Purchase a Condo at Plymouth Landing, in May/2017, Association fee payment schedule for 6 mouths came in a booklet with 1st bill due July 1st. next bill on Aug 1st and so on.Although paid according to schedule , this management came with late fee on my account and refuse to provide a rational explanation on why i get charged fees for respecting the payment schedule they establish them-self. This is horrible and i wonder how in the world this management got into the business of managing this nice condominium. Update: After the review was posted a team contacted me and waived fees , provide account update and explained the initial payment schedule initiated by a third party company wasn't accurate. Please stay far away from any condo using this management company. I have lived in knollwood pointe for two years and I am still in shock about what crooks they are. Almost every month I receive notices that I owe late fees, so they continue to tack on $$$. I have no control over mail delivery but if the payment isn't there on the first day of the month, you are fined. I guess they think they can harass everyone here because we are mostly old retired people. I have called, written letters but no response! Plus they say they do maintenance but the place is a wreck, they take sneaky pictures of weeds and send them to us. It's just a nightmare living here. I have medical bills to pay and I can't donate extra money to this hideous company for the fun of it. I want to take them to small claims court when I recover from surgery, I just wish they would centralize the office instead of having places all over so maybe bookkeeping could get a clue. I tend to dread needing to work with KTM on any home requests. But to keep this from just being a complaint, here's my perspective on what could be improved that would make a huge difference. The communication channels currently are pretty frustrating to navigate. Fixing these would improve the experience. I have been 100% unsuccessful any time I've tried calling to talk to someone about an issue. Typically, I can only get to someone on the line who is only able to take down my information and request a call back. No direct phone numbers to anyone who actually knows the answers to my questions. They use an app called TownSq to manage "tickets". Any interaction with KTM, even on the same issue, creates a new ticket. It would be a better experience if all the interactions related to a single issue remained in a single ticket so all the information is in one place. They don't always respond to emails in the timeframe it says they'll respond. You always get a different person. Sometimes two different people will tell you entirely different things. I have had some scenarios of ongoing discussions where the person I am speaking to at the moment is only looking at the most recent ticket and asks me to provide additional information, even though I've already provided what they've asked for, and it's logged in another ticket. All to say, streamlining communications and information around an issue would be a huge help. Some individual service representatives are professional and helpful, so it's not all bad all the time, but hard to follow up with anyone specific. read more

I have been trying to get sewer backup issues resolved for 7 months. I got an assessment done by Roto rooter who said the problem was from other units and severely corroded pipes. The HOA is just stalling and never either agree or deny providing someone to pull up sewer soaked carpet and disinfect basement. I can only contact them by email. I was the Secretary of the Board of Directors at Evergreen Woods in Southfield, MI and am currently the Secretary at The Ponds at Gateway in Romulus. Both of these properties are managed by Kramer Triad (Associa):The management company from hell. In Southfield, we were being charged $900 per month for storage fees. We had a great Treasurer who asked, "Who still stores paper documents?" Everything is stored in the Clloud." So we decided to go through what we thought was a warehouse of documents and shred anything not needed. They charged us $150 to transport the documents from Troy to Ann Arbor and when I went to pick them up, there were 3 small printer boxes. So a total of $1150 per year to store 3 small boxes and we had been paying that for years. Now in Romulus, the situation is worse. K-T hires managers who have no issue committing fraud by sending false documents to the CPA. The manager will lie and ignore requests that may show K-T in a bad light. This manager Sandra Klersy Mathews is the worst. We filed a police report against her and even ordered K-T to have her resign when she changed the amount on the coupon books from what the Board had voted on,( under the direction of a dirty president of course) K-T are like a cancer. Once they get a hold of you, the only way to be rid of them is to cut them out like a cancerous tumor and throw them in the trash like the pieces of Sh--T that they are. Terrible. Trying to sell our condo. The insurance lapsed 10/17/2024. There was no insurance on any of these properties for 2 weeks. It lapsed, they made excuses, created multiple work tickets that were bullshit. Literally had to reach out to someone by finding them on Facebook. Then they get a temporary insurance for 3 months that doesn't even cover the roof. So no it has ruined our life. We lost a deal on a home that we were clear to close on due to them being an unwarranted home to be financed. Talked to Stephanie and she said they aren't changing the insurance. This place is worse than hell. Disgrace. No wonder why they have been sued so many times. Here comes another law suit as well. read more

This management company should get a zero. I purchased my condo in Southfield in 2014 and I love it. I have great neighbors. However, Kramer Traid has turned my dream into a nightmare. Kramer sent a contractor out to move home after several work order request that I submitted through their website. The contractor just showed up one day , made a repair outside of my unit and left. I never signed or received an invoice. I have never been late on my association fees, then 18 months later my account was locked. I received a threatening letter from their attorney and a lien was placed on my property for an alleged debt. Multiple times I have disputed this debt. I have never received any proof of the alleged debt. However, Kramer move forward with having a lean place on my property. Please see a copy of the invoice that the attorney emailed me. Kramer triad cannot seem to get anything right. Not one mailing arrives on time, not one schedule meeting notification on time or payment coupons. None of them on time or even close. I have lived with hardly any water pressure from July till now December. Complaints to Kramer triad fell on deaf ears. I received nothing in return. Every owner in this community hates them. KTM just closed their Novi Office. I can only hope the rest aren't far behind. We started our contract August 1 and our Property Manager (Community Association Manager) went on a personal leave and eventually was terminated. KTM wasn't prompt in advising us, and, for two weeks, couldn't access her Voice Mail. Items from a July 29 walk through were left undone for over 6 months. Her replacement started Nov. 1 The team out of Troy has to rely on departments in Dallas to get basic administrative things accomplished. First Class Mail goes through an out of state vendor and takes 11 calendar days to reach us. Some credits as small as $27 required 5 months to appear. The reporting out of Dallas isn't what you see in their portal, TownSquare. TSQ has a different set of reports. Not all are real-time data; there is no setting of date/time parameters; you are stuck with what they offer. Want a report run from January through March? Too bad. Calls from our Co-owners are rarely answered. Call backs are spotty. Service is worse than any of our prior property managements companies. This is the tip of the iceberg. read more

We wanted to terminate our contract with a 90 day notice, as is required for renewal years. The contract allows for a Mutually Agreeable date. In March, we proposed an end date of June 1, but agreed to pay an extra month severance. When it came time to put pen to paper, we got an agreement out of left field, or should I say Dallas. They wanted to be paid for two months past our termination and required a blanket release of future claims. Given the poor record keeping, delays and assorted failures, we declined their offer. Tonight is a great example of why we want to leave KTM. We were promised our March Financial Reports in time for the Annual Meeting and Election. Worst case that should have been yesterday. That would allow a few hours to prepare a presentation to the Co-owners at tonight's Annual Meeting. No surprise there were no reports, no explanation and absolutely zero communication. As Board President, I am doing half their work. The rest of the time I'm babysitting the team assigned to us. I called today and it turns out the 'customer service' line can't even help. All they can do is pass on a message to a local office that I am not allowed to contact directly. They will not produce appropriate financial information to justify additional charges to your Hoa nor complete project's stated in the Amendments. We moved from the Cliffs community in Ypsilanti Township on January 28th of 2023. We provided the proper paperwork rescinding our occupancy at that time. February 8th Kramer -Triad deducted our bank account for the February HOA dues! $645.00 I contacted our Community Association Manager, Johua Angelotti and informed him of the mistake. He informed us that we would have our refunded check in 10 to 14 days. It is now March 21st and we still don't have our refunded check. Josh will not respond to our emails. I normally don't write bad reviews because I like to give people chances to correct their bad service. By far this company is the worst that I've dealt with my entire life, Lights been out in our subdivision for months. Only few lights at the entrance work. I reported this issue to the receptionist on November 1st because I was hoping that it would've been address just like the prior Mangement did in the past, The receptionist asked me to send a photo and an email which I did in additions to here documenting the issue. No one ever responded to me and after sending multiple emails. An email replay asked me for my phone number so that management can speak to me, even though my phone number was always included at the bottom of my emails. I replied back with my phone number, and no one called me back, few days later the lights came one for part of the night and by early dawn they were off except for one light on the northside of the sub remains on 24 hours a day. what of waist of energy. Thank God most of the neighbors decorated for Christmas and leave the exterior lights on otherwise we may hit deer or pedestrians crossing the street. I can't wait till the new management company takes over in January, hopefully they care about the residents more and not just collect their money Kramer Triad did. As a brand new build of a little over a year, we now have an entire back yard with dead grass (due to sprinklers not being turned on) and dead plants in each entry. Our backyard is infested with geese and goose poop leaving it unable to walk on, enjoy, or let our pets out. These are just a handful of complaints. After having issues with this company for over a year and voicing concern, still nothing has been done...regarding simple issues that we should not have to worry about, given that we are PAYING for these services. It's THEFT! Several members have tried to reach out to Andy, the property manager, and he simply does not respond or address the issue after many voicemails/calls/emails. Every year, I prepay my annual maintenance fee. So, on December 26th, I mailed a check for $2400 to the PO Box for Association checks in Phoenix. There is a late fee of $20 if no received by January 10th. That's 15 days for the check to get to the PO Box. So, guess what. Kramer Triad said the check was late and charged me $20. And this happens every year regardless of how diligent I try to be. So, if you are dealing with Kramer Triad, that's who you are dealing with. And this is just the tip of the iceberg. read more

They have failed to address the green space in my subdivision for several years and this season is no different. After numerous calls and online submissions, the green space is still overrun by weeds and the lawn hasn't been mowed despite the fact that spring is in full bloom now. The green space is now an eyesore in the neighborhood due to Kramer-Triad's lack of attention. What a mistake our community The Links at Pheasant Run in Canton, MI switched to Kramer-Triad over 8 months ago. Worst service ever. I've had work orders in place since last September that still are not addressed. None of our financials were ready for the annual meeting and it's always excuses, never results. I called their customer service 4 days in a row to receive the message they were experiencing heavier that usual call volumes and you can leave a number and they will call you back. Also, they fumble their work orders so badly that I placed a work order a week and a half ago for water to be turned off because the plumber I AM PAYING is coming to fix an issue. My biggest complaint is they act like they are JP Morgan rated for customer service when it seems like a greeter at Wal Mart has better customer service training. The first red flag was when someone on the 800 line mentioned casually that if we didn't hear back from Anthony in a few weeks to call his boss. A few weeks to respond?! Then, they placed a work order that they knew we needed to be completed in a certain time frame and the company they hired didn't have any availability for 3 weeks. We've been attempting to get this taken care of since we moved in October 2019, the first work order was put in February 2020, I sent pics several times as well on the actual site. I'd be happy to send you over all of the email threads. Also, as far as the "repairs" you are referring to, someone came out and poured cement on the cracks on top of the railing, I'm not a certified "repair-man" but it made it look like a child's paper mache art project so if you want to call that an attempt to "repair", that's kind of amusing to be honest. This thing has nails sticking out of it and is completely obliterated, so how someone looked at this thing and thought, you know what? Cement being poured over should do it! lol I'm sorry but your company needs some serious work! In addition, if there were issues with getting this done because of weather, we were never given a single update, We just continued getting told it would be taken care of, or ignored entirely so that's another issue. When people are expected to pay a monthly fee in order to keep their property maintained this kind of customer service is completely unacceptable!! It shouldn't take 3 years to get something this serious taken care of, you know how many times people have been close to getting hurt on this thing? I am Lori T. The disabled elderly person that almost had a heart attack due to the poor management and utter lack of consideration of elderly and handicapped people. I am in building 7 where the roofers without notice from Kramer Triad that this would be happening, threw bundles of shingles on my roof that sounded like bombs going off and caused me complete terror and heart pains. As I mentioned before I am pretty much house bound due to the covid-19 virus. I did step outside to see what was going on on my roof and noticed that the smokestack from my furnace is now leaning, so I wonder if they're going to repair my furnace stack to the upright position that it is supposed to be in. As I mentioned in my last post there is no consideration for handicapped people. And I am just making a note that they represent themselves out of Troy Michigan, that office is closed I guess they can't even manage which offices are open and which are not of theirs I am from Canton MICHIGAN not California ...As I Have Already contacted the Better Business Bureau, Townsq, and the ADA being a handicap person I will continue to reach out for Help from outside sources that will govern the HORRIBLE management by Krammer-Triad. This has been ongoing for the last 5  years at least, and for the last 20 years any requests for help in matters of  concern have been ignored  then followed up with threats. I have 10 or more years of issues that I will be checking in with outside entities. The last issue the  POLICE had to be called there was a promise by the manager to come and talk to both parties. Our HOA was managed by them and they never contacted you back when issues were brought up and our board is now having issues getting all of our documents and finances sent from KT over to the new management company. 1 Star is definitely too much. Repeating what others have said. They often charged a late fee even though our payments were generally sent two weeks before they were due. They do not respond to complaints about maintenance issues, while at the same time, insist that workers hired by the owners must be licensed and insured. They hire maintenance workers who do inferior work and neither they nor Kramer-Triad rectify the ineptitude or provide insurance information to make claims. They lie constantly and do not stand behind their own work. They claim to address owner's issues but respond as if we are renters in a slum not as owners that we are. read more

I am not essentially paying rent on top of my mortgage because of how high the dues are now.
