I listed my father's completely remodeled house for sale with David Chapman Sr. who said there was low inventory for that size house and price in Warren, so it should have sold quickly had it been priced or listed correctly. First, he failed to help me find the proper price point, so I listed it too high. So over the course of the summer (the best buying months), I failed to get offers except one that fell out. He kept dropping the price and a few months later, I asked if he could relist the house so it wasn't buried in the listings and didn't show all the price reductions (which made it seem like there was something wrong with the house, which there was not). He told me it was against the MLA rules (which was completely false per Century 21, who said they do it all the time; either he did not want to pay the relisting fee or did not know how to do it without charges). Finally in December, I relisted it with Century 21 at the proper price and a new listing and it sold almost immediately. When I offered Chapman constructive criticism about these topics, he failed to accept it, and told me he had done everything I had asked, the final insult after months of frustration. Long story short, don't waste your time with this small firm. Go to a big realtor instead. Your house will sell faster, and you'll be much happier in the long run.
