Every time I've emailed with a repair request, it's been fixed within 1-2 days. CMB is very responsive. Another plus is that FedEx and UPS have keys to the outer apartment door, so even though there's no one around to sign for packages, they will leave them in the lobby or outside your door - very convenient! The building is fairly new and still feels nice. The carpet and furniture is "college friendly" - pretty nondescript, but in Ann Arbor it's hard to expect otherwise. One potential downside is that the rent seems to have been raised quite a bit. I renewed my lease at my initial rental price, but I think they're charging $200-300 more a unit now, which seems a bit overpriced for what they're providing. The tenants are mostly young college kids, so it can get a little rowdy, but I've rarely had trouble with noise. Sometimes on Saturday and Sunday mornings there's evidence of undergrads in the form of trash in the common areas, but it's always cleaned up quickly. Overall, I've really enjoyed my time here. The management is nice and responsive, and you do feel like they care about the building and tenants. And the location is great!

CMB used to be a good company but degraded significantly in recent years. Since they hired Jenny…read moreresponses have been unprofessional, snarky, and just plain rude. The buildings are old and moldy and the rent is high. Maintenance request are not handled in appropriate time frames and Michigan law is regularly ignored. Maintenance staff has even gone through personal belongings and eats resident's food which is extremely disturbing, an invasion of privacy, and leads me to not recommend college aged women live in these units. The heat is turned off before the winter is over which lead to inside temperatures of about 50-60 degrees. Additionally water will be turned off for up to 72 hours without much notice. The trash is also always overflowing as CMB outsources it management to high school students which regularly miss pickups. They are often cited by the city for this issue. Lastly there are only two laundry machines (and one of the two is usually out of service) for buildings of 15 units with multiple residents in each units which leads to confrontations among residents. Despite many emails these issues are not addressed. Overall I would recommend potential residents find another place to live.

At first we were reticent to be with a new company that we didn't know anything about, but Jones quickly showed that they cared and gained our trust. They were always responsive to our questions or requests, and truly cared about making the building a nice place to live. They never did just the bare minimum needed to get by and were willing to invest money and time into our property when necessary. I would highly recommend renting from them if you're looking in Ann Arbor.

I Do NOT recommend renting from this company. Unless you enjoy leaking ceilings, bug infestation…read moreand random unannounced drop ins from your landlord, i would stay away. Repairs were needed almost weekly in the unit i stayed in, as well as the house laundry machine being broken for 2 weeks before a fix. In addition to those things, they unfairly deducted a hefty labor cost from our security deposit. The house was built with poor materials and the renters are expected to cover those costs apparently. Overall had a very poor experience renting from this company and would not want any one to experience the same hassle.

I am a property owner using Foxway for property management service…read more We started together at the end of 2014. We had a meeting mid 2015 to review what was happening, here I asked about getting a new storm door put on the house. They said they had one from another property and would check the size. After a few months I followed up they said it never fit. They never contacted me about replacing with a new door. I asked for a specific model from Home Depot. No response. I asked if they could measure the door so I might order and install myself. Weeks and months went by, no response. Finally I found a $49 charge on my account for the measure. I asked for the measurements. They said "we have them". I asked again to send me the measurements but they never did. This is still an outstanding issue currently (more than 1 year later). Moreover, I'm battling a bigger issue (currently unresolved). There is a water leak in the house and they haven't fixed it. The tenants are not happy because they reported it in the fall of 2016. The management company has done nothing. The tenants stopped paying rent in rebellion. Foxway did not notify me rent was not being paid. In our contract they are to inform me of any issues over $500. Another tedious process of reaching out to them and not having my phone calls returned. Additionally, I started looking into other things. They could not send me a current lease agreement, contact info to the tenants nor pictures of the recent walk through of the home. After more than a month of emails and phone calls I got the lease agreement with the Tenants names. At this point I continued to request the other items with the addition of a monthly rental about what is happening each month at the property. This would include November 2016, however I have yet to see any reports, nor have they fulfilled other agreements to me.

When the last tenants moved out, they had totally trashed the property. These tenants had only been there for 12 months and we had to spend thousands just on cleaning when they moved out. The condition was so bad, two other property management companies took one look at the house and walked away. Our insurance almost dropped us because of the exterior condition. This was extremely surprising as we live in another state, can't view the house ourselves and relied on PMSI to fully manage the property. The maintenance records provided by PMSI showed very regular maintenance happening, we had no idea what the true state of the property was. I had a pretty good year renting an apartment through Cabrio. However, issues began to arise when…read moreit came to their renter's insurance third-party company. The service that they use and choose to pay takes months to add in renters' insurance information, adds extra charges in the meantime, and will not remove the extra charges despite them confirming multiple times that they will. I had called their third-party service multiple times regarding extra charges, and had gotten confirmation from cabrio itself that all of our rent payments were properly taken care of, so I was extremely surprised when I saw a deduction on our security deposit for utility charges that had most definitely been paid. I contacted the property and was informed that we had extra charges, and I repeatedly asked if it was due to insurance charges and if I could be refunded if it was, because the insurance and rent were paid on the same account. After getting some attitude for reminding them of Michigan law regarding withholding a deposit for unauthorized charges, I called cabrio and they told me to call Lease track and they informed me that I would have to call Cabrio and have Cabrio contact Lease Track since I do not have a Lease Track account, but cabrio does. Now I am unsure of when or how I will get refunded, and cabrio appears to have zero concern for the third party they select.
