of local sights including a fantastic sculpture garden. It's a short drive from several border crossings if you plan to visit some of the southern Quebec towns. The living room / parlor / entryway and the covered front porch were nice places to hang out with our friends. We were allowed to have our own snacks and non-alcoholic beverages there (alcoholic drinks had to be purchased from the owner, due to licensing rules). The rooms do not have TVs or in-room phones - this being a B&B versus a chain hotel, I did not expect them to. The disadvantages, such as they are, are quite minor. The house fronts onto the town's Main Street, which gets a fair bit of traffic. This means that when relaxing on the porch, our conversation occasionally got drowned out. We could also hear the noise from our room, which overlooked the porch. It wasn't a problem at night - either the traffic died down, or the bed was too comfortable and we fell asleep too fast! If mobility is an issue: there are several steps to get up to the front door, and all the bedrooms are on the second floor; there is no wheelchair access to the second floor.

Our family had all the rooms booked in the house, we bought some bottles of wine and cheese and all hung out together in the living room. Apparently we were not supposed to do that. The owner was very rude. B&B always have a common room for socializing. We cleaned up after ourselves. We were not loud. Everyone was in bed by 11:30. It was ridiculous. The first time my step mom met the owner, she walked into the home around 8pm and the owner looked at her and said "who are you, this is my house?" My step mom, shaken... answered "I am a guest. I have been here since Friday" The owner said "Well, I realize that!" Just really rude. A few days before we arrived I called and spoke to the owner and asked if there was room for an air mattress on the floor in our room because our two teens were coming. She said that 2 of the rooms had room for an air mattress. The night before we left she charged me $75.00 a night for my son. He slept in the TV room. No bedroom, no bedding. I guess we shouldn't have let him sleep in there, but when we had the entire house booked with our family we figured it was ok. I gave him a blanket and pillow from our truck. Then after I found out that my Aunt had paid her $15.00 a night for a cot for one of my kids. We never used a cot. The owner told me that the room we booked was just for the two adults. I asked her about when I called a few days before arrival about my two teens, she didn't say anything. We spent $75.00 a night for our room. We had a bed, bath, bedding. To charge $75.00 a night for my kid is ridiculous! She also said we booked the rooms, not the house. We shouldn't be in the livingroom. So the final night 8 of us crowded into my cousins room and ate McDonalds and hung out together. Crazy. My cousin had called ahead to make sure the house had wifi and a tv available to watch the Jays games. The owner told him yes. One night we got home to the house just before the baseball game started and my dad walked into the TV room to put on the game. There was an elderly lady in there. the owner said "that's my Mom. When she is here that is her room." Then she should have more than one TV! The owner was just not nice. Not friendly. Rude and mean. You don't treat people like that. Not your guests! The first night we all LOVED the place. We were planning on booking the entire house again next year for our cousins wedding. But not now. We won't go back. It's too bad because the house was conveniently located. Clean and comfy. We won't be giving her anymore money.

We had a front room with high double bed. The room is quite small. The shower is modern and pumps out plenty of hot water. The shared kitchen is convenient and stocked with water, homemade cookies, tea and coffee. Continental breakfast features fruit, Chobani, homemade muffins and commercial breads and cereals. The living area affords splendid views. What makes this property 5 stars besides the view is the owner's hospitality. Nancy is the consummate professional and a kind person. Walk to the running path, Foam Brewery, Scout Coffee and town. A lovely spot in Burlington!

The house…read moreis lovely and well appointed and my guest room had the lovely surprise of an en suite bathroom as well as cable tv which I was not expecting but delighted to have. Nancy made the whole experience great, a lovely person who takes her job seriously and is there for you. And that view, holy moly it was to die for. I grabbed my book and sat out in the Adirondack chair taking in what has to the the best view of Lake Champlain you are ever going to get. I made it a priority to spend some time in those chairs at some point every day and am missing it already!

The king room upstairs is better than home. The bed is comfy, the recliner was great, the bathroom was large and spotless. The room comes with its own large balcony right on the bay. We arrived by boat and the owner was great enough to drive us to a local restaurant and then come and pick us up. When we got back to the B&B, Jeanne had made us dessert! Strawberry shortcake. Breakfast the next day was incredible. All home made breads and coffee cake! All the eggs, pancakes, waffles, bacon, ham and home fries you could eat! We knew then we would be back. Since that first visit, we have been back here 6 other times and make sure to stay longer each time. Our last long visit was for 17 days. It was so wonderful, we never wanted to leave. Going to Heron's Way is just like going home to visit with family. Jeanne is incredible! Her family knows us well and they are all family. Our last visit was to spend our 10 year anniversary there. When we started thinking about where to go to celebrate, the choice was obvious. Heron's Way B&B, just like going home. If you are ever visiting Lake Champlain, Burlington VT or Plattsburgh NY area, you must make this one of your stops.

The proprietor, Jeanne, is very welcoming and accommodating and is also very knowledgeable about local wildlife, the lake, restaurants in the area, biking in the area, etc. Our room was upstairs and it was very clean. It was also very large, with a very comfortable king bed, sofa, several comfortable upholstered chairs, large screen TV, large bathroom with double sinks, view of the lake from the windows, and a private balcony overlooking the lake. I think it also had the complete works of Stephen King in a bookcase, if you are a fan of his. Jeanne likes to cook, and the breakfasts are just over the top. Every morning we were served about 3 selections of fresh fruit plus applesauce that Jeanne makes herself plus oatmeal (I am not usually a big fan of oatmeal, but she cooks hers for hours, and it's REALLY good) plus something she bakes fresh (muffins, coffee bread, etc), along with coffee, tea, juice. Then, she brings out the rest of the breakfast, which could be eggs and sausage, french toast, or frittata, etc. Then we would waddle to our bicycles. Jeanne is flexible about when she serves you breakfast. If you eat a bit later, you'll get to meet the neighbors, who are very pleasant. In addition to the balcony outside our room, there is a deck and screened porch outside, and there is a dock and a small beach on the lake, so you can swim in warm weather. She also has a couple of kayaks that you can use. We kept our bicycles in her garage downstairs. I was sorry to leave. Definitely going back.
